JLT NORMAL FIT-OUT APPROVAL REQUIREMENTS

Tenant Fit-out – Own Business for Commercial Offices

1 NOC from Tower Developer OR Owners’ Association OR Tower Management company- verify if the unit is the same as per the proposed projectcheck date, tower unit number,
client, with stamp and sign

2 NOC from Landlord allowing tenant for Fit-Out- should come from owner (as per title deed) not mandatory

3 Unit Title Deed OR Ownership Certificate - verify if the unit is the same as per the proposed project, area (sqft) should match in application, check if the unit
owner is matching as per the tenancy or Ejari
Valid Tenancy Contract OR Ejari-verify if the unit is the same as per the proposed project, check if the unit owner is matching as
4 per the title deed and tenant is matching as per DMCC license, ensure document is valid

5 Contractor’s Appointment Letter from Tenant company - Client company letterhead, sign & stamp with project tower & unit number with date, should show the
appointed contractor name matching who did the submission.
Valid DMCC Trade License OR valid DMCC Provisional Approval Letter for New Company Registration -Activity and location should match the
6 client/tenant detail. You can verify in activity if this will be office/retail. Ensure the document validity.

DMCC approved SR # for address amendment if location mentioned on DMCC license is not matching with proposed fit-out premise. -please request the client to
7 provide the SR number. If the client provide SR #, check with AOFC team if the SR is ok to proceed. Request the screen shot of SR then upload in "UPLOAD
DOCUMENT" in portal.

Detailed Scope of Work/BOQ on Contractor’s letterhead, stamped and signed on all pages by Contractor including project duration and date. -key point of checking if the
8 submission will be minor/normal. Detailed scope of work with client company name, Tower & unit number. If you think it fall on minor, verify the drawing (Shell and
core, full height partition with ceiling modification, work on height, multiple glass partition even low height (300mm gap in false ceiling) will be categorize as Normal)

Drawings – All drawings must be made with proper dimensions and clear legend with Contractor stamp, company
name, unit number and tower name mentioned. Proper scanned drawing with tower management stamp and
approval must be uploaded on the portal.
1 Key Plan of entire floor showing respective unit
2 Existing and proposed partition layout
3 Proposed furniture layout (only office operation set-up allowed)
Proposed reflected ceiling plan indicating ceiling material specification, all MEP

fixtures/devices, and mention level difference, if any.
5 Proposed flooring layout
6 Proposed sectional elevation drawings
7 Proposed lighting layout
8 Proposed power layout plan with DB, power socket, floor boxes location and looping shown
9 Existing and proposed electrical load schedule with DB section detail
10 Existing and proposed fire alarm, emergency light and exit light layout
11 Proposed firefighting layout
12 Proposed HVAC layout with VCD and supply/return diffuser mentioned
13 If applicable, proposed water supply layout
14 If applicable, proposed drainage layout indicating floor traps
15 If applicable, proposed demolishing layout
16 Others (if any):
