INSIGHT ON NATIONAL BUILDING CODE OF THE PHILIPPINES

The P. D. 1096 or the National Building Code of the Philippines contains several
provisions that provides for all the buildings and structures the minimum standard and
requirement as to location, site, design, materials, maintenance, use and occupancy
that needed to be observed in order to maintain the safety of the occupants as well as
the workers.

One of important provisions under this Code and to which most of the provisions
revolve around is provided under Rule VII of P.D. 1096. I have learned under this
provision that the classification of the buildings shall be based on the use of the
property/building, and this Rule taught us that there are several classifications, including
but not limited to Residential, Commercial, Industrial buildings and so on. I think this
classifications are useful in order for us to determine what standards are needed to be
observed as to their location, what maximum height are needed to be complied with, the
allowable parking area, appropriate building volume, allowable lot occupancy, and
minimum air space requirements.
