This AGREEMENT OF SALE is made and executed on this the ____

108, 23-25, North Rocks Road, Noth Rocks, NSW-2151.

(Hereinafter called the “VENDOR/LANDOWNER” which term shall mean


and include all his/its/their heirs, executors, administrators, legal
representatives, nominees and assignees of the First Part.)

Gandipet Mandal, Ranga Reddy District., Telangana. -Aadhar
No.4799 4504 1429. Pan No.ASQPV2733F

(Hereinafter called the “VENDEE” of the SECOND PARTY).

Which expression the VENDOR and VENDEE shall mean and include all
their legal heirs, executors, legal representatives, administrators,
successors and assignees etc.,

WHEREAS the VENDOR is sole and absolute owner and peaceful


possessor of the Flat No.301, Third Floor, House No.4-115/301 (PTI
No.1261310520), of “PHANI PLAZA” Admeasuring 1195.00 Square
Feet including common area and Car Parking along with undivided share
of Land admeasuring 30.00 Sq.Yards, (out of 300.00 Sq.Yards) on Plot
No.115, in Survey Nos.61, 62, 64, 65, 67, 68/1, 68/2, 69, 69/1, 70,
70/1, 71, 72, 72/1, 73, 76, 77, 85, 85/1, 86, 94, 120, 121, 122, 123,
124, 125 and 126, Situated at PUPPALGUDA VILLAGE, Manikonda
Municipality, Gandipet Mandal (previously known as Rajendranagar
Mandal), Ranga Reddy District, T.S., having purchased the same through
a Registered Sale Deed Document No.5854/2012, Registered at SRO
Gandipet, Ranga Reddy District., Telangana.

WHEREAS the VENDOR through GPA Holder have offered and


agreed to sell the Flat No.301, Third Floor, House No.4-115/301 (PTI
No.1261310520), of “PHANI PLAZA” Admeasuring 1195.00 Square
Feet including common area and Car Parking along with undivided share
of Land admeasuring 30.00 Sq.Yards, (out of 300.00 Sq.Yards) on Plot
No.115, in Survey Nos.61, 62, 64, 65, 67, 68/1, 68/2, 69, 69/1, 70,
70/1, 71, 72, 72/1, 73, 76, 77, 85, 85/1, 86, 94, 120, 121, 122, 123,
124, 125 and 126, Situated at PUPPALGUDA VILLAGE, Manikonda
Municipality, Gandipet Mandal (previously known as Rajendranagar
Mandal), Ranga Reddy District, T.S., to the VENDEE for a total sale
consideration of Rs.48,00,000/- (Rupees Forty Eight Lakhs only) and
the VENDEE have agreed to purchase the same for the said sale
consideration.

WHEREAS the VENDEE have paid a sum of Rs.4,80,000/-


(Rupees Four Lakhs and Eighty Thousand Only) Paid through Online
Transfer, as an advance amount, to the VENDOR and the VENDOR
hereby admit and acknowledge the receipt for the same to the VENDEE.

WHEREAS the VENDEE have agreed to pay the remaining balance


amount of sale consideration of Rs.43,20,000/- (Rupees Forty three
Lakhs and Twenty Thousand Only) will be paid 45 days from this date
of Sale agreement, both the parties have agreed the same and the
VENDOR have agreed the said manner.

WHEREAS the VENDOR hereby declare that the said property is


free from all encumbrances, charges, court attachments etc., Whereas
the VENDOR hereby declares that he has agreed to clear all taxes due in
respect of the said property upto date of registration, (i.e. Property Tax,
Water Tax, Electricity Taxes etc).

That until the payment of full consideration as agreed before within


the Schedule time the vendor shall be entitled to enter into schedule
property TO HOLD AND ENJOY the same absolute with all rights and
interest. The FIRST PARTY will perform registration to the purchaser on
demand in favour of the PARTY OF THE SECOND PARTY.

THAT the Second Part i.e, the Vendee hereby declare that he
satisfied with the title and other relevant documents in respect to
schedule property.

That the Vendor hereby promise to the Vendee that there is no


subsisting agreement with third parties and that the Vendor entitled to
sell the Flat property and no other persons has got any right or interest
or whatsoever in and over the said property.

THE VENDEE have agreed to bear all expenses including the


Stamp Duty for the registration and execution of GPA, agreement of sale,
Special Power of Attorney, Sale deed or any other related documents.

The VENDOR hereby declares the said property has not entered
into any Sale Agreement or Registered in favour of any other party by
knowingly or unknowingly. If any future dispute arises by any third party
the VENDOR will be held responsible for all causes, costs and damages.

Feet including common area and Car Parking along with undivided share
of Land admeasuring 30.00 Sq.Yards, (out of 300.00 Sq.Yards) on Plot
No.115, in Survey Nos.61, 62, 64, 65, 67, 68/1, 68/2, 69, 69/1, 70,
70/1, 71, 72, 72/1, 73, 76, 77, 85, 85/1, 86, 94, 120, 121, 122, 123,
124, 125 and 126, Situated at PUPPALGUDA VILLAGE, Manikonda
Municipality, Gandipet Mandal (previously known as Rajendranagar
Mandal), Ranga Reddy District, T.S., and bounded as follows:-
