TRAFFIC IMPACT ANALYSIS d.

Conclusions,

Purpose e. Recommendations and proposed

mitigation measures.
It is the purpose of this chapter to outline the minimum
content of a traffic impact analysis. A traffic impact B. Proposed development and summary of the
analysis responds to a wide variety of issues, varying with development proposal, including the following:
the type of development, location of the proposed 1. Land use and intensity;
project, and existing traffic patterns. There are a number
of issues that are incorporated into a traffic impact 2. Location;
analysis to ensure an efficient and comprehensive review
of the impacts associated with a development proposal. 3. Site plan;
4. Zoning;
Applicability
5. Phasing and timing.
A. A traffic impact analysis shall be submitted with a
development permit application when it is determined C. Area conditions including the following:

1. Generates twenty peak hourly trips or two a. Area of influence;

hundred average daily trips; b. Area of significant traffic impact.
2. Significantly affects or exceeds the current or 2. Study area and land use:
projected level of service of the roadway system
adjacent to the development; or a. Existing land uses;
