EXECUTIVE
SUMMARY

The LGBT community is a diverse and


large group. Many LGBT people face
homelessness and discrimination due
to the stigma of being LGBT. This proj-
ect will create a safe space for LGBT
people who need a place to live or
to get help finantially and physically.
This place will also provide a youth
group area to help the LBGT youth
comming out and staying positive.

What is Unity?
Unity is an LGBTQ apartment complex and community center. There are many LGBTQ
people throughout the country that face discrimination from their family members and
people in society. This building’s purpose is to have a safe space for people within this
community. It will make it, so people feel safer and more comfortable while living in the
complex because it is LGBT friendly. Not only does this place function as an apartment
complex, but it also will have a LGBT resource center. This resource center will have
many different types of resources to help LGBT people in their life. Some of the things
offered in this center would be a counseling center, job center, clubs, and be an overall
safe space for people within the community. This resource center is not just for people
who live in the complex, but it is open to the community.

Unity could contribute to the advancement of the profession because it will create two
different spaces that all go under the same idea which is being an LGBT friendly space.
While there have been many buildings in cities that have restaurants on the bottom
and hold apartments above the restaurant, this is a bit different. By having both spaces
focused on the same topic. Since these spaces have a similar idea, these spaces are
going to be designed in a way that links them together to make them feel like they both
belong together.

The main problem that needs to be solved is the mental and physical health of LGBT
people. Many LGBT people have been discriminated against such as parents kicking
their children out of their house. This project is here to help them. When people get
kicked out of their family home, it is hard for them to get on their feet and help in so-
ciety. In Colorado, young adults who are LGBT who experience homelessness is over
twice as big as heterosexual people in that same age range. Also, people who are LGBT
that face homelessness are higher because of the discrimination in the workplace and
many LGBT people by on average earning a smaller wage. That is where the apartment
complex comes in. This complex is designed to help people who have been kicked out
of their homes by offering fair living prices and with the resource center below, they will
have access to all the resources to help them get good jobs and counseling to make
them flourish within society. The complex is not just for people who were kicked out of
their family homes though, this place is open to everyone who would need a space to
live safely. With the discrimination and dangers LGBT people face daily, it would be very
beneficial to the community to have a place where they can live without fear. The com-
plex will also allow people who are not a part of the LGBT community to stay, but they
will have to follow a no discrimination policy if they want to stay within the space. The
reason why people should care about this is because not only will this project help bene-
fit a group of people, but it will also help the economy by helping get people jobs.

Overall, Unity, would like to achieve creating a space to help LGBT people in Denver.
Creating a safe space for this community will not only benefit them but also benefit the
community by getting people jobs and to also help with mental health. It will also help
decrease the amount of homeless LGBT youth and give them a better chance in life.

ISSUES ANALYSIS

Project Type
This project will be a community center and apartment living complex
which will cater to the needs of people within the LGBT Community.
This will inturn make the building a mixed use building.

Current Issues

a. Homelessness: There are twice as many homeless LGBT


youth compared to the homeless heterosexual youth.

b. LGBT youth and adults are subject to violence, discrimina-


tion, and trauma on the streets.

c. LGBT youth have a higher risk of depression and suicidal


tendencies over heterosexual youth.

d. There is a lot of discrimination for LGBT people and espe-


cially transgender people when finding a job.

CORE PROPOSITION

This community and living facility will be designed to create a safe


and welcoming environment to the LGBT community and the allies
to the LGBT community. This space will create a support system to
the LGBT community by providing some third space areas to help
people build relationships with others while also creating a safe
living space and center to focus on the wellbeing of the
community.

Evidence Based Design Theories That Will Be Used:

i. Information Processing Theory: This theory will be used for the space
to encourage the users to explore the space and see all the different things
that the space has to offer.

ii. Biophilia: This is an important theory that is going to be used within


space because it brings a lot of mental and physical health benefits. Using
nature within the space can keep the air in the space clean while also low-
ering the stress of the users because having nature in a space gives people a
sense of calmness.

iii. The theory of Proxemics: This will be important to the space because
this building will have many different uses within it. To help the users under-
stand how the space should be interpreted I think it would be important to
use this theory

ANALYSIS

The first noticable aspect that people see when
looking at this building is its unique V shape. The
main enterence of the building is with in the mid-
dle part of the V. There are other enterences/exits
located at the back of the building and at one of
the points of the V. The back enterences leade to
the ballrooms while the other enterence leads to a
restauraunt called the Jackdaw.

