6. Sexual harassment
Basecamp has a zero tolerance policy towards any form of sexual harassment or sexual misconduct
and we treat all such incidents with seriousness. If possible, alleged sexual misconduct should be
reported to law enforcement authorities. In such a situation, the Landlord has the right to terminate
the rental agreement with immediate effect.

11. Bicycles
Basecamp properties provide bicycle parking and residents should only park bikes in these areas.
Bicycles and bicycle fasteners left for an extended period of at least two months will be considered
abandoned and will be removed from time to time.
Basecamp is not responsible for the security of, or any theft or damage to, personal bicycles left in
these areas.

Every Basecamp community has quiet hours where any excessive noise is prohibited. We observe 24-

Mieszkańcom nie wolno posiadać zwierząt domowych (wyjątek stanowią zwierzęta towarzyszące takie

22. Pets
Residents are not allowed to have pets (excluding assistance animals such as guide dogs and these are
subject to local regulations). Exceptional cases can be considered on an individual basis.
26. Wymeldowanie
Pokój należy zostawić w czystości i porządku. Należy wynieść wszystkie przedmioty osobiste.
Mieszkańcy powinni zapoznać się z wytycznymi poszczególnych obiektów; niestosowanie się do
procedur wymeldowania może skutkować nałożeniem dodatkowych opłat. Pokój powinien zostać
zgłoszony do inspekcji nie później niż 48 godziny przed wyjazdem – w dniu roboczym. Obowiązuje
wypełnienie stosownego formularza online.

The room should be left clean, tidy, and all personal belongings should be removed. Residents should
check local requirements; failure to comply with check-out procedures may result in an administrative
fee. The room should be submitted for inspection no later than 48 hours before departure - on the
working day. It is mandatory to fill out the relevant online form.
27. Skargi
Basecamp dokłada wszelkich starań, aby mieszkańcy byli zadowoleni ze swojego pobytu. W celu

Basecamp makes every effort to ensure that residents are satisfied with their stay. To report a
complaint, please contact the local BaseCamp manager, either in person at the Basecamp office, or by

§ 2 POSTANOWIENIA OGÓLNE
1. Administratorem Serwisu jest Usługodawca.
2. Treść Regulaminu jest udostępniania każdemu nieodpłatnie w formie umożliwiającej jego
pobranie, utrwalenie i wydrukowanie.
3. W celu prawidłowego korzystania z Serwisu niezbędny jest:
1) dostęp do komputera lub urządzenia mobilnego;
2) system operacyjny Microsoft Windows 10 lub wyższy, MacOS Big Sour lub wyższe;
3) dostęp do Internetu;
4) przeglądarka internetowa Mozilla Firefox, Google Chrome, Edge lub Safari w najnowszych
wersjach;
5) minimalna rozdzielczości ekranu: 1280 x 720 pikseli;
6) włączona obsługa plików cookies.
4. Zamknięcie przeglądarki Usługobiorcy może spowodować usunięcie danych przesłanych do
Serwisu. Wszystkie ustawienia wpływające na podtrzymanie lub anulowanie sesji znajdują się w
przeglądarce internetowej Usługobiorcy.
5. Usługobiorca zobowiązany jest do powstrzymywania się od jakiejkolwiek aktywności, która
mogłaby wpłynąć na prawidłowe funkcjonowanie Serwisu, w tym w szczególności od
jakiegokolwiek ingerowania w zawartość Serwisu lub jego elementy techniczne.
6. Serwis wraz z udostępnionymi w nim usługami świadczonymi drogą elektroniczną dostępny jest
7 dni w tygodniu, 24 godziny na dobę. Funkcjonowanie Serwisu wymaga cyklicznego monitoringu
technicznego i aktualizacji, co może powodować czasowe i krótkotrwałe przerwy w działaniu
Serwisu.
7. Usługodawca zastrzega sobie prawo do:
1) modyfikacji Serwisu, w szczególności zakresu oraz rodzaju usług i funkcjonalności,
2) okresowych przerw technicznych niezbędnych do modernizacji, konserwacji i rozwijania
Serwisu innych niż opisane w ust. 6 powyżej.
8. Usługodawca informuje o tych przerwach, zamieszczając w Serwisie stosowny komunikat nie
później niż 24 godziny przed planowaną przerwą.
9. Umieszczanie przez Usługobiorcę w Serwisie treści o charakterze bezprawnym i inne
wykorzystywanie przez Usługobiorcę Serwisu w sposób sprzeczny z prawem, Regulaminem,
dobrymi obyczajami, w sposób komercyjny lub naruszający uzasadnione interesy Administratora,
jest zabronione.
10. Adresem e-mail do kontaktu z Usługodawcą jest adres wskazany w § 1 ust. 2 Regulaminu
odpowiednio dla lokalizacji.
§ 3 USŁUGI
1. Usługodawca świadczy w Serwisie drogą elektroniczną następujące usługi:
1) przeglądanie zawartości Serwisu;
2) zawieranie Umów najmu na odległość.
2. Usługi świadczone drogą elektroniczną udostępniane są w Serwisie nieodpłatnie.
3. Umowa o świadczenie usługi polegającej na przeglądaniu zawartości Serwisu zawierana jest na czas
oznaczony i ulega rozwiązaniu z chwilą zamknięcia przez Usługobiorcę strony internetowej Serwisu.

