the landowner “proffers” or voluntarily
incorporates 1 or more of 14 specified features that
are in the town’s interest, which include:
*Additional open space
*Recreational facilities
*Land dedication to town parks or greenway
*Affordable housing

bonuses (maximum 60%) for planned unit developments (PUDs)
*Energy-efficient housing - up to 40% bonus
