Nastasi & Associates Consulting Engineers have been commissioned to undertake a


structural investigation and provide the report for the property mentioned above.

Nastasi & Associates representative inspected the property on the afternoon of 13th
February 2023. Our investigation was based on a visual non-destructive inspection.

The purpose of this report is to provide the scope of work for repairs and upgrades of
drainage at this property.

Observations

During this inspection, we observed the following:

• The dwelling is a single storey brick veneer perimeter wall supporting a timbered framed
terracotta tiled hip roof.
• The dwelling accommodates a garage within the subfloor area located about the
southern alignment of the dwelling.
• The garage external wall function as a retaining wall which does not comply with AS
4678 Earth Retaining Wall Structures.
• The perimeter garage wall was saturated and the absence of proper drainage causing
the ponding of water within the garage.
• Localised buckling of the garage external wall and buckling of the engaged pier were
observed in the garage area due to lsteral movement.
• The bearer supported on the southern garage wall has deflected due to joists load, and
the lack of adequate support through engaged brickwork piers.

Discussion

The ingress of the water to the garage and the subfloor is mainly due to the surface run-
off from the council owned reserved land, towards the property which slopes towards the
garage. Due to the absence of an adequate subsoil drainage system on the western and
southern boundaries, the water pools against the property. Construction of surface and
subsurface drainage will divert the water away from the property to an existing
stormwater pipe.

The distress in the southern garage wall is primarily due to the original construction
issue as the single-skin wall acts as a retaining wall. The construction of a new retaining
wall will resolve the issue.

The bearer supported on the southern garage wall has defelcted due to the joists load,
and inadequate support. The existing engaged brick pier spacings of 1.75m to 2.1m are
inadequate to support the floor bearer with the current loads, therefore additional
engaged piers are required to decrease the span of the existing bearers and therefore
the deflections.

Proposed Scope of Works

• Construct a deep subsoil drainage along the western side within the lawn area adjacent to
the footpath to intercept any subterranean water flowing down by gravity. Subsoil drainage
includes a 400mm minimum depth of agg line drainage with blue metal filled as shown in
Figure 1. Agg line to be connected with the existing stormwater system.

• Install a concrete “V” or dish drain to intercept the water coming along the south side within
the area adjacent to the footpath/ stair to intercept any subterranean water flow down by
gravity. The depth of “V” or dish drain should be 200mm below the footpath/ stair.

• A concrete retaining wall adjacent to the southern wall of the garage is required to be
designed to transfer load coming from the southern end of the retained soil as shown in
Figure 1. The detail of the retaining wall is shown below. Refer to Appendix B.

• The existing engaged brick pier spacing of 1.75m to 2.1m appears inadequate to support
the floor bearer, therefore additional engaged piers are required to be installed on the top
of the proposed concrete retaining wall. Refer to Appendix B.

• Construct a deep subsoil drainage within the garage parallel to the perimeter (southern)
wall to intercept any subterranean water flow down by gravity. Subsoil drainage includes a
100 agg line with blue metal filled as shown in Figure 1.

• Construct weep holes with screen on the existing garage southern wall, 50 mm above the
level of the existing footpath /stair @2m C/C to release the additional pore water pressure
coming from any subterranean water flow down by gravity.
