FINANCIAL PROPOSAL

1 Mobilization ‐ Safety, Insurance, Security & Demobilization Lump  1
a. Allow a sum for mobilization, safety, insurance, demobilization during the entire construction period as required by contract.  Contractor shall provide a copy of  Sum
Insurance for the Construction Works and Work Injury Insurance as per WIBA Act of 2007.  This shall be provided to the Arch./COR after Notice to Proceed letter is 
issued and prior to commencement of the Project.   
b.  Provide personal protective equipment (PPE's) and safety mechanisms for electrical, mechanical, & drainage works. 
c.  Appointed Contractor shall be responsible for providing Activity Hazard Analysis for the construction activites including hot works as required. AHA shall be 
reviewed by POSHO prior to commencement of the construction. 
d.Contractor shall provide a construction schedule for review and approval by Architect/COR prior to commencement of work. 
e.Contractor shall have Safety office who will ensure all safety regulations are adhered to during the course of construction  
2 DEMOLITION: Lump  1
Supply all tools,labour and equipment to carefully remove :  Sum
i) The damaged sections of the wood baseboard and wooden floor boards cart away all materials from site.
ii) Remove all the existing kitchen low level and wall hung cabinets ( low level cabinets 12000mmx600mmx900mm  and marble tops and wall mounted high level 
cabinets 6000mmx350mmx700mm , 1900mmx1120mmx900mm. Mixers and cabinets to be delivered to warehouse.
iii ) Hack away the existing floor tiles in the kitchen and cart away debris and prepare surface to receive new tiles.
iv) 4 No. Bathrooms‐ carefully remove existing shower heads,shower mixers,toilets,counter top sinks,low level cabinet with a marble top,all bath appliances (towel 
rack, shower curtain and curtain rod, mirror,sink faucet etc) and deliver to warehouse at ridgeways.
v) Remove all existing windows, clean the window openings, plaster and finish the window accordingly in preparation of new windows to be delivered to 
warehouse..  
 vi) Carefully  remove  all existing internal timber and flush doors and frames standard size 900 x 2100mm ,as per attached door  schedule and deliver to GSO 
warehouse for auction,make good the wall to receive new doors. 
vii) Remove the existing grills on existing interior walls that separate the Corridors from the Family Room and Dining to the roof slab above. 
viii)  Remove all external Mild Steel Grills on windows
ix) Remove existing aluminum doors and grills on doors, windows and screens along grid line 8.
x) Remove existing aluminum sliding doors at the Master Bedroom & Bedroom 2 
xi) Demolish all existing closets in the 4 bedrooms and 2 in the hallway as shown on site and take away to warehouse for disposal 
xii )Demolish the terrace roof and masonry structure to allow for reconstruction in accordance to the approved drawings and directions of the COR involve but not 
limited to removal of roof finish,gutter,downpipes,purlins,trusswork,ceiling (gypsum and T&G),eaves and make good with cement plaster the columns and beams to 
receive new roof structure.Also Remove existing roof beyond Grid 8 with all the trusses and leave original parapet wall for painting and installation of pergolas as 
shown on Construction drawings . Load and cart away from site

FLOOR REPAIRS
3 Supply all tools,labour and equipment to hack away the floor slab 250mm thick upto the sub base. SM 300
4 Supply all labor, tools, material and equipment to compact the disturbed sub‐base. SM 300
5 Supply all labor, tools, material and equipment to install a new Hdpe dam liner for damp proof membrane, supply and install new BRC A142 for reinforcing the  SM 300
concrete slab, apply master seal waterproofing(masterseal 588 and master emaco 488) solution on the wall sides facing adjacent to the foundation.
6 Supply all labor material tools and equipment to pour a class 25/20 vibrated and reinforced concrete slab 150mm thick steel finished to receive concrete floor. Cure  SM 300
for 28 days
7 Supply and install 1200mm x150mmx20mm  T&G Mahogany timber strip in english bond pattern ‐ inclusive of all sanding,application of sanding sealer,finished with  SM 175
clear polyurethane varnish atleast three coats to Arch/COR approval 
8 Mahogany timber Skirting LM 225
9 Supply and install 600mmx600mm x8mm porecelain tile complete with skirting for  the terrace  and entry porch . All tiling shall be installed with 2 mm spacers,  SM 80
adhesive and groutings to Architect/COR approval.

