At the heart of Linmere is the Farmstead, a lively
destination to meet, work, shop and play for residents
and visitors.
A large community hall, a nature inspired play park, a cafe,
shops and shared work spaces make this the focal point of
Linmere. This is the hub of the community with activities
from classes and events to coffee and meeting friends, it is
the place to work, rest and play.

DELIVERING OUR VISION

EDUCATION
We are commited to providing quality environments for children to thrive during their
school years
• The Thornhill Primary School extension is the first educational establishment to be
completed at Linmere, it will increase the school’s capacity from 210 pupils to 630
places.
• The Houstone School is under construction in the nearby Kingsland Campus. It will
provide seecondary education for 900 children and will have a sixth form added at a
later date.
• Nursery places will be available within Linmere, meaning local children will be able to
complete all of their years of schooling within their local community.
• A further two primary schools are planned for later phases of the development at
Linmere

HOUSEBUILDING
• Following a design code we have a number of house builders already building at
Linmere
• We are constantly working with large and small housebuilders on new parcels of land
• We always plan to offer a full mix of tenures at Linmere including, homes for sale,
shared ownership, self build, afforadable rent and market rent
• Homes to suit everyone are at Linmere with a range of apartments and houses from
one to five bedrooms
LANDSCAPING, OPEN SPACE AND PUBLIC REALM
• Quality well designed open space and public places, with diverse uses spread
throughout, with spaces for rest and play, managed by the Land Trust charity
• Green corridors and pocket parks are dotted throughout the development for people
and wildlife, providing walkable neighbourhoods with local amenities to hand
• Abundant tree and wildflower planting in the parks and informal green spaces
• Spaces to enavble activity or rest and tranquility for health and wellbeing
• Community allotments will be released in phases during the time of the development
of Linmere.

COMMUNITY
• The Farmstead, the core of the community and a place for everyone to meet
• Fostering ongoing relationships with local schools and community groups
• Supporting our charity partners – Carers in Bedfordshire, Chiltern School, My Farmer

• Linmere is being delivered by the Linmere Consortium, led by Lands Improvement.
• We are taking a masterdeveloper approach at Linmere, delivering strategic
infrastructure, controlling delivery, creating place and managing over the long term.
• A dedicated team of 8 full time staff, all committed to ensuring a high quality and
exciting place is delivered
• We have a longterm view - the last house and play area is just as important to us as the
first, as is the enduring legacy of Linmere over many years to come.
