INITIAL PHASE

THIS PHASE CONSIST OF PEOPLE APPLYING


FOR RMR.
ONCE THE APPLICATION IS SUBMITTED
ONLINE, APPLICANTS HAVE TO PRINT OUT
THE FORM AND SUBMIT IT WITH THE
NEEDED DOCUMENTS TO THE OFFICE.
APPLICATION WILL ENTER THE SYSTEM
AND WILL BE PROCESSED.
APPLICATION WILL BE ACCEPTED IF THE
APPLICANT ARE WILL IN THE APPLICATION
ELIGIBILITY.

PLANNING PHASE

ONCE THE ALLOCATION IS ANNOUNCED, THE ELIGIBLE APPLICANT WILL


BE CALLED FOR RMR BRIEFING.
THE APPLICANTS NEED TO BRING CCRIS REPORT AND THE
LANDOWNERS.
AFTER THE BRIEFING, THE APPLICANT WILL BE ASSIGNED TO A LAWYER
FOR AGREEMENT SIGNING PROCEDURE.
DURING THE SAME PERIOD OF TIME, CONTRACTORS WILL ALSO BE
CALLED FOR THE SEPARATE BRIEFING.
THE CONTRACTORS WILL BE INTRODUCED TO THE NEW DESIGN AND
THEY WILL BE GIVEN THE INDENT FOR THE PROJECT

EXECUTION PHASE

THIS PHASE IS WHERE THE CONSTRUCTION STARTS. THE


CONTRACTORS AND THE APPLICANTS MEET UP TO GET INTO DEPTH
ABOUT THE PROJECT AND TO MAKE SURE THE LANDS USED IS THE
CORRECT ONE
IN THE PERIOD OF THE CONSTRUCTION, BOTH PARTIES MUST KEEP IN
TOUCH FROM THE START TILL THE END TO AVOID ANY ISSUES WITH RUMAH MESRA RAKYAT BRIEFING
THE HOUSE CONSTRUCTION. FOR APPLICANTS AND
CONTRACTORS
MONITOR CONTROLLING PHASE

FOR THIS PHASE, THE ASSIGNED SPNB


OFFICERS WILL VISIT THE CONSTRUCTION
SITE.
THE OFFICERS HAVE TO DO SITE VISITS TO
MAKE SURE THAT THE CONTRACTORS ARE
COMPLYING WITH THE PLAN.
THE CONTRACTORS ALSO NEED TO BE IN
CONTACT WITH SPNB FOR MATTERS LIKE
PRESENTING HOUSE PROGRESS, MAKING
PROGRESS CLAIM AND IN CASE OF ANY
ISSUES ARISE.
CLOSURE PHASE

THIS IS WHEN THE CONSTRUCTION IS


DONE. BEFORE HANDING OVER THE
PROPERTY, SPNB OFFICERS WILL PERFORM
AN INSPECTION TO MAKE SURE THAT
THERE ARE NO DEFECTS.
THE CONTRACTORS ARE ALLOWED TO
CLAIM THE 100% WORK PROGRESS CLAIM.

HANDING OVER VACANT

CONCLUSION

DURING MY INTERNSHIP AT SPNB KOTA BHARU, I HAVE LEARNED A LOT ABOUT THE COMPANY, ITS
BACKGROUND AND THE PROJECTS RUN BY THE COMPANY ITSELF ESPECIALLY RUMAH MESRA RAKYAT (RMR).

MY WORK AT SPNB WHEN IT COMES TO PROJECT MANAGEMENT OF RMR HAS TAUGHT ME A LOT ABOUT
HOW THE PROJECT IS MANAGED FROM START TILL FINISH, HOW THE APPLICANTS ARE SORTED, HOW THE
PROGRESS OF THE CONSTRUCTION IS TRACKED AND HOW IT IS MONITORED.

THE EXPERIENCE I GAINED WHILE DOING MY INTERNSHIP AT SPNB DEFINITELY ENHANCED MY SKILL AND
GAVE ME A PICTURE OF HOW WORKING LIFE COULD BE. IT ALSO HAS HELPED ME DEVELOPED NEW SKILLS IN
THE FIELD AND WOULD HELP ME IN THE FUTURE.
