TO ALL TO WHOM THESE PRESENTS SHALL COME MANGALA


SAMARAWEERA (Holder of NIC No. 564683047V) of No. 174, Matha patumaga,
Narahenpita (hereinafter sometimes called and referred to as the Vendor which term
or expression as herein used shall where the context so requires or admits mean and
include the said MANGALA SAMARAWEERA his heirs executors and administrators)
SEND GREETING

WHEREAS the said Vendor is under and by virtue of Deed No.


1250 dated 09.03.1977 attested by G. Karunarathna of Colombo Notary Public seised
and possessed of or otherwise well and sufficiently entitled to all that divided and
defined allotment of land marked LOT 2 depicted in Plan No. 1475 dated 20 th February
1975 made by A. Alponso a Licensed Surveyor, of the land called KAJUGASWATTA in
the schedule hereto fully described

AND WHEREAS the said Vendor has agreed with SAGARA RATHNAYAKE (Holder of
NIC No. 654789542V) of No. 67, Dhabare Road, Narahenpita (hereinafter called and
referred to as the “Purchaser” which term or expression as herein used shall where the
context so requires or admits mean and include the said SAGARA RATHNAYAKE his
heirs executors and administrators ) for the absolute sale and conveyance unto the
Purchaser all that allotment of land and remises in the schedule hereto fully described
at or for the price or sum of RUPEES FIVE MILLION
(Rs. 5, 000, 000/-) of lawful money of Sri Lanka.

NOW KNOW YE AND THESE PRESENTS WITNESS that the said Vendor in
pursuance of these presents and in consideration of the said sum of RUPEES FIVE
MILLION (Rs. 5, 000, 000/-) of lawful money of the Democratic Socialist Republic of
Sri Lanka (the receipt of which the said Vendor doth hereby admit and acknowledge)
the said vendor doth hereby sell grant convey assign transfer set over and assure unto
the said Purchaser his heirs executors administrators and assigns all that land and
premises in the Schedule hereto fully described together with all and singular the rights
ways easements advantages servitude and appurtenances whatsoever thereto
belonging or in any wise appertaining or usually held occupied used or enjoyed
therewith or reputed or known as part or parcel thereof and together with all the estate
right title interest property claim and demand whatsoever of me the said Vendor of in
to upon or out of the said premises and every part thereof

TO HAVE AND TO HOLD the said land and premises in the schedule hereto morefully
described hereby sold and conveyed with the rights and appurtenances thereto
belonging unto the said Purchaser his heirs executors administrators and assigns
ABSOLUTELY AND FOR EVER

AND the said Vendor for himself and his heirs executors and administrators do hereby
covenant promise and declare to and with the said Purchaser and his aforewritten that
the said Vendor now has good right full power and lawful and absolute authority to sell
and convey the said land and premises in the Schedule hereto fully described in the
aforesaid manner and that the said land and premise are not vested in any Local body
under any law in force in the Republic of Sri Lanka and are not vested in any
Government Authority, Bank, Corporation or other body under any Act or Law in the
Republic of Sri Lanka and that the land and premises fully described in the schedule
hereto are free from all encumbrances claims and disadvantages whatsoever and not
subject to any charge lien seizure acquisition sequestration or other proceedings
whatsoever and that the said Vendor has not at any time heretofore made done or
committed or been party or privy to any act deed matter or thing whatsoever whereby
or by means whereof the said land and premises or any part or portion thereof are is
can shall or may be impeached or encumbered in title charge estate or otherwise
howsoever whereby the said Purchaser or his aforewritten shall or may lose the full
benefit and advantage of the absolute sale hereby effected and that the said Purchaser
and his aforewritten shall and may at all times hereafter peaceably and quietly possess
and enjoy the said land and premises in the schedule hereto morefully described and
receive the income and profit thereof without any interruption or disturbance by her the
said Vendor and his aforewritten or any other person or persons interest thereto and
that the said Vendor and his aforewritten shall and will at all times hereafter warrant
and defend the title to the said land and premises and every part or portion thereof
unto the said Purchaser or his aforewritten against any and every person or persons
whomsoever lawfully claiming any right title or interest thereto and that the said Vendor
and his aforewritten shall and will at all times hereafter warrant and defend the title to
the said premises and every part or portion thereof unto the said Purchaser or his
aforewritten against any and every person or persons whomsoever and that the said
Vendor and his aforewritten shall at the request and cost of the said Purchaser or his
aforewritten do and execute or cause to be done and executed all such further and
other acts deeds assurances matters and things as the said Purchaser or his
aforewritten shall or may reasonably require for the more perfectly and effectually
conveying and assuring the said land and premises hereby sold and conveyed unto the
said Purchaser or his aforewritten as by the said Purchaser or his aforewritten may be
reasonably required.

IN WITNESS WHEREOF the said Vendor doth hereunto and to


two others of the same tenor and date as these presents set his hand in Colombo on
this Sixth day of November Two Thousand Seventeen (2017)

THE SCHEDULE ABOVE REFERRED TO

All that defined and allotment of land marked Lot 2 depicted in Plan No. 1475 dated
20th February 1975 made by A. Alponso, Licensed Surveyor of the land called
KAJUGASWATTA together with the buildings trees plantations soil and everything
standing thereon being a part of premises bearing Assessment No. 74/B, Muhandiram
E.D. Dhabare Mawatha, situated at Narahenpita Village within the Colombo Municipal
Council, in the Narahenpita Grama Niladhari Division of Thibirigasyaya Divisional
Secretariat Division in the Palle Pattu of Salpiti Korale in the District of Colombo
Western Province and which said Lot 2 is Bounded on the NORTH : Lot B depicted in
Plan No 2470 EAST : Lot 9 Hereof SOUTH: Lot 7 Hereof WEST: Lot 3 Hereof
and containing in extent Eight decimal Five perches (A:00 R:00 P:8.5)
registered in C 500/15 (volume/Folio) at the Land Registry of Colombo.

Notary Public do hereby certify and attest that the foregoing instrument was duly read
over and explained by me to the within named executants MANGALA
SAMARAWEERA and SAGARA RATHNAYAKE both of whom are known to me and
who signed illegibly in the presence of in the presence of Mahinda Rajapakshe of No.75,
Dhabare Mawatha, Narahenpita and Ranil Wickramasinghe of No. 30, Temple Road,
Narahenpita both of whom are signed illegibly the subscribing witnesses hereto both of
whom are known to me and the same was signed by the said executant by the said
witnesses and also by me the said Notary in my presence and in the presence of one
another all being present together at the same time at Colombo Sixth day of November
Two Thousand Seventeen (2017)

AND I further certify and attest that a sum of Rs. 5, 000 000/- was paid in full in cash
at the execution of these presents and Duplicate of this instrument bears a Receipt
bearing No.2040 dated 06-11-2017 for a sum of Rupees One hundred Ninety Nine
Thousand (Rs 1,99,000/-) issued by the Bank of Ceylon, Narahenpita to the credit of
Colombo Municipal Council and the Original bears an adhesive stamp of the value of
ONE RUPEE (Rs.1/-)
