CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease made and entered this _____ day of _____________________, year
at by and between:

LUZVIMINDA LEIS TAGUBA, of legal age, married, Filipino citizen with residence address
at 12 P. Oliveros St., Antipolo City, hereinafter referred to as the "LESSOR";

-and-

MARISSA ORTIZ, of legal age, married, Filipino citizen with residence at B6 L4, Nagsikap
Hometowners, Ligtasan Road, Bgy. San Roque, Antipolo City, and hereinafter referred to as
the "LESSEE";

Witnesseth That:

WHEREAS, the LESSOR is the owner of Two (2) Storey Commercial Space located
at #12 P. Oliveros St., Antipolo City;

That the LESSEE desires to lease at the First Floor of subject Commercial space
from the LESSOR under the following terms and conditions to wit:

1. Period of Lease: The term of this lease is for a period of two (2) years commencing
on July 1, 2023 to July 1, 2025, such terms by mutual agreement of both parties.
The LESSEE must signify its intention to extend the lease by written notice thereof to
the LESSOR at least thirty (30) days prior to the expiration of this contract;

2. Amount of Rent: The LESSEE agrees that the monthly rental of the LEASED
PREMISES shall be ELEVEN THOUSAND PESOS (PhP 11,000.00) Philippine
currency;

3. Manner of Payment: Upon signing of this contract the LESSEE shall pay the sum
of ELEVEN THOUSAND PESOS (PhP 11,000.00) Philippine currency payable
every 16th of the month commencing on July 1, 2023;

4. Use and Purpose: The LEASED PREMISES hereby expressly agrees and warrants
shall be used by the LESSEE exclusively for commercial purposes, and said LESSEE is
hereby prohibited to use the said premises for any other purpose(s) without the prior
consent of the LESSOR;

5. Rights of Lessee Non-Transferable: The LESSEE shall not directly or indirectly


sublease, assign, or transfer her right of lease over the leased premises or any
portion thereof under any circumstance whatever, and any such contract made in
violation of this clause shall be null and void;

6. Security Deposit: The Security deposit in the amount of TWENTY TWO


THOUSAND PESOS (PhP 22,000.00) paid in July 1, 2023, shall remain NOT to be
consumable as rent; said security deposit shall answer for any unpaid bills for
electricity, water, and other utilities upon termination of this lease contract. The
security deposit, or the balance thereof, shall be turned over without interest and
need of demand, by the LESSOR to the LESSEE upon presentation of proof by the
LESSEE that all utility bills have been paid and that no loss or damage to the unit
exists up to the termination date of this lease contract.
In the event that the LESSEE does not complete the contract period, the security
deposit shall be automatically forfeited in favor of the LESSOR, over and above the
above-mentioned obligations which are for the account of the LESSEE.

7. Repairs and Improvements: The LESSEE hereby express acknowledges that the
leased premises are in good tenantable condition and agrees to keep the same in
such good and tenantable condition, the Lessee undertakes at her exclusive expense
all minor repairs. Provided, however, that all improvements or alterations of
whatever nature such as may be made therein shall form an integral part of the
leased premises and shall not be removed therefrom but shall belong to and become
the exclusive property of the LESSOR upon the termination of the lease, without
need for reimbursement for the costs thereof;

8. Inspections of Premises: The LESSOR or his duly authorized representatives shall


have the right to inspect the leased premises at any reasonable hour of the day;

9. Changes in Existing Installations: The LESSEE shall not make alterations or


changes in the electric or plumbing installations or in any other improvements
installed within the leased premises, without the prior written consent of the
LESSOR;

10. Maintenance and Sanitation: The LESSEE shall keep the Leased Premises clean
and in sanitary condition. The LESSEE has inspected the Leased Premises and found
the same to be ready for occupancy, in good tenantable condition.

11. Utilities: All cost for connections, bills or charges of water, electricity, telephone and
other utilities in the LEASED PREMISES shall be for the account of the LESSEE from
the time the LESSEE occupies the LEASED PREMISES, up to the actual date when the
LESSEE vacates the same in accordance with the terms and conditions of this
Contract of Lease.

12. Failure: The LESSEE's failure to pay one (1) month rental shall constitute a ground
for the termination of the Contract of Lease;

13. Upon renewal of the said contract, an increase of 5% will be added to the
prevailing rental.

IN WITNESS WHEREOF, the PARTIES here to have signed these presents on this
______ day of ________________ 2023 in the City of Antipolo. Province of Rizal,
Philippines.
