DEED OF PARTITON

 
KNOW ALL MEN BY THESE PRESENTS:

This PARTITION AGREEMENT is made, executed and entered into by:

MENANDRO R. TABLANTE, Filipino, married, and with residence and

permanent address at No. 4A Peaceful Lane Sanville Subdivision
Tandang Sora, Quezon City, hereinafter referred to as the FIRST PARTY;

and

SPS WILFREDO and JAIMIE MARISE LIWANAG with residence and

postal address at 298 Tawiran St., Bgy. Panasahan, Malolos City,
Bulacan; hereinafter referred to as the SECOND PARTY;

That BOTH PARTIES became co-owners of a parcel of land by virtue of a DEED

OF ABSOLUTE SALE dated April 10, 2019 docketed as Doc. No. 189; Page No. 39;
Book No. CXXV; Series of 2019 of Notary Public of Pasig City ; Atty. Renato De Jesus.

Said property is covered and embraced by Transfer Certificate of Title PT 14-

1882 located at No. 27 Bartville St., Bartville Subdivision, Pasig issued by the Registry
of Deeds, City of Pasig containing a total area of 205 SQUARE METERS, more or less,
and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. PT 14-1882

 
    A parcel of Land (lot 9, Block 1 of the subdivision plan (LRC) Psd
– 134483, being a PORTION OF Lot 5-E-1,LRC Psd-133571, L.R.C.
Cad., Rec. No. 23514, situated in the Bo. Of Santolan, Pasig, Prov. Of
Rizal, Is of Luzon.. Bounded on the NE., pts. 3-4 by Lot 8, Blk 1; on
the SE Pts. 4-1 by Road Lot; on the SW Pts 1-2 by Lot 10 Blk 1; all of
the subd. Plan; and on the NW Pts. 2-3 by Blk 1, by Property of
Vivencio Cruz. Beginning at a pt marked “1” on plan, bearing S. 10
deg. 25’W., 1962.68 m from BLIM # 1, Mun. Of Marikina, Prov of Rizal,
thence N. 78 deg 25’W., 17.0 m to pt. 2; Thence N. 11 deg. 35’E.,
12.12 m to the pt. 3; thence S. 78 deg. 25’E., 17.0 m to pt. 4; thence S.
11 deg. 35’W., 12.12 m to the pt. Of beginning; containing an area of
205 sq.m. more or less is registered in accordance with the
provisons of the Property Registration Decree in the name of
GABRIEL SANTIAGO DELOS REYES JR. Married to CORAZON
VALDEZ DELOS REYES.

That for purposes of this partition agreement, the above described parcel of land
was subdivided into two equal lots, in accordance with Psd-; the sepia copy, blue

prints and approved technical description are hereto attached and made integral part
hereof;

That the above named parties have agreed to terminate their existing community
ownership and their respective shares and participation be adjudicated to them;

That the Parties named above have agreed to partition the above-described
parcel of land in the manner as follows:

Unto MENANDRO R. TABLANTE his heirs and assigns LOT 27B of Psd
- containing an area of 103 SQUARE METERS more or less;

Unto SPS WILFREDO and JAIMIE MARISE LIWANAG their heirs and
assigns LOT 27A of Psd - Containing an area of 103 SQUARE
METERS more or less;

That it is hereby requested that new Transfer Certificate of Titles be issued in the
name of above-named co-owners in accordance with this partition agreement.

IN WITNESS WHEREOF, the parties hereto have signed this DEED OF