1. Przepisów ustawy z dnia 30 maja 2014 r. o prawach konsumenta nie stosuje się do umów
dotyczących najmu pomieszczeń do celów mieszkalnych, z wyjątkiem przepisów rozdziału 2, które
stosuje się, jeżeli odrębne przepisy nie stanowią inaczej.
2. Zawarcie Umowy najmu następuje poprzez dokonanie następujących czynności:
1) Usługobiorca wchodzi na stronę internetową Serwisu i za pośrednictwem Systemu
rezerwacji wprowadza następujące informacje:
lokalizację Akademika;
okres najmu;
czy dokonuje rezerwacji jako pojedynczy rezydent, czy chce wynająć pokój
współdzielony.
2) Po wprowadzeniu danych, wskazanych w ust. 1) powyżej, System rezerwacji wyświetla
dostępne Pokoje, wskazując jednocześnie krótki opis Pokoju oraz cenę.
3) Przy każdym dostępnym Pokoju, System rezerwacji wyświetla politykę anulowania
rezerwacji, politykę gwarancji oraz ogólne warunki Umowy najmu.
4) Usługobiorca wybiera Pokój.
5) System rezerwacji wyświetla podsumowanie, w którym wskazane są płatności, które
muszą być dokonane przed przyjazdem Usługobiorcy oraz miesięczny czynsz, wraz z
innymi opłatami, które będą ponoszone przez Usługobiorcę w związku z zawarciem
Umowy najmu.
6) Usługobiorca wybiera przycisk „CONTINUE”.
7) W przypadku wyboru niektórych Pokoi, System rezerwacji wyświetla dodatkowe usługi,
które mogą zostać wybrane przez Usługobiorcę (np. pościel/garaż/sprzątanie).
8) System rezerwacji wyświetla panel do założenia Konta przez Usługobiorcę.
9) Jeśli Usługobiorca posiada już Konto, może zalogować się wybierając zakładkę „Login” i
kolejno wprowadzając odpowiednie dane.
10) Jeśli Usługobiorca nie posiada Konta, aby zawrzeć Umowę najmu musi zarejestrować się
w Serwisie i założyć Konto.
11) Dokonując rejestracji w Serwisie Usługobiorca wprowadza następujące dane:
- imię;
- nazwisko;
- numer telefonu;
- adres e-mail;
- nazwa użytkownika;
- wybrane przez siebie hasło do Konta;
12) Usługobiorca, zaznaczając odpowiednie pole oświadcza, iż zapoznał się z ogólnymi
warunkami świadczenia usług.
13) Usługobiorca rejestruje konto wybierając przycisk „REGISTER NOW”.
14) System rezerwacji wyświetla panel logowania Usługobiorcy do Konta. Usługobiorca
wprowadza ustanowione uprzednio dane logowania, tj. nazwę użytkownika oraz wybrane
hasło. W wyniku tej próby logowania następuje weryfikacja adresu e-mail. Na podany
przez Usługobiorcę adres e-mail wysłana zostaje wiadomość, z linkiem weryfikacyjnym.
Usługobiorca klika w link weryfikacyjny.
15) Po kliknięciu w link weryfikacyjny, wyświetla się nowe okno Serwisu, na którym
Usługobiorca jest już zalogowany.
16) Usługobiorca uzupełnia dodatkowe informacje obowiązkowe („Residnet’s Information), tj.
oznaczone symbolem „*”:
data urodzenia;
płeć;
narodowość.

