INTRODUCTION

A hotel is an establishment that provides lodging paid on a short-term basis. The provision of
basic accommodation, in times past, consisting only of a room with a bed, a cupboard, a small
table and a washstand has largely been replaced by rooms with modern facilities, including en-
suite bathrooms and air conditioning or climate control. Additional common features found in
hotel rooms are a telephone, an alarm clock, a television, a safe, a mini-bar with snack foods and
drinks, and facilities for making tea and coffee.
Luxury features include bathrobes and slippers, a pillow menu, twin-sink vanities, and Jacuzzi
bathtubs. Larger hotels may provide additional guest facilities such as a swimming pool, fitness
center, business center, childcare, conference facilities and social function services.
Hotels are of many types but there is something more about 5 star hotels. Five-star hotels are
properties that offer their guests the highest levels of luxury through personalized services, a vast
range of amenities, and sophisticated accommodations. Though there is no standard rating system
for hotels, properties earn five-star distinction by providing guests experiences that meet or
exceed even the highest of expectations for comfort, décor, and luxury.
An Overview of Ayodhya
Ayodhya is a part of the Great Northern Plains and is situated on the southern bank of the river Saryu.
The city is located adjacent to Faizabad, which is less than 10 km away and has a rich history of its
own. Faizabad was the first capital of the Nawabs of Awadh; it has monuments such as the Tomb of
Bahu Begum and Gulab Bari. In comparison to the city of Ayodhya, Faizabad has better infrastructure
and better accessibility. In 2018, the district of Faizabad, which included Faizabad city as well as
Ayodhya, were renamed Ayodhya district; however, Faizabad city continues to be the main hub of
commercial activity. The city has its own railway junction, which is on the same line as the Ayodhya
railway junction. Both Ayodhya and Faizabad are approximately 136 km east of Lucknow, 134 km
west of Gorakhpur, 198 km north of Varanasi, and 243 km north of Prayagraj.

NEED OF FIVE STAR HOTELS IN INDIA :-

Hotels today have become such a popular and profitable business, that now they are recognize as an
industry. The large and increasing flow of tourist coupled with rapidly changing social and cultural
life of Indian community at large has resulted in great demands for hotels.
The aim of the study is to explore and evolve the most appropriate strategy towards application of
green building principles in a hotel design

OBJECTIVES :-

 To design a five star hotel with emphasis on contemporary style and create spaces for people of various
categories of business, vacation and tourists to spend more with pleasure and luxury close to nature.
 To evolve and innovative space, comprehensively the functional and spatial research between the each
function and spacesinvolved.
 To establish approximate relationship between various parts of the hotelcomplex.
 To provide visual refreshment.
 To provide the best hospitality, while promoting functional efficiency of spaces and Circulation.
 To evolve and innovative space , comprehensively the functional `& spatial relationship between each
function and thespaces.

LOCATION:
The site is near the banks of holy river Saryu in the Indian
state of Uttar Pradesh. the site is 3.48 hectare (8.61 Acres).

ACESSIBILITY:

•BUS STAND- The site is at a distance of 800m with a


travel distance of 2 minute. from Ayodhya bus station.
• RAILWAY STATION- The site is at a distance of 3.2
km with a travel distance of 8 minute. from Ayodhya
railway station.
•AIRORT- The site is at a distance of 12 km with a travel
distance of 17 minute. from Ayodhya Airport.
CLIMATE OF AYODHYA

In Ayodhya, the climate is warm and temperate. The summers are much rainier than the
winters in Ayodhya. This location is classified as Cwa by Köppen and Geiger. The average
temperature in Ayodhya is 25.0 °C | 77.0 °F. Precipitation here is about 1135 mm | 44.7 inch
per year.The given location is in the northern hemisphere. -> The particular spot is situated in
the upper half of the planet. Summer begins here at the end of June and ends in September.
The months of summer are: June, July, August, September. The best time to visit is March,
October, November.

ZONING CLAUSES :
• The condition laid down below shall be fulfilled in addition to the Building requirements contained in the Ayodhya
Development Athourity (building) rules 2018.

USES PERMITTED :
•The site shall be used as a hotel, supporting retail facilities.
GROUND COVERAGE :

• Maximum ground coverage shall not exceed 40% of the plot area.
•At least 50% of the site area not covered by the building shall be used for open parking, remaining area shall be
landscaped .
FLOOR AREA RATIO :
• The F.A.R allowed is 2. 0 (as per zoning plan of ADA)
BASEMENT :
•No restriction on the number of basement and height of basement.

•Basement can not be used habitable purposes and its area shall not count towards F.A.R.
BUILDING SET-BACK & HEIGHT :

• Height of the boundary wall along the sides Shall be 3’-0” solid and 3’-0” high railing on it.

• The area of the gate post , if provided shall not exceed 100 sq.Ft. And height restricted to 9’-9”.
•Entries to the site shall be recessed by 10’-0” to provide enough space for safe entry & exit.
•Building shall be constructed with in area shown thus permissible height of the building shall be 70mt.
Subject to the clearance from the air port authority.
•The maximum shall include “the highest level of flues, ducts, water storage tank mumties , domes , Lift
rooms etc. or any other structure Constructed on top floor.
•Set back shall not be less than 1/3 height of the building or as shown on the zonal plan.

AREA NORMS FOR PARKING :

Commercial facility – 2 ECS per 100 sq mt.


Hotel facility – 1 ECS per every 2 room (as per NBC norms).

• The huge demand of five star hotel is there, so that it can be served to the businessmen and foreign visitors.
• Promotes the social cultural and economic Activities.

• Excellent accessibility and visibility at city level.
• Located within 15 to 20 mints driving time from all Major city level land marks in Ayodhya.
THREADS :
Over time increase in such project will lead into severe competition.
INFERENCES :

• All the studies and bye laws clearly depictthe Opportunities in Ayodhya.

• A modern structure with all the facilities depicting the modern India should be made.

• It will be a high rise structure as height restriction is 70 mt. So near about 60-65 mt. Will be build.

• The structure has to be iconic.

• Soil being alluvial is very suitable for Beautiful landscaping challenges.

• A five star hotel is a completely self supported unit but in order to reduce the load on the mechanical
means climate consideration has to be taken into account like heat reflective anti glare glass can be used
etc.

SERVICES
• Due to movement of vehicles on the road favorable entry/ exit is sorted out.
• Site is 0.75m below road level so water logging problem will occur.
• Sewer line runs through the south west side of the plot.
• No vegetation is present on the site so lot of greenery is to be given.
• Soil is sandy.
• The building should be oriented in such a way, that a max. No. Of opening should get the natural light.
• Zoning should be such to trap north west winds in summer or provided a water body.
• Whole hotel building should have divided in two parts front of the house which is a public area and back of the
house which is the staff and services area.
• Lobby should be easily accessible from main lobby.
• Banquet halls should have separate entry and exit.
• Toilet for two adjacent guest rooms should have common duct for the waste disposal, and should have separate
exhaust ducts, which connects to service floor.
• North – west skyline for the site is (at present) is of mahamaya inter college.
• Amity university, mahamaya inter college, ugcc (under construction) are the landmarks.
• Service elevators should be near to kitchen.
• Main kitchen should place bottom most level for better circulation of food.
• Laundry and food service lifts should be separate to maintain hygiene.
• L.P.G. Supply pipes- where gas pipes are running in buildings, the same shall be run in separate shafts exclusively
for this purpose and these shall be on external walls, away from the staircases.
• L.P.G. Distribution pipes should always be below false ceiling.
