DEED OF ABSOLUTE SALE

Know All Men By These Presents:

This DEED OF ABSOLUTE SALE, made and executed this March 23,
2022 in the City of Naga, Philippines by and between:
THE ROMAN CATHOLIC ARCHBISHOP OF CACERES, a corporation sole
organized and existing under the laws of the Republic of the Philippines, with
official address at The Archbishop’s Residence, Elias Angeles St., Naga City
represented in this act by MOST REV. ROLANDO J. TRIA TIRONA, OCD., D.D.,
hereinafter referred to as the SELLER.
And
MA. GRACIA I. VALER, of legal age, Filipino, single and with residence
and postal address at Ilawod, Caramoan, Camarines Sur, hereinafter referred
to as BUYER.
Witnesseth

1. That the SELLER is the absolute and registered owner of the parcel of
land situated at Caramoan, Camarines Sur his title thereto being
evidenced by the Transfer Certificate of Title No. 080-2018000023
issued by the Register of Deeds of the Province of Camarines Sur
more particularly described as follows:

2. For and in consideration of the sum of Forty Nine Thousand Six


Hundred (P49,600.00) Philippine Currency, paid by the BUYER to the
SELLER to his entire satisfaction, the SELLER has sold, transferred and
conveyed as it is by these presents SELLS, TRANSFERS AND CONVEYS,
absolutely and perpetually to the BUYER, his heirs, successors and
assigns, the above-described parcel of land, free from all liens and
encumbrances; and with the condition that the buyer or any of
his/her successors-in-interest shall not construct, nor permit the
others to construct any structure nor allow any activity to be done in
the subject lot that would be inimical to the interest of the Catholic
Church;

3. All expenses of the Sale, including capital gains tax, documentary


stamp tax, registration fees and other expenses, shall be for the
exclusive account of the BUYER.

4. That the aforesaid real property is not tenanted; adjoining owners


were notified pursuant to the provisions of the New Civil Code; and
the SELLER hereby warrants the peaceful enjoyment and physical
possession of the above-described property free from all claims, liens
and accrued obligations and encumbrances.

5. The SELLER warrants that the above-described parcel of land is


residential, not mortgaged, free from all liens and encumbrances.

IN WITNESS WHEREOF, the parties have hereunto set their hands


at the place and the date first above written.

E0560MIV20000-7 known to me and to me known to be the same
persons who executed the foregoing Deed of Absolute Sale and they
acknowledge to me that the same is their free and voluntary act.
I certify that the foregoing instrument of three (3) pages including
this page where the acknowledgement appears and had been signed by
the parties and their instrumental witnesses on each of every page and
refers to as the Deed of Absolute Sale covering a parcel of land located at
Caramoan, Camarines Sur.