§ 5 METODY PŁATNOŚCI
1. Usługodawca udostępnia następujące sposoby płatności:
1) kartą kredytową lub debetową;
2) za pośrednictwem systemu płatności internetowej, obsługującego przelewy internetowe
(Przelewy24);

§ 7 REKLAMACJE
1. Reklamacje dotyczące działania Serwisu oraz związane ze świadczeniem Usług przez Usługodawcę
Usługobiorca może zgłaszać:
1) pisemnie na adres: Usługodawcy wskazany w § 1 ust. 2 Regulaminu odpowiednio dla
lokalizacji;
2) drogą elektroniczną na adres e-mail: wskazany w § 1 ust. 2 Regulaminu odpowiednio dla
lokalizacji.
2. Zgłoszenie reklamacyjne powinno zawierać:
1) imię i nazwisko Usługobiorcy;
2) adres do korespondencji Usługobiorcy;
3) wskazanie przyczyny reklamacji;
3. Usługodawca rozpatrzy reklamacje niezwłocznie po ich otrzymaniu, jednak nie później niż w ciągu
14 dni od dnia ich otrzymania.
4. Usługodawca prześle odpowiedź na reklamację na adres do korespondencji Usługobiorcy
wskazany w zgłoszeniu reklamacyjnym.
5. Wszelkie pytania, wnioski oraz opinie dotyczące funkcjonowania Serwisu, można zgłaszać w
sposób wskazany w § 7 ust. 1.
6. Usługobiorca jako konsument ma możliwość skorzystania z pozasądowych sposobów
rozpatrywania reklamacji i dochodzenia roszczeń. Między innymi, konsument może się zwrócić do
rzecznika konsumenta (miejskiego lub powiatowego). Szczegółowych informacji na temat
pozasądowych sposobów rozpatrywania reklamacji i dochodzenia roszczeń, Usługobiorca jako
konsument może szukać na stronie internetowej http://www.polubowne.uokik.gov.pl.
Usługobiorca jako konsument może również skorzystać z platformy ODR, która dostępna jest pod
adresem http://ec.europa.eu/consumers/odr. Platforma służy rozstrzyganiu sporów pomiędzy
konsumentami i przedsiębiorcami dążącymi do pozasądowego rozstrzygnięcia sporu.
§ 8 DANE OSOBOWE
Zasady ochrony Danych Osobowych zamieszczone są w Polityce prywatności.
§ 9 POSTANOWIENIA KOŃCOWE