DOOR REPAIRS
i) Burglarproofing Grilles on the outside for each door.All new installed grills shall be painted in an oil based paint to match the Aluminum doors. The color shall be 
selected from Duracoat/ Crown Paints manufacturer's standard range of colors by the Arch./COR. Security doors ‐ Install new 12.5 x 12.5 x 3 mm square grilles and 
screens on all doors along gridline 6.6 as shown on the Door Schedule provided
ii) Field verify all door openings prior to fabrication.Contractor shall install 1 door sample for review and approval by Architect/COR with all door hardware 
accessories including door stop prior to proceeding with the rest of the installation.  
iii) All door to have Hafele locks and handles, retractable mosquito gauzing mesh on the sliding part
10 i) Supply and install new well seasoned and dry high quality 50 mm thick mahogany T&G double leaf with side glass solid wood external door of size  each 1
1700mmx2400mm with inbuilt wooden handle
ii ) To include corresponding 50mm thick x 250mm wide x2400mm high  mahogany door frame at the transom, 
III) 25mm thick x 75mm wide mahogany architraves and quarter round, anchored by four pcs of 6 inch concealed/hidden door hinges as 180 degree swing zinc alloy 
heavy duty hinges, and one piece 3 level high security mortice lock hafele or equivalent.
iv)  All external doors shall have permanent ventilation, handles, mosquito gauzing and shall be installed with approved sealant. 
v) Varnish and sand all doors and frames and apply two coats of clear polyurethane wood varnish    
11 Supply and install new Powder coated finished aluminum framed ‐ double glazed door, 8.4mm thick clear tempered laminated glass; Including fixings, fittings and all  No. 3
necessary accessories as per Drawings and Specifications complete with Hafele locks and handles . Each door to have 4 panels with 2 sliding panels and 2fixed panels

architraves both sides, glass and all the necessary ironmongeries. Make good the wall and floor as necessary and re paint to original status.

WINDOW  REPAIRS
 i). Powder Coated Aluminium Windows complete with 50 x 75 x 3 mm bronze aluminum frame , Glazing Beads, Gasket Strips, Infilled Tinted with 6 mm tinted bronze 
glass, cast‐in place window Cills & internally boards and Iron Mongery 
ii) Burglarproofing Grilles on the inside for each window with 12.5 x 12.5 x 3 mm square grilles with 37.5 mm x 37.5 mm, Gauge 16  on the interior side of the house 
as shown on the Window Schedule provided.  The frames shall be anchored to the window and door openings with anchor bolts which shall be concealed after 
installation. Contractor shall provide grill sample for review and approval by Architect/COR prior to proceeding with the rest of the Installation.All new installed grills 
shall be painted in an oil based paint to match the Aluminum windows.  The color shall be selected from Duracoat/ Crown Paints manufacturer's standard range of 
colors by the Arch./COR. All 4 No. bedroom windows to be installed with  Window escape grill complete with release mechanism (WEG) 
iii) Supply wrought iron curtain rods complete with sliding rings and fittings except in the kitchen and bathroom windows 
iv) All windows  shall have permanent ventilation, handles, mosquito gauzing on the bedrooms and  kitchen windows shall be installed with approved sealant.   
Contractor shall field verify all openings prior to fabrication of the windows.   
v) Contractor shall install  window sample for review and approval by Architect/COR prior to proceeding with the rest of the installation.Refer to Aluminum  window 
schedule for the design.

