RECTIFICATION DEED

TO THE SALE DEED DATED [] (REGD NO. [] OF [])

This Rectification Deed, (hereinafter referred to as the “Deed”) to the Sale Deed dated []
(Regd. No. [] of []) is made and executed on []th day of [] 2021 at [], State of Telangana
by and between:

BY AND BETWEEN

[], aged about [] years, son of Mr. [], residing at [], and having PAN No: [].

(hereinafter to be referred to as the “First Party” which term shall unless repugnant to the
meaning or context thereof be deemed to mean and include all its successors, legal
representatives and administrators and permitted assignees of FIRST PART)

AND

[], aged about [] years, son of Mr. [], residing at [], and having PAN No: [].

(hereinafter to be referred to as “Second Party”, which term shall mean and include all its
successors, legal representatives and administrators, assignees etc. of the SECOND PART)

(First Party and the Second Party are hereinafter jointly referred to as ‘Parties’ and
individually as ‘Party’)

RECITALS:

WHEREAS:

A. The First Party and the Second Party had earlier entered into a Sale Deed dated []
bearing registered document no. [] of [] (registered at the Sub-Registrar’s Office at
[]) (“Sale Deed”) transferring, conveying and assigning, absolutely and forever in
favour of the Second Party, land admeasuring Ac. []-[] Guntas or [] sq. yards.
bearing Municipal No. [] in Survey No. []situated at [] Village, [] Mandal, []
District (which land is defined as the “Schedule Property” hereinafter) which was
then owned by First Party.

B. The Parties have now observed certain discrepancies that had crept in to the
abovementioned Sale Deed in the Schedule of the Sale Deed at the time of its
execution and registration due to oversight and the said Parties have accordingly
agreed to enter into this Deed to rectify the said discrepancies and to record certain
terms and conditions as regards the Sale Deed.

NOW THEREFORE, in consideration of the foregoing premises and of the mutual


agreements and covenants hereinafter contained, and for other good and valuable
consideration, the receipt and sufficiency of which is hereby acknowledged, the Parties agree
as follows:

rectified as set out below:

2. First Party acknowledges, confirms and ratifies any lawful actions, deeds or otherwise
undertaken by the Second Party till date specifically in relation to any of the absolute
ownership and possession already granted to the Second Party under the Sale Deed (as
rectified by this Deed).

3. First Party hereby acknowledges that this is purely a Deed being executed for
rectifying certain discrepancies in the Sale Deed and no separate payment has been
made to it in consideration of its agreements, confirmations and undertakings in the
Deed and the consideration already received by it in terms of the Sale Deed
constitutes adequate consideration.

4. Unless the context requires otherwise, capitalised words and expressions used and
defined in this Deed shall have the meaning attributed to them in this Rectification
Deed, and where not defined in this Deed, shall have the meaning attributed to them
in the Sale Deed. The Sale Deed shall stand rectified as set out herein and the other
provisions of the Sale Deed, except as rectified by this Deed shall continue in full
force and effect. The Parties agree that the terms / rectifications included in this Deed
shall supersede and take precedence in the event there is any conflict or dispute with
respect to the terms or conditions of the Sale Deed or any other previous agreements,
representations, understandings and discussions, whether made orally or in writing,
between the Parties.

5. The Parties agree to take all such steps and carry out all the deeds and actions, as may
be necessary, to give effect to this Deed.