1. Usługodawca zastrzega sobie możliwość zmiany Regulaminu z ważnej przyczyny, jaką jest:
1) zmiana powszechnie obowiązujących przepisów prawa lub ich interpretacji stosowanej
przez sądy lub organy władzy publicznej, mająca wpływ na treść́ Regulaminu i skutkująca
koniecznością̨ jego dostosowania do takiej zmiany przepisów lub ich interpretacji;
2) wprowadzenie nowej funkcjonalności Systemu rezerwacji, skutkujące koniecznością̨
dostosowania do niej Regulaminu;
3) wprowadzenie działań́ promocyjnych wymagających uwzględnienia w Regulaminie;
4) usunięcie ewentualnych wątpliwości lub niejasności interpretacyjnych;
5) zmiana w zakresie procedury zawierania Umów najmu, zakładania Konta w Serwisie,
płatności i rozpatrywania reklamacji;
6) zmiana danych Usługodawcy;
7) konieczność́ aktualizacji wymagań technicznych wskazanych w Regulaminie;
8) usprawnienie obsługi Usługobiorcy.
2. Usługodawca poinformuje Usługobiorców posiadających Konto o zmianach poprzez przesłanie
wiadomości e-mail z informacją o zmianie i treści zmian Regulaminu.
3. Zmiana Regulaminu wchodzi w życie z upływem 14 dni od dnia poinformowania Usługobiorców
drogą e-mailową o zmianie Regulaminu. Usługobiorca ma prawo, w terminie 14 od dnia otrzymania
informacji o zmianie Regulaminu, zrezygnować́ ze świadczonych usług, w tym posiadania Konta.
4. Zmiana Regulaminu nie będzie mieć wpływu na zawarte Umowy najmu. Do Umowy najmu zawartej
między Usługodawcą a Usługobiorcą mają zastosowanie postanowienia Regulaminu w wersji
obowiązującej w dniu zawarcia Umowy najmu.
5. W sprawach nieuregulowanych w Regulaminie mają zastosowanie odpowiednie przepisy prawa
polskiego.
6. Regulamin obowiązuje od dnia 19 stycznia 2023 r.

§ 2 GENERAL PROVISIONS
11. The Administrator of the Website shall be the Service Provider.
12. The content of the Regulations shall be provided to everyone free of charge in the form allowing
for downloading, fixing and printing it out.
13. In order to use the Website properly, one must have:
7) access to a computer or a mobile device;
8) operating system: Microsoft Windows 10 or higher, macOS Big Sour or higher version;
9) access to the Internet;
10) web browser: Mozilla Firefox, Google Chrome, Edge or Safari in the latest versions;
11) minimum display resolution: 1280 x 720 pixels;
12) cookies must be allowed.
14. Closing of the Client’s web browser may lead to the deletion of data sent to the Website. All
settings that affect sustaining or cancelling of the session can be found in the web browser of the
Client.
15. The Client shall refrain from any activities that may have impact on the proper operation of the
Website, including in particular any interference with the content of the Website or its technical
features.
16. The Website together with the electronic services made available on it is accessible on 24/7 basis
(24 hours a day, 7 days a week). The Website requires periodic technical monitoring and updates
which may cause periodic and temporary downtime in the Website operation.
17. The Service Provider reserves the right to:
3) modify the Website, in particular as to the scope and type of services and functionality,
4) periodic technical downtime necessary to update, maintenance and development of the
Website other than referred to in Sec. 6 above.
18. The Service Provider shall inform about such downtime by posting a respective notice on the
Website not later than 24 hours before the planned downtime.
19. The Client may not post any illegal content on the Website or otherwise use the Website in the
manner contrary to the law, Regulations, morality, for commercial purposes or in the manner
infringing justified interests of the Administrator.
20. The Service Provider may be contacted via the following e-mail address: indicated in § 1.2 of the
Regulations for the location, respectively;
§ 3 SERVICES
1. The Service Provider shall provide the following electronic services via the Website:
3) browsing the Website content;
4) execution of distance Tenancy Agreement.
2. Electronic services provided via the Website are free of charge.
3. An agreement on the provision of a service consisting in browsing the Website shall be executed for
a limited period and shall be terminated at the moment of closing by the Client of the Website page.

