INTRODUCTION

1.1 Subdivision Housing in the Philippines

People have different preferences in terms of choosing their own home, and one
of the most popular housing options in the Philippines are subdivisions. Subdivisions
are the space on a lot that has been subdivided into smaller pieces. In our country,
the Philippines, it is known as the gated community.

Subdivisions in the Philippines are popular for their secure and well-maintained
communities and living environments. It can be found in different kinds of areas,
such as urban or suburban. Providing a wide range of services for every family, such
as markets, centers, and even schools. It also caters to different kinds of housing
options, including single-family dwellings, townhouses, etc. Subdivisions can be
accessible to people with different kinds of incomes since they cater to have a
bubbled community and attract people who preferred to have a lot of choices.

1.2 Benefits of Subdivisions

People frequently believe that people who choose subdivisions as their home or
community are wealthy or that subdivisions are only for the elite. However, there are
significant advantages to purchasing a home within a bubble or with exclusivity.

The main advantage of living in a subdivision is that you have a strong protective
shield. This is a huge deal for some families, especially those who work while raising
children. Peace and Quiet: Because subdivisions cater to good private and personal
houses, people who live in cities where noise and traffic reach their homes
understand that tranquility is essential. a sense of community, where people can
develop a high level of understanding because the people in the area are also the
people you will see on a daily basis. Accessible Amenities: Each subdivision has its
own designers and planners, and as planners, they understand the value of creating
a community. Some people look for a place to live rather than just a place to sleep.
Living entails having a well-rounded lifestyle that can provide a person with both
sanctuary and entertainment. Cleaner Environment and Increased Home Value:
Leading a healthy lifestyle isn't enough to ensure a happy life every day. Of course,
having a better home and a cleaner environment is necessary if you want to live and
feel safe for your family.
1.3 Chosen Subdivision

The Pacific Park Place Village is the chosen subdivision of the researcher. Pacific
ParkPlace Village was previously under the Earth and Style Developers. It is a blend
of tropical and Mediterranean settings in a well-maintained and quiet community.

The researcher expects that the subdivision is quite small and unmaintained, but
in reality, it gives different feelings to people once they visit it.

SCOPE AND DELIMINATIONS
In this study, the scope is limited to the site planning of a subdivision named
Pacific Park Place. The researcher will collect and analyze data from existing
subdivisions and other related local resources. The researcher will identify the
problems and considerations that occur in the development planning of the
subdivision, using readily available information from the existing site and some
previous research from local resources. The researcher will utilize the information
from the said resources in order to create a proper or better plan for the site

METHODOLOGY

SITE AND LOCATION:


- The subdivision is located in 6 G Governor’s Doc, Dasmariñas, 4114 Cavite. It
is located on a 29 hectare plot of land in Dasmariñas Cavite.

ACCESSIBILITY

 10 minutes from SM Dasmariñas


 15 minutes away from DLSU – Dasmariñas
 Located just beside Unitop Mall and Wilcon
  20 minutes away from Carmona SLEX Exit

OBSERVATIONS
The site is large as viewed in the figure above. Based on the researcher’s
observations, there are still a lot of spaces that are still readily available. The houses
are made far from each and every house, and they are maintained enough. There
are still lot of possible future development since it is observed that the site’s soil and
landscapes are very healthy.

FACILITIES
It is
observed that there are
several large
properties on the site
as well as a
clubhouse that can
accommodate various amenities such as parties,
weddings, and more. A multipurpose hall, a mini park, a small church, sand for
beach volleyball, an outside basketball court, a guard house, public bathrooms, an
electrical area, utility areas, and tricycle parking pavements are all available.

Based on the site analysis, the researcher discovered that the people who live
there are most likely introverts and private individuals, so the structures for amenities
are only used on occasion. Because the site is so large, the subdivision also
provides a tricycle ride. As a standard subdivision, a clubhouse provides
multipurpose areas, various types and sizes of pools, sports recreation such as
beach volleyball and outdoor basketball, parks for hangouts, and much more. The
Front Gate are minimalist to the point that when the guest enters, it gives a surprise
factor to the guests.

RESULTS

The goal of this section is to examine and present the data gathered in
support of Pacific Parkplace Village. It includes the information gathered to
address the challenges or issues revealed by the design analysis, such as
information on existing dwellings and amenities on the site as well as some old
research resources, which is useful for determining what different design
alternatives may be implemented to fully achieve the design objectives.

1.1 Problem Analysis

Based on the collected data regarding the site analysis, the


researcher are able to determine the problems and come up with strategies to
make the most of the site’s strong points and utilize the weak points of existing
subdivision to improve the design of the building and the site development.
These points include the internal and external factors that affect the
development of the hotel and resort.  

Problem includes:  

 Lack of good sidewalks and pedestrian lane.


 Sun heat ( Lack of Sun shading in the sidewalks)
 Availability of materials and resources 
 Long Walks / Far Destinations
 Trees conservation 
 Lack of accommodation/ Security

1.2 Strategies and Solutions

There are strategies that are considered to be addressed


comparable site problems as a result of the performed examination of site
analysis and research.
 
Possible strategies and conclusions observed from the site of the project: 
 
 Provide boardwalks and landscapes for better experience and circulation
 Minimal use of hardscape to lessen heat
 Open spaces for natural ventilation
 Provide alternative activities tha can make the guests seize the moment
rather than just staying in their houses 
 Plot a proper location of the waste management.  

ANALYSIS AND DISCUSSION

Based on the site analysis, the researcher concluded that it is possible to


have proper planning but still end up with an unmaintained design. Using the right
architectural design features, not just for the houses but also for the circulation and
flow of the paths, can give a great experience to the users. Landscapes and
pathways are the top priority since they have a big impact on the community,
especially the environment.

Pacific Parkplace Village intends to give a sense of security to their


homeowners while maintaining every amenity and structure that may help the
families enjoy and unwind in the community.

Some issues, such as an unmaintained clubhouse and pathways, are just


things that, no matter how good-looking they are, may still have some bad features.
With the use of different resources and the researcher’s own experience, they
conclude that some solutions can really help to answer the said problems.

The researcher recommends focusing on and giving more solutions to
pathways and roads since the site is wide; through this, it can encourage families
and guests to walk or tour around the subdivision more. This can also be a big future
development or business idea for the landowners.

Being well-maintained is one of the top priorities in every house, community, and
environment. This can help not just the people who use the site or structure but,
most likely, also the owners and people who will benefit from it in the near future.

To conclude, it is advised to give more planned proper sidewalks, roads, landscapes,


and waste management to the whole site that can give benefits and great
experiences for the people and for potential site development projects.
