AUTHORITY AS A LEASING BROKER

This is to formally authorize and grant ALPACORP TRADERS INC. with PRC REBL No. 0003321, represented bying
its Managing Director, Alminalyn L. Pascual (hereinafter referred to as the CompanyManaging Director), this
Exclusive Authority to Lease commencing on February 22, 2023________________________________ until terminated by
expiring upon termination by either party at any time by written notice to the other partyto lease-out, look for a
lessee, negotiate the lease, and/or act as our Leasing Broker for the property using described below,subject to and
with the following terms and conditions:

TERMS AND CONDITIONS OF LEASE

1. The Lease Rental Term shall be for twelve-months. A shorter lease term shall be subject to the Owner’s prior

9. The Tenant is hereby notified to pay the below stated advance payments at the rental rates indicated below
as part of the conditions for move in or as otherwise approved by me:

4. The other terms and conditions of the Lease will be based on the approved Standard Contract of Lease, a
copy to be signed by the tenantwhich can be given upon request.

LEASE GUARANTEE

1. Company does not give any guarantee, written or implied, that the Unit Owner’s property will be leased out
within any specified time.

2. Company shall exert all necessary efforts to have the unit leased-out the soonest possible time.

SECURITY DEPOSITS

1. Security Deposit is set by the Unit Owner and is indicated in this document. The Security Deposit is held and
may be refunded until the determination of condition of content of the rented property after move-out has
been verified.

2. The Security Deposit is intended to protect the Unit Owner from costs incurred due to accidental damages
or theft to the leased premises during occupancy. Security Deposit will be returned upon check-out provided
that there are no charges pending. Charges are assessed to cover damage and unnecessary service calls, if
there is any.

UNPAID BALANCES
1. Upon enrolling of the Unit Owner withto the Company, the Property/Unit Owner warrants to the Company
and the Tenant it represents that there are no unpaid utility bills, arrearages or any outstanding payment
settlement for the unit.

THIRD PARTY LIABILITY

1. The TenantLessee during its occupancy of the Lleased pPremises shall hold tThe Company free from any
damage or liability or responsibility to any person or property arising out if or as a consequence of
the use of the leased premises by the tenantlessee, its agent, employee, domestic helper, guest, or
visitor.

2. Likewise, the Company shall be held free from liabilities in cases arising from non-payment or bounced
post-dated checks of leased rental or filing of ejectment cases.

RESPONSIBILITIES OF THE PROPERTY OWNER

1. Property oOwner or its Authorized representative needs to be present at the scheduled date of ocular
inspection. Units must be in good tenantable condition upon turn over to the Lessee.

2. The Owner aAuthorizes the Company to show the unit to prospective clients at reasonable times and to
coordinate with the Owner village or condominium association on his/her behalf or its representative when
necessary. The Owner Aalso authorizes the Company to process and sign application for RFIDs as well
as Move – In and Move- out of the tenants, and Tenant Info Sheet, together with the processing of
gate passes for delivery and pull-out of things.

3. The Owner shall Pprovide legal documentation on the property when required (CTS, CCT, TCTs, SPAs, proof
of ownership, etc)

4. The Owner Aassumes full responsibility for accepting a lease offer or contract and consult own legal advice
as needed.

5. The Owner or its duly authorized representative mMust be contactable during the listing period and be
responsible to notify the Company in case of change of contact details.

6. The Owner Wwarrants that itthe same is the absolute property owner or has the authority to enter into this
instrument.

PROFESSIONAL FEE

1. Full Professional Fee/Commission must be paid within three (3) days from actual receipt of tenant/s payment
of advance rental and security depositon the day the lease contract is signed where Property owner/
Authorized representative should also receive the security deposits or advances, or the full payment of the
lease as the case maybe.

2. Professional Fee/Commission Rates isare:

a) 100% of 1 month rental for every year of lease over the property payable upon full payment of
deposit and advance rental.
b) If the lease term will be less than one (1) year, the fee shall be prorated, i.e., the fee shall be 25%
of 1 month rental if lease term is 4 months.

Automatically, all RENEWALS and EXTENSIONS that shall take place from the original contract will bind the
Company and the OWNER for the same provisions set herein, including the commission schemes. Collection of
facilitation fees for renewal, in the event that rental has an increase in rate, security deposit, will then be adjusted
accordingly.

NThat notwithstanding the expiration of this Authority, Company shall still be entitled to the commission in case the
tenant the Company secured for the Owner whom previously registered rent tshall renew its lease he above property
within six (6) months from the expiration of thise Aauthority.

I, the undersigned, warrant that I am the owner of the Property or have the authority to execute this contract.