47) After the data referred to in point 1) above are input, the Booking System shows available
rooms together with a short description of a Room and the price.
48) For each available Room, the Booking System shows the booking cancellation policy,
guarantee policy as well as the general terms and conditions of the Tenancy Agreement.
49) The Client selects the Room.
50) The Booking System shows a summary in which payments are indicated that must be made
before the Client’s arrival and a monthly rent together with other payments to be made by
the Client in connection with the execution of the Tenancy Agreement.
51) The Client clicks the “CONTINUE” button.
52) For certain Rooms, the Booking System shows additional services which may be selected
by the Client (e.g. linen/garage/cleaning).
53) The Booking System shows the panel to set up a Client Account by the Client.
54) If the Client already has got an Account, he/she may log in the system by using the “Login”
tab and inputting relevant data.
55) If the Client does not have an Account, he/she must register in the Website and create an
Account in order to execute the Tenancy Agreement.
56) When registering on the Website, the Client shall input the following data:
- name;
- surname;
- telephone number;
- e-mail;
- user name;
- password selected by the Client to enter the Account;
57) By ticking the appropriate box, the Client represents the he/she has read the general terms
and conditions for the provision of services.
58) The Client registers the Account by clicking the “REGISTER NOW” button.
59) The Booking System displays the Client log in panel to the Account. The Client inputs the
log in data he/she has set up previously i.e. user name and password. At this log in attempt
e-mail address is verified. A message with the verification link is sent to the e-mail account
provided by the Client. The Client clicks the verification link.
60) After clicking the verification link, a new Website window is displayed in which the Client
is already logged in.
61) The Client enters additional obligatory information (the “Resident’s Information”) i.e.
information marked with an asterisk (“*”):
date of birth;
sex;
nationality.
62) The Client may also enter optional information i.e. information not marked with an
asterisk (“*”).
63) The Client clicks the “CONTINUE” button.
64) The Client completes his/her residence address.
65) The Client may specify other address for settlements than the one provided in point above.
66) The Client clicks the “CONTINUE TO PAYMENT” button.
67) The Booking System shows available payment methods.
68) The Client selects a payment method from among methods listed in §5 of the Regulations.
69) The Client inputs data necessary to make payment.
70) After the payment is processed, the Booking System allocates a Room to the Client and
generates the Tenancy Agreement.
71) The Booking System displays the Tenancy Agreement.

72) The Client signs the Tenancy Agreement with the use of the electronic signature in two
places.
73) Electronic signatures are processed by an external electronic signatures provider.
74) When signing the Tenancy Agreement the Client ticks the boxes next to the following
statements that the Client:
has read the General Terms and Conditions of the Agreement, Dormitory Rules
and the information clause regarding the processing of personal data;
knows where the Tenancy Agreement and other documents connected with its
execution are accessible.
has read the principles of personal data processing.
75) The Client signs the attachment to the Tenancy Agreement.
76) The Client clicks the “FINISH” button.
77) The Tenancy Agreement shall be effective from the moment of its signature by the Client
and clicking the “FINISH” button.
78) The Booking System generates the Tenancy Agreement with signatures included.
79) The Client may download the signed Tenancy Agreement.
80) The signed Tenancy Agreement is accessible at the Client Account.
81) The Client is obliged to upload the following documents:
a document confirming the student’s status (e.g. acceptance letter from the
University); and
Identity document (e.g. ID card).
82) At the Client Account Booking details are shown and the instructions what steps should be
taken before making use of the Room.
83) By clicking the “START” button, the Client gets information on the successive steps that
must be followed.
84) The Client may update the information entered earlier.
85) The Client indicates a contact person and provides such person’s data.
86) A video clip advertising the Dormitory is shown to the Client.
87) Practical information on the Dormitory selected and its employees is made available to the
Client.
88) The Client may specify the date and hour of his/her arrival at the Dormitory.
89) The rules binding in the Dormitory are shown to the Client in form of a document entitled
the “House Rules” that may be downloaded in a PDF form.
90) The Client represents that the Client has read and accepts the “House Rules” by ticking the
appropriate box and clicking the “SUBMIT” button.
§ 5 PAYMENT METHODS
3. The Service Provider allows for the following payment methods:
4) by credit or debit card;
5) via an online payment system that supports online money transfers (Przelewy24);
6) via a mobile payment system that supports online money transfers (BLIK).
4. Electronic payments are handled by the payment service provider. If the Client selects the payment
via an electronic payment service, he/she will be transferred to the website of a respective provider
in order to make payments referred to in § 4 Sec. 2.

