DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I, Clara David ( co-owner), of legal age , Filipino, widow and with residence and postal
address at Brgy. Babo Sacan, Porac, Pampanga, Philippines respectively for and consider of the
sum of ONE HUNDRED THOUSAND PESOS (Php 100,000.00) Philippine currency paid in
hand by EDWARD PAUL IGAYA, of legal age, married to BELINDA LOPEZ IGAYA ,
Filipino and resident of #32 Katipunan Extension, Vista Real Classica, Quezon City, 1126 do
hereby sell, transfer and convey absolutely and unconditionally unto the said vendees their heirs
and assigns of the 112.5 square meters ( cut of Clara David) improvements are not included, of
undivided Portion of 225 square meters more particularly described as follows:

portion of Lot 2052-B-1-B-3 ,(LRC) Psd-23473, LRC Cad. Rec. No.15023), situated in the Barrios of
San Fransisco and Santiago. Municipality of Conception, Province of Tarlac, Island of Luzon. Bounded
on the NE., points 3 to 4 by Lot 15, Block 2; on the SE., points 4 to 1 by Lot 2052-E-1-B-2, [LRC] Psd-
23473;on the SW., points 1 to 2 by Lot 13, Block 2; and on NW., points “1” on plan, being N. 73 deg.
23’E., 2571 .80 m. from BBM No. 41, Conception Cad ., 100; thence N. 57 deg. 06’W ., 18.82 m. to
point 2; thence N. 33 deg. 54’ E., 12.00 m. to point 3; thence S. 57 deg. 06’E., 18.78 m. to point 4;
thence S. 33 deg. 42’W., 12.00 m. to the point of beginning; containing an area of TWO HUNDRED
TWENTY FIVE (225) Square meters, more or less. All points referred to are indicated on the plan and
are marked on the ground as follows: all are P.S.cyl.conc.mons. 15x60cms. ; Bearings: True;
Declination 0 deg. 30’E.; Date of the Original Survey , April 1916-Nov. 1917 and that of the
subdivision survey,July 9-20, 1965.

Of which we are the present owner in free simple in accordance with the Law. The title there to
being evidenced by the TCT No. 295678
