THIS AGREEMENT OF "LEAVE AND LICENSE" made at AHMEDABAD
on Between Mrs. SHIKlfA JAIN Resident at: 1054, GYAN
NAGAR HIRAN MAGARI SECTOR NO 3 UDAIPUR RAJESTHAN-
313001. (Hereinafter called the Licenser, which expression shall unless
excluded by or repugnant to the content include their heirs, successors
executors, Administrators legal representatives and assignees) of the ONE
PART

Mr. SIDDHARTH DILIP JAIN (Having their contact Address) A-44,


BAKHTAEWAR RAM NAGAR, NEJ,<A AJiT Ci.UB, INDOR,
MADHYA PARADESH-452018. ' (Hereinafter called the Licensee, which
expression shall unless excluded by or repugnant to the content include their
heirs, successors executors, Administrators legal representatives and assignees)
ofthe OTHER PART.

That the LICENSER here by allows the Licensee to use the following described residential

premises located at E-502l--REFLECTIONS BY PACIFICA_NR. BALAJl


WINDPARK, TRAGAD AHMEDABAD - 382481, NOW THE DEED
WITHNESSETH AS FOLLOWS:

_l._LICENSE FEE:
That the Licensee shall pay to the Licenser the license fee per month Rs. 24,000/-
(Rupees Twenty Four Thousand only), latest by 5th day of each calendar month in
advance. In favour of Mrs. SHIKHA JAIN. Delay in payment of license fee after 5
days from the end date of the month shall attract Rs. 200/- per day file till the date
of payment.

b.,_SECURITY DEFOSIT
That the Licensee has paid to the Licenser a non Interest bearing security deposit of Rs
48 000/- (Rupees Forty Two Thousand only) in favour of Mrs. SHI.KHA JAIN

Which will be refunded at the time of vacating the premises after adjusting the
outstanding dues towards any arrears".\vhici}ever applicable as per this leave and

A. Electricity and TV channel Co~liection Charges:


That the Licensee shall pay the electricity'° consumption bill, and TV channel
Connection Charges from the date of this agreement separately which will
be exclusive of the license fee.
B. Local authority Taxes:
That the Licensor shall pay the Local authority Taxes like the property taxes of
AMC which will be inclusive of License fee.
C. Maintenance charges.
That the Licensor shall pay the Society's / Association's a maintenance charge
towards common Elevator, lighting, sweeping, security, water pumping
bore-well maintenance etc.
D. LPG Gas Charges
That the Licensee shall pay the LPG gas charges from t ~ g~

That the leave and license agreement is granted for a period of I I months commencing
from 01/12/2022 Expires on 01/11/2023. The license fee stands payable from that
date.

5. NOTICE PERIOD:
One Month notice from either side in writing communicated will be sufficient to tenninate
the agreement and on such termination, the Licensee will hand over the vacant and
peaceful possession back to the Licensor with all dues cleared.

L,_RENEWAL OPTION:
The said agreement may be renewed for a further period with the consent and
understanding of the both parties, and license fee will be increased by up to 10%.

L__That the Licensee shall not sub-license, assign or sublet the part or whole of the
said premises to anybody during the license period.

&.,__That the Licensee shall not carry out structural additions or alterations to the
building lay out, fittings or fixtures without written consent of the Licensor

2:__That the Licensee shall not keep -any hazardous items goods etc. in the said

the prevailing act of law.

rules and regulations will be binding to the Licensee and occupants. That the
cooking of eggs and non-veg. food is not permitted in the said premises.

Jb..._That the Licensee shall permit the Licenser/ his agent to enter into the premises for
inspection as and when necessary.

ll:....,_That Licensee shall not carry out any modifications in flat, Furniture fixures and

the Licensee will vacate the premises he/she will hand over the said premises along
with all fixtures and electric equipments in good and working usable condition. If
any damage or breakage is found, it will be repaired or if not repairable than
replaced by the Licensee failing which Licensor will get it repaired and the amount
so incurred by Licensor shall recover from the security deposit.

Licenser shall have right to terminate this agreement by giving notice to the
Licensee and the Licensee shall be liable to hand over the vacant and peaceful
possession back to the Licenser without any objection and in this case as per
agreement deposit will not be refunded.

sooner termination of this agreement or renewed term the Licensee will deliver
vacant possession of the said premises by removing all his own belongings and
physically handover the premises to the Licenser and clear all the dues payable as
per this agreement.

The terms of this agreement shall not be altered o;_aclded or shall anything be
