DEED OF EXTRA-JUDICIAL SETTLEMENT OF ESTATE WITH SALE

WITNESSETH:

That the above-named parties, all of legal age are the legitimate children and
sole surviving and legal heirs of the deceased Spouses Severiano Pallarca Marcelo,
who died on September 1, 2009 in Manila and Celia Cajucom Marcelo who died on
April 22, 2016 in Caloocan City a Certified True Copy of the Death Certificates of both
deceased is hereto attached marked as Annex “A” and “B” hereof;

That both spouses died intestate leaving no will or any known debt to any
person or entity, public or private which have not been settled;

That the deceased spouses at the time of their death left the following real estate
properties which are all conjugal and owned in common by the afore-named deceased
spouses, which real estate properties are more particularly described hereunder as
follows, to wit:

That a true copy of the Extra-Judicial Settlement have been published once a
week for three (3) consecutive weeks in Pilipino Star, a newspaper of general circulation
as Certified by the said newspaper;

That the parties hereto being all of legal age and with full capacity to contract,
hereby extra-judicially settle the above-described real estate properties;

That it is mutually agreed upon by the heirs to divide, partition and adjudicate
equally among them, the afore-described real estate properties and to sell or dispose
the same when necessary, sharing likewise, equally among themselves.

That pursuant to Sec. 1, Rule 74 of the Revised Rules of Court of the Philippines,
and the parties herein being all of legal age, they have agreed to divide as they hereby
divide and adjudicate, the real properties, above-described as follows:

That they hereby affirm that they have executed the foregoing instrument out of
their own voluntary free will without force, intimidation or violence upon their person.
That they have hereby received their just and proper share and have no claim or
demand against each other.
