Vendor/first Party
is free from all sorts of encumbrances, charges, and legal defects
and vendor/first party has right to transfer/alienate the above said
land to in any manner and no restriction is imposed upon
vendor/first party to alienate/transfer the above said land, whereas
the vendor/first party transferred the said land to vendee/second
party with all rights including fittings, fixture, electronic, sanitary,
connection, security etc by way of this sale deed for a sum of Rupees
100,000/- (Rupees One lac only) and the vendor/first party has
received the full sale consideration of the said plot from the
vendee/second party in presence of sub-registrar Islamabad and
handed over the vendee/second party actual real and physical
possession of the said plot at the spot and now the vendor/first
party, his legal heirs and all other persons claiming under or through
them have been left with no right, title, claim, share or interest with
the same. Now the vendee has become the sole and absolute owner
in possession of the said house and is fully competent to keep and
enjoy the same himself or to sell the same to any body else
according to his own choice. The above said plot is free from all sorts
of encumbrances and legal defects if later on any encumbrance,
charges, legal defect will prove in the same the vendor/first party
shall be liable for all its consequences as per law. If later on, at any
stage, the possession of the above said plot goes out of the hands of
the vendee/second party due to any legal or factual defect or
otherwise the vendor shall be liable to the vendee/second party the
entire sale consideration of the above sold property and also to
make good all the losses, damages, charges and expenses which the
vendee/second party may suffer on that account.
Note of Patwar on Fard: Fard is issued for registered sale deed.
Note: No stay order is pending against this Khasra No. before any
court of law. Stamp duty is being fully paid if any legal defect occurs
parties are responsible.
