Building Technology 4: Specifications and Quantity Survey


WORKING DRAWINGS, SPECIFICATIONS, AND COST ESTIMATES

I. BUILDING TECHNOLOGY ASSESSMENTS RATIONALE

The knowledge and mastery of building technology through the development of skills in
detailing, specifications-writing, and quantity surveys is a critical and necessary learning
goal that the students need to master in order to equip them with competence in actual
industry practice. Harmonized with the Course Learning Outcomes1, the assessments
are formatted to encompass one (1) overall course project outlined in the subsequent
discussions, which facets shall tackle a step-by-step/ part-by-part detailing, and the
processes of specifications-writing, and estimating of materials.

Through this approach, lecture classes shall tackle live detailing discussions and discuss
the manner of specifications and estimating, while the laboratory classes shall be spent
for plates where the students are expected to submit specific outputs that shall be piling
on into the overall project completion.

II. COURSE CASE: DESIGN PROBLEM

a. Ownership and project concept

The local businessman and developer Dr. Rodrigo Torres VIII saw the potential and
strategic location of half of the existing lot of the Dasmariñas carnival in the post-
pandemic scene, which is envisioned to service people from Dasma and the nearby
municipalities as a mixed-use commercial facility. The site is scheduled to be vacated by
the end of March 2023, which prompted him to hire your Architectural firm and proffer his
concept for his project: a two-storey multi-use commercial rentable space for working,
dining, or other forms of recreation and unwinding. Dr. Torres provisionally allocated a
maximum of 15 million pesos for the development and asks you to ascertain that the
price is workable for the project.

The development is envisioned to have one (1) main two-storey building 2 which will
serve as the focal structure of the project and landscaped surroundings3 to complement
it, and offer a green space for people to unwind.

b. Space requirements

Known for being prudent and frugal in his dealings, Dr. Torres, which mental health was
adversely impacted by the pandemic, saw the potential of a ‘third space’ consonant with
the concept of co-working spaces. Further, he conceptualized the project to have more
recreational functions which will allow people to wholesomely study, work or unwind and
recover. As such, the site is visualized to have a good landscaping design to compliment
user experience.

For the building requirement, the ground floor is intended to cater to five or six
commercial spaces with recreational functions such as sports, fitness, dining, and/or
health/beauty concessionaires. The expected design of the ground floor, however, are
series of open-studio-type spaces with basic CHB partitions whose layout is flexible to
accommodate such intended functions and is expected to have adequate utilities and
service spaces. The spaces shall be rented out by prospective tenants who shall
develop the interior spaces based on their concession concept and needs.

Conversely, the second floor shall be an owner-administered facility that shall include a
fully finished co-working space that caters to at least 40 persons envisioned to be
rendered in style with modernist Japandi aesthetics. Within the second floor is also a
separate board games café which shall cater to individuals seeking to chill and play
board games, managed by Dr. Torres’ wife Bettina, who loves to bake cakes and
pastries.

Upon more detailed data gathering with his marketing agent, the following are the basic
requirements and vision of the spaces for the project:

III. THE SITE
The following location map shows the location of the project, with the site highlighted in red:

SITE DESCRIPTION:
The lot, being located in Dasmariñas mixed-use commercial zone, is a corner lot that
measures 2,071.87 square meters. The site is relatively flat and fronts the provincial road
(Aguinaldo highway). It is within the proximity to office and commercial spaces such as
banks, food places, and schools on its northeast, and residential and subdivision spaces
towards its southwest. Towards its secondary frontage on its southern portion is Camerino
Avenue which is an alternative route in going to and from the Dasmariñas town core (Bayan).
Being accessible to students, office workers, and nearby residents, as well as a national road
the site is envisioned to cater to different individuals.

IV.ASSESSMENT REQUIREMENTS

a. Drawing Plans
Progress drawings shall be appropriately scaled into A3 paper using a standard title
block. The drawings shall be drafted with Autodesk AutoCAD software and final
drawing plans shall be laid out on 20 x 30 tracing paper using standard Title Block.
Please follow the given scale (tracing) :
a. Plans – at least 1:100 mts, or as appropriate to paper
b. Site Development Plan – at least 1:150 mts.
c. Blow-up details – from 1:10mts to 1:35 mts.

b. Specifications
Project outline specifications shall be laid out in the long-sized bond paper,
encoded with font Helvetica, 11pt., single-spaced. Headings shall include the
following information:

Unless with a discussed different rubric, the following shall be the default assessment rubric
which shall guide the evaluation of student works:
