General Overview Across America several organizations and communities
provide programs that design and build
affordable homes so that people can realize the dream of owning their own homes.
Creating this
opportunity often involves logistically ensuring that the financial burden on the homeowner
is
reasonable. An important element of making the home affordable involves designing and
building
the home in a cost-effective manner. Affordable homes should also be affordable to
maintain and
to support. The designer or architect must determine that balance when designing layout,
functions, and material choices. The designer should also strive to create a product with
universal
design so that any occupant can utilize the home without adaptation in the present or
future. This
project involves designing and creating documentation for the design of an Affordable
Home in
Noblesville, IN.
Project Criteria & Constraints The affordable house must meet all Habitat for Humanity
guidelines as laid out in the New
Construction Guidelines document. Each house will conform to relevant codes and
requirements of
the city or jurisdiction in which the house is built as well as to the Habitat for Humanity
standard of
simple and decent. The size of the houses must not exceed the following square footage
requirements:
Two-bedroom – 1170 ft2
Three-bedroom – 1391 ft2
Four-bedroom – 1,599 ft2
Wood frame construction with a crawl space is required. A basement may also be acceptable
due to
specific site conditions. Houses will be constructed to conform to standards of “minimal
accessibility” or
better as described in the current version of the HFHI booklet Accessible Housing Manual:
construction
and Environmental Resources. Houses will incorporate energy conservation features, making

them as
energy efficient as practicable. Features of ENERGY STAR energy efficient houses are
considered a model
to be emulated, not a standard to be achieved at this time.
Universal Design Features Some examples of universal design features that are incorporated
into your affordable house:
An accessible entrance with no steps and a porch or overhang.
Passage doors, including the full bathroom, will be 36 in. wide. If necessary, secondary
bathroom doors may be 32 in. wide.
All hallways will be 42 in. minimum frame to frame.
Kitchen will be designed to permit wheelchair maneuverability (5 ft diameter open area).
Wall reinforcing for grab bars in bathrooms. If the family requires grab bars in the
bathrooms at the time of selection, they will be installed during the initial construction.
At least one full bathroom must be accessible (meet accessibility standards).
