Hereinafter called as the "TENANT" (Which term shall mean and include her respective
heirs, executors, assigns, etc.,) of the Other Part,
WITNESSETH AS FOL! LOWS:
Whereas the Owner is the absolute owner of the residential Flat No.402, in Tower-tE,
in the multistoried residential building named “AKME Harmony”, Situated at Bellandur
Main Road, Bangalore — 560 103, and the Tenant approached the Owner to grant the
Said House Premises to Tenant on rental basis and the Owner agreed to let out the
House Premises on rental basis for the following terms and conditions:~
1. The Tenant shall pay the monthly Rent of Rs.2,000/- (Rupees Twenty Five
Thousand Only) plus maintenance charges, on or before 5" day of every English
Calendar month. The lease of the Schedule mentioned House for the period of
Eleven (11) months is commencing from 01-05-2023.

And both the parties herein have agreed that if the Tenant wants to continue the rent
Period after the completion of this agreement, then an increase of 10% on the
Monthly rent shall be made.
3. The Tenant has deposited a sum of Rs.1,00,000/- (Rupees One Lakh Only) by way
‘of Online Transfer, as Securty Deposit and the Owner hereby acknowledge the
Feceipt of the same. The amount will not carry any interest as repayable by the
Owner fo the Tenant after giving the vacating possession of the House Premises
‘and deducting any arrears of Rent, Electricity charges, Water charges, Damages
Cost to the building if any.
4. ‘The Tenant shall use the House Premises for residential purpose only and not other

7. The Tenant shall not make any addition or alteration to the H

cause any damage to the said premises. The Tenant is permitted to be nonpien
‘of the House Premises and shall not be transferred to any other party or parties.
| 8. The Tenant shall not subiet, re-let or part with any portion of the House Premises to
any third person or persons without the written consent of the Owner. The Tenant

10. Whereas the either Parties shall give Three (03) month prior notice for termination, if
mutually agreed it can be renewed further. The Owner shall allow the Tenant for her
peaceful possession and enjoyment of the House Premises during the period of
lease, without any interruption /disturbance

All that piece and parcel of residential Flat No.402, in Tower-1E, in the multistoried
) residential building named “AKME Harmony", Situated at Bellandur Main Road,
