DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This deed is executed by and between Clarita A. Floral of legal age,

Filipino, widowed, and a resident of Motong, Dumaguete City, hereinafter
called the DONOR, and Maria Shane L. Callos, likewise of legal age,
Filipino, married to JJ P Callos and residing at Taclobo, Dumaguete City,
hereinafter called the DONEE, witnesseth:

That the DONOR is registered owner of a Parcel of land more

particularly described as follows:

TRANSFER CERTIFICATE OF TITLE 317680

A parcel of land (Lot 2056-1-B, of the subdivision plan

PSD-07-079871, being a portion of Lot 1-A,
PSD-074610-058026, LRC Record No. 140) situated in the
Barrio of Banilad, City of Dumaguete, Island of Negros.
Bounded on the NE along line 1-2 by Lot 1-B,
PSD-074610-026026; on the SE along line 2-3 by Lot 2, PCS
07-001163; along line 3-4 by Road Right of Way (4.0 m. wide)
(Portion of Lot 5, PCS-07-001163); and on the SW along line 4-1
by Lot 1-A-1, of the Subdivision Plan. Beginning at a point
marked “1” on plan being S 6 deg. 05’E, 162.04 m.from
BBM No. 9, Dumaguete Cadastre (CAD 96); thence S 88
deg. 27’E, 21.85 m. to point 2; thence S 5 deg. 47’W, 11.72 m. to
point 3; thence S 86 deg. 37’W, 20.27 m. to point 4; thence N 1
deg. 50’W, 13.46 m. to point of beginning. Containing an area of
FOUR THOUSAND THREE HUNDRED FIFTY THREE (4,353)
Square Meters more or less.

That FOR AND IN CONSIDERATION OF LOVE AND

AFFECTION the DONOR HEREBY voluntarily GIVES, TRANSFER, and
CONVEYS by way of DONATION UNTO THE DONEE, his heirs assigns,
and successors in interest the above described property containing an area of
FOUR THOUSAND THREE HUNDRED FIFTY THREE (4,353)
Square meters more or less, for the purpose of Constructing Commercial
Units, Apartment or whatever it may deem best for their future
business, together with all the improvements found thereon free from all
liens, encumbrances and charges of whatever kind;

That the DONOR affirms that this DONATION is not made with
intent to defraud his creditors and that his sufficient funds and property
reserved for himself and his obligations;

ACCEPTANCE
That the DONEE does hereby accept the foregoing donation of the
amount of (state the amount in words then the amount in number) from the
Donor and for which he expresses his sincere appreciation and gratitude for
the kindness and liberality shown by the DONOR.