The overall materiality of the building is mostly com-
posed of brick masonry and glass. Most of the glass
windows are in the center part of the V where the
rooms are to bring in a lot of natural light. o The
construction type of the building is C – Masonry or
Concrete Load-Bearing Walls.

As for fenistration, there are many windoes that


wrap around the building where the hotel rooms
are located. This will give people who are inside
the building the benefit of having a tun of natural
light. The exterior doors to the building are mainly
located in the front and the back of the building
which also act as enterences to different spaces.

The building is six stories tall. The first floor mainly


is composed of the lobby, pool, fitness area, the
ball rooms. There is also a Mezenine which a eating
area is located.

The second through sixth floors are mainly com-


prised of hotel rooms. These rooms generally have
the same layout each floor. The circulation for
each floor seems to have people walking from the
center of the V and then walking to each wing. In
the wing areas, There are staircases on the back.

There are many unique features within the space.


One unique feature that should be preserved is the
great entry into the building. This space is large
and has a unique triangle shape which would be
interesting to keep.The other Unique feature of the
space that should be preserved and enhanced is
the pool area. This would be a nice amenity for the
residents who live in this space and since it is indoor
it would be accessible year-round.The triangular
shaped sky-light would be another unique feature
that needs to be preserved because it is unique in
shape and allows a tun of natural light.

SITE ANALYSIS

I chose this site for my project because it is in a city that is more


affordable and very close to downtown Denver. The city of aurora is a large
city that holds many residential neighborhoods, businesses, beautiful open
spaces, and community activities. Aurora is also an LGBT friendly city. The
site is located next to I-225 and is both 25 minutes from downtown
Denver and Denver International Airport. The site is surrounded by residen-
tial neighborhoods and local businesses which ideal for an LGBT community
center and affordable housing building. There are a few public transporta-
tion locations that are around one mile from the site which makes it ideal for
LGBT people who do not have their own personal form of transportation to
still reach the community center and housing. There are also many
grocery stores and retail stores that are in a 2-mile vicinity of the site. The
zoning of this site is in the category MU-C which stands for
Mixed Use – Corridor. The MC-U zoning allows for multifamily housing,
businesses, and mixed-use buildings.

located at the back of the building. The front

Noise/Views
This location would have some noise because it is located right next to
I-225, so there will have to be some acoustical products installed within
the building to help mitigate the sound of the interstate.On the West
facing side of the building people will have a view of the mountains
from the upper levels of the building. Most of the other views would be
of buildings and golf courses.

Zoning

Zoning Category: MU-C (Mixed Use Corridor) which allows


mixed use buildings, multi-family, businesses, etc. This allows
the space to be converted from being a hotel to the Unity
LGBT Community Center and Apartments.

TRANSPORTATION

Lightrail Public Transportation/RTD

The Light rail is a 15-minute walk from the building and


there are also RTD buss stops located throughout the
area. There are many biking paths that are in a
1-to-3-mile radius of the building. There are also many
roads including I225 for people who have access to
veciales, also around this site with a large parking lot.

There are many LGBT youth and adults who need help by
finding a place to live all the way to needing help with
mental health and where to find a healthcare clinic that
will accept them. Expecially for trans people, it is hard to
find healthcare that will truly accept them and take care
of them because of who they are. There are also people
that are in the community who want to help and take care
of others within the community. Unity makes it so people
within the community can get the help they need by allies
or by other people within the community who want to help
make a difference. The community center offers many
resources on LGBT friendly healthcare providers, mental
health services, job findind services, common rooms for
people to meet others within the community, and more.
In order to get an idea of people who might want to be
apart of the Unity expirence, we added a pair of user
profiles.

The building was as a whole is inspired by the historical

between the two spaces.

