CONDITIONAL DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This Conditional Deed of Sale entered into this


_____ day of May, 2019, in the City of Tagbilaran,
Bohol, Philippines, by and between:

, of legal age, married, Filipino and resident of,


Bohol, hereinafter referred to as VENDOR.

- and –

, of legal age, married, Filipino and resident of,


hereinafter referred to as VENDEE.

WITNESSETH

That, the VENDOR do hereby sell, convey and


transfer in manner absolute and irrevocable unto said
VENDEE, her heirs and assigns, for and in consideration
of ONE MILLION EIGHT HUNDRED THOUSAND PESOS
(P1,800,000.00),Philippine Currency, the property,
including improvements therein, situated in Barangay
De, Bohol and more particularly described as follows:

Transfer Certificate of Title No. 40644


Lot 456-A Psd-07-069142

“A Parcel of land (Lot 456-A of the subdivision plan,


Psd-07-069142, being a portion of Lot 456, Cad. 671)
situated in, Province of Bohol. Bounded on the SE along
line 1-2 Lot 456-B of the Subdivision plan; on the NW
along line 2-3 by Lot 455, Cad. 671 and on the NE along
line 3-1 by Barangay Road (10.00 m.wide) registered in
the name of married to containing an area of ONE
HUNDRED TEN SQUARE METERS (110 Sq. M.)more or less”
That the VENDOR hereby sells to the VENDEE who agreed
to buy the above-described land under the following
terms and condition to wit:

1. That the total consideration of sale is ONE


MILLION EIGHT HUNDRED THOUSAND PESOS
(P1,800,000.00),Philippine Currency;

2. That upon signing of this contract the VENDEE


shall pay the VENDOR a down payment of NINE HUNDRED
THOUSAND PESOS (P900,000.00), Philippine Currency, that
the remaining balance shall be paid in full upon
transfer of the title and tax declaration in the name
of the VENDEE;

3. That the VENDOR shall give the VENDEE absolute


and complete control and possession of the subject
property thereon upon receipt of the first payment;

4. That the VENDOR reserves the right of ownership


over the subject land upon full payment of the
consideration;

5. Further, that in the event that the VENDOR


should fall or deliberately refuse to comply with her
obligation, the VENDEE shall be reimbursed of the
amount of the purchase price paid, cost of improvements
as well as beneficial interests and other damages that
the VENDEE may suffer;

6. And Finally, VENDOR shall pay for the capital


gains tax, documentary stamp tax and the cost of
registration shall be paid of the VENDEE.

IN WITNESS WHEREOF, we have hereunto set our hands


this ____ day of May, 2019 at the, Bohol, Philippines.
