This instrument of EXTRAJUDICIAL SETTLEMENT made and

executed by and between:

BENJELITO D. PANCUBILA , of legal age, married to Lorna R.

Pancubila , of legal age Filipino and a resident of Prk. Malipayon, Brgy.
San Isidro, General Santos City;

BEMBO D. PANCUBILA , of legal age, married to Connie

Pancubila, Filipino and a resident of Prk. Malipayon, Brgy. San Isidro,
General Santos City ;

BERT D. PANCUBILA , of legal age, married to Evelyn O.

Pancubila , Filipino and a resident of Prk. Malipayon, Brgy. San Isidro,
General Santos City;

BENJAMIN D. PANCUBILA JR., of legal age, married to Gah

R. Pancubila, Filipino and a resident of Prk. Malipayon, Brgy. San Isidro,
General Santos City

WITNESSETH:

WHEREAS, we are the sole heirs of the deceased JULIETA D.

PANCUBILA (Julieta), who died on 30 January 2022 at Prk. Malipayon,
Brgy. San Isidro General Santos City, as evidenced by her Certificate of
Death, a copy of which is attached hereto as Annex “A” along with copies
of our respective birth certificates hereto attached as Annexes “B-E”;

WHEREAS, Julieta died intestate, without will or testament,

without any outstanding debts in favor of any person or entity;

WHEREAS, Julieta has one-fifth (1/5) equitable share in the

property described in this document as follows:

SQUARE METERS, MORE OR LESS

WHEREAS, should other properties of the decedent be discovered

later on, the same shall be partitioned and adjudicated in accordance with
law.

WHEREAS, pursuant to the Revised Rules of Court of the

Philippines, and we, being all of age and with full capacity to contract, do
hereby adjudicate among ourselves the abovementioned property.

WHEREAS, the heirs all agree to extrajudicially settle and offer to

SELL, DISPOSE, CEDE and WAIVE the herein described property,
together with improvements thereon, if any.

WHEREAS, VENDEE, MARVIN WYNN MARCOS, of legal

age, Filipino and a resident of Odi Compound, Brgy. San Isidro, General
Santos City, is willing, ready and able to purchase the same.

WHEREAS, for and in consideration of the above premises, the

VENDEE hereby agrees to accept the offer of the VENDORS, and the
VENDEE is willing, ready and able to buy the property subject to the
following conditions:

1. The total consideration for the THREE HUNDRED NINETY-SIX

(396) square meters property, including the improvements thereon,
if any, shall be TWO HUNDRED THOUSAND PESOS (P
200,000.00), Philippine Currency.

2. The payment of Estate Taxes, Capital Gains Taxes, Real Property

Taxes up to the year of sale, shall be for the account of the
VENDORS. The payment of Documentary Stamps Tax, Transfer
Tax and Registration Fees shall be for the account of the VENDEE.

NOW, THEREFORE, That for and in consideration of the sum of

TWO HUNDRED THOUSAND PESOS (P200,000.00) Philippine
Currency and other valuable consideration, receipt of which is hereby
acknowledged from MARVIN WYNN MARCOS, of legal age, single
and a resident of Odi Compound, Brgy. San Isidro, General Santos City,
hereby SELL, TRANSFER AND CONVEY and by sold, transferred and
convey unto said MARVIN WYNN MARCOS together with all the
improvements.
 IN WITNESS WHEREOF, the parties have signed this Deed of
Absolute Sale on ______________ in the City of General Santos,
Province of South Cotabato.