The design of the building is to emphasize the connectivity


with the surrounding area. By the scale of the building on its
edge, it is approachable from the street. The building uses
many windows and curtain walls to allow people inside
the space to not only have a lot of natural light, but it also
gives the users of the space a view of the surrounding area.
The flooring used throughout the space is Terrazzo which
provides a sleek and clean look. To support the concept,
the space has many unique spaces. Some of the spaces
within the building are the youth center, the center plaza,
multiple courtyards.

iOverall, the space is separated into 3 main areas. The first


area which would be in the locations labeled 1 and 2 are
the senior areas. Location 1 which is in a red color is the
senior center and location 2 in yellow is the senior housing
area. These areas are more focused on Adult LGBT people
who are apart of the community. The second main loca-
tion would be below the senior area. This part is dedicated
to youth center, retail, and admin. Why this part is bigger
is because there are a lot of youth programs including the
Cultural Arts programs and the Adriane Getty Foundation
Youth Academy which is located on the upper floors of
that part of the building. The third area is located across
the street and that is where the youth housing is located.

The materials used in the LAND Community center mostly consists of concrete. These custom concrete column type
structures that hold up the Gallery part of the building looks like a type of sculpture. This material was used to create
a rippling effect to enhance the tactile and sensory experience. Above this concrete is the gallery area which mainly
uses steel and glass as construction. The class goes all the way around the gallery area to have as much natural light
as possible. The rest of the building is located underground. There are stairs within the concrete sculpture for people
to go to the lower levels. The other way people can get to the lower levels is the through the sunken courtyard. This
courtyard has a spiral walkway around it which goes from ground level to below ground. On the lower level is where
all the other rooms and facilities are located.

The reason why the space is in the above ground and underground configuration is to minimize the amount of
ground space. Even though this building was created to minimize the amount of space needed, the building is
flexible for a large range of community activities. As it goes for the movement of the space, the part that is above
ground is the gallery, reception, kitchen, meeting room, and locker room. All the other amenities such as the lunge,
day care center, fitness center, pool, and other rec center rooms are located underground. There is also a green roof
located at the top of the structure.

COLOR THEORY

Color, tectxtures, and patterns are very important to how an interior makes someone
feel. Colors and patterns can make people feel a certian way or influence a certian
mood. Not only are colors important in the design world, but it is also a very important
aspect of the LGBT community as well. There are many colors that are used within
the community and they all have to do with the different sexualities. Almost every-
one knows the pride/gay flag which is the rainbow flag. Not everyone knows about
the other flags which represent every letter in the acrynum. To make this space feel
like it is more welcome to the LGBT community, we will use these colors found with in
the many flags. The space should not be overwhelmed with colors though so each
space will have their own color pallet that is easy on the eyes but also represents
the different members of the LGBT community. For example one room might have a
pastel blue, white, and pink color pallate to the overall space which would inturn rep-
resent the Transgender community. Not only will the rooms have these color palletes
to help bring light to each sexuality, but it has to be chosen in a way that is pleasent
for all users. Depending on age some people have a harder time seeing a color
compaired to someone at a different age. These can range from pastelles, regular
colors, to bright colors. So each room will have to acommodate for each user. As for
textures there will be some textured walls to help make the space more intreaguing
and for furniture in the community center, the fabrics that are going to be used will
be eco-friendly recycled fabrics that are also heavy traffic and stain resistant.

As for lighting, we want to have bright light throughout the space. Most of this light
will come from natural light and as for electrical light, we are going to use lightbulbs
that are LED/Flourescent colors. The reason why these light bulbs will be the best
unatural lighting for the community center is because they are the easiest on the
eyes and are also energy efficient.

The building seems to be a type II building because of the masonry on


the outside and the baring walls. It could also fall under the building type
III.

The amount of ideal squarefootage for the business part of the building
would be around 100,000 - 120,000 square feet while the residential por-
tion of the square footage would be around 60,00 to 80,000 square feet.

PROGRAM SUMMARY

Unity LGBT Community Center and Apartments is a com-


pany that will be moving into the Hilton Doubble Tree
building in Aurora next to I225. This companys focus is to
help LGBT people who are in need by offering Afford-
able Housing and other resources. The building is over
180,000 square feet and will be used to its fullest capac-
ity. The upper floors are going to be residential while the
first 3 floors will be the community center. The community
center will offer Finantial services, job services, youth ser-
vices, and much more.

This place will be a safehaven for people within the LGBT


community. It also offers people with in the community
to meet new people so they can form long lasting rela-
tionships with people.
