DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED, is made and executed in the municipality of

San Francisco, Agusan del Sur, Philippines, by and among:

JELI TABACO, of legal age, Filipino, and a resident of

Butuan City, Agusan del Norte, Philippines, hereinafter
called the VENDOR ;

-and-

RONITO C. FERNANDEZ and REMEDIOS B. FERNANDEZ, Filipino, of

legal age, and residents of Pugad, Lianga, Surigao del Sur,
Philippines, hereinafter called the VENDEES ;

-WITNESSETH-

WHEREAS, the VENDOR is the sole and exclusive owner of a

parcel of land more particularly describe as follows:

“A parcel of land, known as Lot No. 533-C&A, Pls-44, situated at

Pugad, Payasan, Lianga, Surigao del Sur, containing a total area of
0.3426 hectare/(3,426) sq. meters, bounded as follows; N: Sec. 005, S:
26 (533-part), W: 23 (534-part) 24 (535-part) 22 (535), and E: Sec.
005, under Arp/TD No. 10-0010-00143, declared in the name of Jeli
Tabaco”

That for and in consideration of sum of THREE HUNDRED

THOUSAND PESOS (P300,000.00) Philippines Currency, VENDOR
hereby SELL, CEDE, CONVEY and TRANSFER, in a manner absolute
and irrevocable, the above-described parcel of land Unto
VENDEEs, their heirs and assigns, free from all liens and
encumbrances;

That VENDOR hereby warrants peaceful possession and

ownership of VENDEEs of the parcel of land herein conveyed
and shall defend the same from any and all adverse claim by
any person whatsoever;

IN WITNESS WHEREOF, we have hereunto set our hands this

19th day of February 2018 at San Francisco, Agusan del Sur.
