This DEED OF ABSOLUTE SALE is made, executed and entered into by:
JOAN W. IBASCO, of legal age, Filipino married to RAMON C. IBASCO, of legal age, Filipino and both a resident of No. 1 Rosita King St., Barangay 4, Purok 4,
Daet, Camarines Norte, hereinafter referred to as the “SELLER”.

FAUSTINO T. TESORERO, JR. single, of legal age, Filipino and a resident of Block 1 Lot 13, Montefaro East Village, Carsadang Bago 2, Imus, Cavite, hereinafter
referred to as the “BUYER”.

        WHEREAS, the SELLER is the absolute and registered owner of a parcel of land together with the house improvements constructed thereon located at Block 31,
Lot 2, Montefaro West Village, Barangay Bucandala, Imus City, Province of Cavite, with an area of FIFTY SQUARE METERS (50 SQM) more particularly

TO JUNE 11, 1908 AND THAT OF THE CONS. & SUBD. SURVEY, SEPT. 15-30, 2006 & WAS APPROVED ON DECEMBER 11, 2006.

WHEREAS the SELLER is willing to sell and the BUYER is willing to buy the above mentioned property.
NOW THEREFORE, for and in consideration of the sum of TWO MILLION EIGHT HUNDRED THOUSAND PESOS ONLY (Php2,800,000.00) Philippine
Currency, receipt of which is hereby acknowledged, does hereby SELL, TRANSFER, CONVEY and DELIVER in a manner absolute and irrevocable, in favor of the
BUYER, their heirs, assigns, successors-a-interest, the property above described, free from all liens and/or circumstances whatsoever.
That the SELLER hereby warrants its title and ownership on the said parcel of land and all improvements thereon per Transfer Certificate of Title No. 057-
2014046188 herein sold to the BUYER.

WHEREAS, any and all expenses incidental to the registration and conveyance of the title from the name of the SELLER to the name of the BUYER such as

Capital Gain Tax shall be for the account of the SELLER, while Documentary Tax, Transfer Tax, Registration Expenses and the like shall be the sole and

exclusive account of the BUYER.

NOW THEREFORE, for and in consideration of the above agreement, between the BUYER and the SELLER, the SELLER DO HEREBY SELL, TRANSFER, and

CONVEY by way of Deed of Absolute Sale unto the said BUYER, his heirs and assigns, the certain parcel of land from all liens and encumbrances of whatever

nature including real estate taxes as of the date of this deed.