KITCHEN REPAIRS  REPAIRS 
All materials samples to be submitted for approval before commencing. Contractor to remove all construction debris and waste. Contractor must adhere to all 
warranties and manufacturer specifications. Contractor to clean and commission before handover. Installation and fabrication to include the cost of materials, labor, 
profit, and all incidental charges
20 Install new porcelain floor tiles (600 mm x1200mm ). Prep and level substrate—set true to plumb. Install grey fortified thinset mortar as a base for all floor tiles. Use

polymerized adhesive. Grout should contain white cement admixture and color to match color of tiles. Clean and polish tiles.
21 Supply and install cabinets low level cabinet total size wxhxl {600mmx900mmx10000mm} and wall hung cabinets {w=350mmxh=700mmxl=8800mm} made 
waterproof cabinet carcasses.Carcass material should be boiling waterproof plywood (BWP) 18mm thick  for floor‐mounted and wall‐mounted cabinets ,cabinets 
and drawer frames to be finger jointed, a waterproof board on the sink wet area and waterproof ply backers on the areas adjacent to the external wall. Use well 
seasoned and high quality Mahogany closet doors varnished to Architect/COR approval  for all cupboard doors and drawer faces.
The Contractor shall complete with all base cabinets, uppers, backs, gables, cabinet tops and bottoms, base toe kicks, cabinet shelving, adjustable shelving, lazy  SM 16
susans, door’s and drawer fronts, and all accessories such as drawer hardware and inclusive slow closing drawer slides, door and drawer handles etc. all for a 
complete installation. Each cabinet to have at least one adjustable/removable shelf. Cabinet gables will be the same finish as the cabinet doors. Coordinate cabinet 
construction with related ironmongery. Install new drawer organizers, and adjustable shelving. Use heavy gage, quality hardware and drawer slides (must support 
100 lbs).

Surface preparation is the most critical procedural requirement in paint applied coating systems. Remove all loose particles, delaminated paint, oil, grease, laitance, 
efflorescence, mild, mildew and other foreign materials.  Areas shall be first scraped, swept clean, and then thoroughly power washed.  Use high power adjustable 
43 pressure washer with a minimum 3500 PSI (Pounds per Square Inch) mechanical spray device.
Apply Aquaflex Roof HR ,replace the  downpipes with 6inch pvc pipe inclusive of all accessories and install 6 inch new collector drains. 8 number of connections at 
3500mm length.
Repair the concrete gutter on the roof in accordance to the drawings and specifications provided in APPENDIX 3 using an elastomeric system topps (Siliconized  SM 135
Solvent Based) or equivalent with reinforcement mesh.
•Inspect and repair damaged concrete deck areas and prepare for new roofing

•Repair perimeter masonry parapet walls.

EXTERNAL WORKS
48 Exterior parapet walls 
i) Remove and scrap off exterior paint on walls and parapet walls and prepare walls for installation of new wall copings per details provided by Arch./COR.  
ii)  Install new continuous 325 x 125 mm high Class 25 cast in Place Concrete wall coping on all parapet walls to protect the walls below.  The coping shall have 12 
mm throat. 
iii) Contractor shall do a sample for review and approval by Architect/COR prior to installing the coping on all parapet walls.  The wall coping shall be finished with

samples of 20 mm particle board for the carcasses and exterior mahogany finish for review and approval by Arch./COR prior to installation.  
52 Replace wooden 3 No. bedroom and  3 No linen closets(entry and corridor) , including doors, drawers, shelves and dividers.Cabinets On high quality particleboard uv SM 35
high gloss premade and not assembled on site: Rates shall include (but not be limited to):Complete fabrication and hardware application and other work before

finishing nails for exposed nailing as needed. Closet doors to be made of high quality welll season and louvred mahogany doors , as per approved finished. Replace

INTERIOR & EXTERNAL PAINTING 
a) The surface must be dry and clean before painting.
b )All painting works should provide the required coverage.
c ) All paint works must be according to specifications , drawings and supervisor engineer instructions.
d )Smoothen surfaces of exisiting plastering before the Commencement paint
