SPECIFICATIONS

1. SCOPE OF WORK

1.) PREPARATION OF SITE, DEMOLITION AND EXCAVATION

• WORK INCLUDED

The work included in this division comprises the furnishing of all labor, equipment
and other facilities, and the satisfactory performance of all work necessary to
complete demolition of existing structures, the preparation of the site, grading and
excavation shown on the drawing specified herein.

• CLEARING AND GRUBBING

The area within limits of the plans shall be cleared of logs, stumps, rubbish, and
other objectionable matters.

• STAKES AND BATTER BOARDS

Staking shall be established accurately after which the established grades shall be
approved by the engineer before any work is commenced.

• FOUNDATION

No foundation shall rest on fill. When excavation for foundation reveals that the
footing will rest on fill, excavation shall be carried deeper until the desired
stratum is reached for safer bearing power of the soil or must be based from the
structural design of the Civil Engineer who signed and sealed the plans pertinent
to the design

2.) CONCRETE WORKS

• WORK INCLUDED

The work included in this division shall include the complete concrete works for the
structure in accordance with the building code for concrete materials.

• MATERIALS

Portland cement or any government approved cement type shall be used. Gravel
and sand shall be clean, free of objectionable matters.

• USES OF CONCRETE

The following proportion of concrete shall be used unless otherwise indicated in


the drawing:

Class “A” ( 1 : 2 :4) for footings, CHB foundation walls, columns and tie - beams
including slab at second floor

Class “B” ( 1 : 2.5 : 5) for other mixtures if necessary

Mortar cement shall be one (1) part portland cement and( 3) parts sand by volume,
which shall be mixed dry and wetted to proper consistency for use.

• CONCRETE HOLLOW BLOCKS/ Masonry Works

All concrete hollow block walls as shown on the drawings shall have 10mm
diameter vertical reinforcing bars, spaced at 0.60 m on center and 10 mm diameter
horizontal bars at every third layer. All holes of the CHB shall be filled with Class
“B” concrete. Used 4” x 8” x 16” CHB with minimum of 3 layers foundation.

Steel reinforcement shall be STANDARD 12mm size for all columns and
beams. 10mm. steel shall be used for slabs, stirrups and for other reinforcement

•PLASTERING

Combination of scratch and plain smooth cement finish for exterior walls
Plain cement finish shall be used for all interior walls.
Materials, Equipment and labor shall be provided by the CONTRACTOR.

•EXTERIOR WALL ACCENTS

Exterior Tile accents shall be provided by the OWNER. Installation & equipment shall be
provided by CONTRACTOR

•FLOORING

30cm x 60cm or 40 x 40 cm non-slip ceramic floor tiles shall be used Rest Room flooring
per unit. Installation, equipment and maetrials shall be provided by CONTRACTOR.

Ground floor commercial spaces, Balconies, Porches, Service Areas & Terraces shall be
finished with nonskid tiles to be provided and installed shall by the CONTRACTOR

•RESTROOMS

All toilet fixtures and fittings e.g lavatory and water closet per unit and its accessories,
Labor for installation & equipment to be used shall be provided by CONTRACTOR.
Maximum costs lavatory and water closet at five thousand pesos (Php 5,000.)

3.) ROOF

•ROOFING

0.40mm UnionGalva Steel OR DN steel Pre-painted Long Span Rib Type roofing sheets
shall be used.
Ga 24 Pre-painted Gutters shall be 12 inches in width.
5mm thick, double sided foam type insulation of the roof area shall be installed.
All of the above materials shall be supplied and installed by the CONTRACTOR.

•ROOF FRAMING

Structurally designed trusses and rafters, purlins shall be of STEEL. Steel purlins shall be
2” x 3” x 1.2 mm thickness in size. Rafters shall be a 2" x 4" x 1.4 mm size steel purlins or
as per design of the Civil Engineer
All Items above mentioned shall be supplied & installed by the CONTRACTOR

4.) PAINTING WORKS

•PAINTING of SURFACES

For exterior walls, one coat of primer and two coats of Davies Sun & Rain
Elastomeric, ready mixed, semi-gloss paint shall be applied by hand or roller. For all
interior walls, one coat concrete putty and two coats of Boysen or Davies semi gloss latex
ready mixed paint shall be applied. Materials, Equipment and labor for painting shall be
provided by the CONTRACTOR.

5.) ELECTRICAL

•ELECTRICAL WORKS

All interior electrical outlets and switches shall be of Panasonic (Japan) brand Wide Series
white color only.
An Automated Circuit Breaker type of safety device shall be used. ¾" and ½" Polyflex
(orange) ducts for all electrical conduits.
Lighting outlets shall be 3 1/2 x 3 1/2 receptacle type.
All exterior electrical outlets shall be weatherproof, Eagle brand.
Royu brand wiring shall be used. For all outlets including aircon outlets, 3.5mm diameter
THWN stranded wires shall be used. For all lighting outlets, 2.0mm diameter THWN
stranded wires shall be used.
All interior lighting fixtures per unit shall be provided by the TENANTS. All exterior and
perimeter lighting fixtures shall be provided by the OWNER.
Wirings for Telephones, Cable Channel CCTV & Intercom shall be provided by the service
providers based on agreement entered into or between the service providers and the tenants.
6.) PLUMBING

•PLUMBING AND DRAINAGE

Water lines and sanitary lines shall be made of 1/2 inch PPR pipes and UPVC pipe
respectively. Each unit is provided with septic tanks or as per detail or specified in the
plumbing plans. Labor and Equipment shall be provided by the CONTRACTOR.

7.) OTHERS

•DOORS

Roll up doors will be provided per unit by the contractor including restrooms doors per
unit. Door jambs are of plain cement finish.

Doorknobs for all doors of silver or chrome type or equivalent shall be supplied and
installed by the CONTRACTOR

•WINDOWS
All windows, either sliding or awning type shall be of aluminum sun bronze material to be
supplied and installed by the CONTRACTOR.

•CEILING WORKS

Ceilings shall be plain type


Material for the ceiling shall be FCB with thickness of 9mm
Galvanized metal furring ceiling joists shall be used.
Ceiling for the exterior shall be made of Hardiflex with vent slats
All of the above materials shall be supplied and installed by the CONTRA CTOR.

8.) WARRANTY - GUARANTEE

The Civil Engineer reserves the right to approve or disapproved any materials uses
of workman employed by the owner or contractor in the construction of this
particular project.
