ADDENDUM FOR RENTAL AGREEMENT FOR 90 ALEXANDER STREET, VANCOUVER :

The terms in this document are material terms of the rental agreement between the Resident and
landlord, Powell Street Holdings Ltd.

1. Any security deposit and/or rent owing on the date established for the start of the tenancy must
be paid in full prior to the resident moving in. Failure to remit the amount owing on or before the
date established for the start of tenancy will render this agreement void, and result in the resident
forfeiting the entire amount of their security deposit. Rent may be paid by cheque, money order or
bank draft only. Cash is not accepted.

2. Rent must be paid by 5:00 p.m. on the 1st of the month

3. There is a $25 charge for rent received after the 1st and a $25 charge for returned cheques.

4. The full security deposit will be forfeited for breaking the lease.

5. As noted in the advertising for the residential suites and the rental agreement, this is a 100%
NON-SMOKING/VAPING building. Smoking/Vaping is NOT permitted in the suites, patios or
anywhere in the building. Smoking/Vaping is NOT permitted within 6 meters of an access door
and thus is NOT permitted the front of the building.

6. Pets are NOT permitted in the suites or in the building, including visiting pets.

7. These rooms are rented to single occupants only and roommates (including overnight guests) are
not permitted.

8. Businesses are NOT to be operated out of the residential suites.

9. Short term rentals such as Air BNB etc are strictly prohibited.

10. The deposit for electronic key fob is $50 and the fee for any loss or damage of key fobs is $100.
Fobs and keys are for the use of the resident only and may not be provided to non-residents.
Fobs found in the possession of non-residents will be disabled and the resident will have to pay
$100 to have it re-activated.

11. Residents must respect the nature of this building as a shared living space. Volume levels and
voices must be kept to a reasonable level must be kept at a reasonable level at all times.
Corridors and washrooms are quiet zones.

12. Resident understands the building internet access is provided as a courtesy only. The
management does not guarantee ‘up time’ or connection speeds, etc. The service is for regular
website browsing only. It is not set up for downloading of movies, music etc. and thus this is not
permitted. Management reserves the right to reduce or disconnect services from any resident
who is using heavy volumes of downloading or uploading. Residents who rely on the internet for
studies or are heavy users must have their own service.

13. The site manager can be contacted between the hours of 9:00 AM to 5:00 PM, Monday to Friday.
Outside of these hours, tenants may seek the manager’s services in emergencies only. Lost
keys are not considered an emergency.

14. Possession, trafficking, and consumption of illegal drugs on the premises are prohibited, and will
lead to the termination of a tenancy, as can any illegal activity such as prostitution, theft or
handling stolen goods. The management maintains an active and cooperative relationship with
the Vancouver Police Department.

15. Garbage cans are located on each floor and are for household garbage ONLY. They are
emptied daily. Residents are not to leave any items elsewhere in the building and must
understand that they are responsible for the disposal of any items that they might bring into the
building or into their living space from elsewhere in the building. Any items that are not
household garbage items must be disposed of by the tenant.

16. Residents may not post notices or signs anywhere in the building,

17. Residents are responsible for keeping their living space clean and free of clutter

18. Residents may not paint, alter their rooms or remove any of the furnishings or fixtures. Nothing
requiring anything more than a 1 inch nail may be mounted on the walls. No adhesives (tape or
glue) may be used anywhere in the building itself i.e. walls, doors, floors, ceilings etc.

19. Windows must be kept clear – no signs, flags, foil, decorative arts etc. may be mounted in the
windows. Only the window blinds supplied by the landlord may be used. No other window
treatments, such as curtains, may be installed by the resident.

20. Nothing is permitted to be hung from sprinkler lines in the suite.

21. Residents are responsible for the conduct of any persons they admit to the building. Residents
are permitted to have guests from time to time, but must bear in mind the limitations of space and
privacy inherent in shared room accommodation building. .

22. With the exceptions of emergency services personnel and anyone known to be a resident of the
building, residents must not permit anyone not in possession of a building key to enter the
building.

23. Disabling, damaging, or tampering with a smoke detector, or any other fire safety or suppression
equipment anywhere in the building will result in the tenant being served a Notice to End their
tenancy. Rear fire escape doors are for that purpose only, not to be used as a regular exit. Suit
and Fire doors must be kept closed at all times in accordance with fire safety regulations.

24. Notices to Vacate must be in writing and given the day before the rent is due in a given months
ends the tenancy on the last day of the following month. Mid-month and notices received after the
last day of the month will NOT be accepted.

25. After a resident has given notice, the unit must be vacated no later than 1:00 p.m. on the last day
of the tenancy in accordance with Residential Tenancy Act regulations.

26. When vacating the unit, the tenant must leave the room in clean and good order. Charges for
cleaning and repairs will be deducted from the security deposit.

27. The security deposit cannot be used to offset rent due, without the express written consent of the
management.

28. Residents are responsible for providing their own insurance to cover them for liability, belongings
and alternate living expenses in case some catastrophic occurrence renders their rental space
uninhabitable. The landlord’s insurance does not cover residents’ belongings or alternate
accommodation.

29. 12 Post-dated cheques are required at start of tenancy.

30. The terms of this addendum cannot be revised for without written consent from the Property
Manager at the companies Head Office. Resident managers are not permitted to revise theses
terms.

I agree to abide by these terms and conditions: Failure to abide by any and all of these rules will result in
termination of tenancy.
