Functions of Facilities Management at Strategic Level


 Defining overall strategic, policy making, setting guidelines for Facility
 Define FM strategy in compliance with the organization’s strategy
 Initiating policies for service level agreements (SLAs) and the monitoring of Key
Performance Indicators (KPIs)
 Managing the impact of facilities on the primary activities, external environment and
community
 Maintaining relations with authorities, lessees and tenants, strategic partners,
associations etc
 Supervision of FM organization
Functions of Facilities Management at Tactical Level
 Planning and control of individual FM functions for performance as per the
set target
 Developing business plans
 Translating FM objectives into operational level requirements
 Use of service level agreements, KPIs – (Key Performance Indicators)
(performance, quality, risk and value)
 Contracts Managements, Projects and Processes
 Optimizing on the use of resources
 Benchmarking, adapting to and reporting changes
 Short to medium term targets such as costs, OSHA compliance etc
 Communication with internal and external service providers on a tactical
level
Functions of Facilities Management at Operational Level
 Concerned with ensuring day to day operations of the organization is carried out
effectively and efficiently
 Activities include the operation and upkeep of overall physical resources in order to
maintain the good condition and appearance of the work place, add value to physical
resources and provide a safe and healthy environment
 Tasks at this level have a short-term scope, involve specific processes, simple and
direct such as cleaning, repairs etc
 Secure arrangements for such routine operations are the bedrock of good FM
practice
