Acquisition Assistant Exempt Director of Acquisitions Corporate

The Acquisitions Assistant reports to the Acquisitions Director. The Acquisition Assistant acts as an agent and/or scout in obtaining necessary acquisition information required to open a new educational facility such as: City maps, maps of charter schools in the area, search for properties via internet, contact Real Estate professionals/groups with listings, contact churches regarding interest in adding a charter school/private school conversion, contact City Chamber of Commerce and Economic Development Dept, set up appointments; view properties, search for properties in each locale not listed on internet , take pictures of property, complete property assessment forms for each property viewed, meet with Landlord/Owner, present RES Lease Draft to Owner/Representative, maintain a spreadsheet that list of all the potential properties viewed and reason(s) for consideration or elimination, contact and work with city, county and state organizations, and formulate property reports with market assessment information: Lease Rates, Tenant Improvements, Renewals, Option to Purchase, Demographics etc. Qualifications: Education/Certification Requires a High School diploma or GED. Real Estate (R. E.) Trade School Course Completion or R. E. Sales License. Bachelors Degree from an accredited College or University preferred. Experience 1+ years of real estate experience (commercial preferred). Required Knowledge, Skills, and Abilities (KSAs) Must have 1+ year of experience with real estate contracts. Working knowledge of real estate leasing and purchase options. Excellent verbal and written communication skills. Ability to communicate with property owners, leasing agents, key players, and decision makers. Ability to manage multiple projects and priorities effectively. Ability to develop and maintain effective working relationships with public and city officials. Must be able to travel 70% or more. Preferred KSAs 2+ years of experience leasing property for private or charter schools. 2+ years of experience managing, leasing, and/or purchasing commercial property of 15,000 square feet or more. 1+ year of experience managing commercial real estate.

Responsibilities and Duties: Assist with Lease agreements according to organizational requirements. Create a real estate acquisitions folder for target area For Lease. Obtain documentation from Campus Director's evaluation/recommendation for each locale. Obtain documentation from Regional Superintendent's evaluation/recommendation for each locale. Assist with Letter of Intent (LOI) and proposed contract. Communications from landlord. Assist with completing organizational Lease contract checklist. Obtain a Copy of previous lease if contract is a renewal. Filing necessary documents with the city, state, and federal government. Real Estate Comparisons-For Lease, For Sale and Sold properties. Assist in obtaining Floor plans, current and proposed. Calculate projected improvement costs into spreadsheets. Utility cost history and/or projection. Inspection report and asbestos survey. Take photos of each site, surrounding area, building interior/exterior. Legal review notes. Campus projected start-up costs. Projected financing costs (down payment, monthly payments amortized over ten years). Obtaining Appraisals. Perform special projects, during and after normal business hours, and other duties as assigned. Travel to various cities as required.