4. The Client using the Website does not acquire any intellectual property rights to the Website
content or works, data bases, software, tools, trademarks, and logos included in them. The Client
uses the Website as part of the permitted personal use defined by the provisions of the law and on
the terms and conditions set forth in the Regulations. In the remaining scope, reproduction and
distribution in any form and manner of the materials posted on the Website without the written
consent of the Administrator is prohibited.
§ 7 COMPLAINTS
7. The Client may make complaints on the operation of the Website and connected with the provision
of Services by the Service Provider in the following manner:
3) in writing to the address: indicated in § 1.2 of the Regulations for the location, respectively;
4) in an electronic form to the e-mail address: indicated in § 1.2 of the Regulations for the
location, respectively.
8. The complaint should contain:
4) name and surname of the Client;
5) the Client’s correspondence address;
6) the reason for the complaint;
9. The Service Provider shall consider complaints immediately upon receipt, however not later than
within 14 days of the receipt of a complaint.
10. The Service Provider shall send the response to the complaint to the correspondence address of
the Client indicated in the complaint.
11. Any questions, motions or opinions on the Website operation may be submitted in the manner set
forth in § 7 Sec. 1.
12. The Client as a consumer has the opportunity to use out-of-court means of handling complaints and
claims. Among other things, the Client as a consumer can turn to the Consumer Ombudsman
(municipal or district). For detailed information on out-of-court ways of handling complaints and
redress, the Client as a consumer can look for on the website http://www.polubowne.uokik.gov.pl.
The Client as a consumer can also use the ODR platform, which is available at
http://ec.europa.eu/consumers/odr. The platform is used to resolve disputes between consumers
and businesses seeking out-of-court dispute resolution.
§ 8 PERSONAL DATA
The Principles of Personal Data Protection are set forth in the Privacy Policy.
§ 9 FINAL PROVISIONS
7. The Service Provider reserves the right to amend the Regulations for important reasons, which
include:
9) change of the mandatory provisions of the law or their interpretation applied by the courts
or public administration authorities that affect the Regulations and result in the need to
adjust the Regulations to such amendments or interpretation;
10) introduction of new functions in the Booking System resulting in the need to adjust the
Regulations;
11) introduction of promotional actions that must be taken into account in the Regulations;
12) removal of doubts, if any, and ambiguity in interpretation;
13) change in the procedure of the Tenancy Agreements execution, creation of an Account on
the Website, payments and complaint handling;
14) change of the Service Provider’s data;
15) the need to update technical requirements set forth in the Regulations;
16) improvement of Client service.

8. The Service Provider shall inform the Clients having their Accounts about any changes by e-mail
including the information on the modification and the text of the amendments to the Regulations.
9. The amended Regulations come into force after the lapse of 14 days from informing Clients by e-
mail about the amendments to the Regulations. The Client shall have the right to resign from the
services provided, including from having an Account on the Website, within 14 days of the receipt
of the information on the amendment to the Regulations.
10. Amendment to the Regulations shall not affect the Tenancy Agreements executed. The provisions
of the Regulations binding at the date of execution of the Tenancy Agreement shall apply to the
Tenancy Agreement between the Client and the Service Provider.
11. Relevant provisions of Polish law shall apply to matters not regulated in the Regulations.
12. The Regulations come into force on 19th January 2023.
