HOME MODIFICATIONS APPROVAL

With reference to your application for 'Modifications, Additions and Home Improvements' filed under
request number ALT-11712, kindly be advised that Emaar Community Management grants you interim
approval and has no objection towards the below works, subject to the conditions, as mentioned, herein:

ƒ External painting
ƒ Main door relocation
ƒ Enclosing of patio
ƒ Swimming pool construction
ƒ Tile installation (Internal)
ƒ Bathroom remodeling
ƒ Kitchen remodeling
ƒ Door/window replacement
ƒ Interior fit-out
ƒ Internal layout modification
ƒ Villa Extension
ƒ Enclosure of courtyard
ƒ Household staff room/service block construction

Please be advised, that we do not have any objection on the above-mentioned Modifications, but
shall be based on the following conditions:
- Ensure that none of the Modifications and/or additions affect any structural elements of the unit.
- In the event that you plan to plant trees within your plot, please ensure that the tree variety chosen, is
such that, in future it would not damage the boundary wall of your villa, your neighbor’s villa and the
common area sewage and irrigation system.
- In the event that this happens, please note that the cost of rectification of these areas will be your
responsibility.
- Conocarpus or Damas trees are strictly not permitted.

It is mandatory for you to obtain final approvals from Dubai Municipality or Dubai Development
Authority, Dubai Civil Defense, and other local government authorities as applicable prior to commencing
the work. Your contractor (DASHER INTERIOR DECORATION L.L.C, SILVER FOX
CONTRACTING L.L.C) should obtain entry permit on ecmpermits.ae prior to commencing the work.

The property owner undertakes full responsibility for this home improvement and Modification
works against damages/leakages to his/her property, neighboring units or common area,
neighborhood complaints or any local authority objections and should resolve any issues that may
arise due to the above at his/her own cost.

It is important to note that any Modifications and/or additions carried out on your premises shall be at
your sole risk and Emaar will not be liable for any structural damage caused by this action. Furthermore,
please note that any area/item that is affected by the said Modifications and/or additions may void the
warranty on that area/item.

This No Objection Certificate is issued, subject to the stipulation that Emaar may apply the security deposit
lodged with your application towards the cost of rectification of any damage caused by the work, with the
right of Emaar being able to recover from you any deficiency thereof.

Notes
1. In order to maintain the cleanliness of your neighborhood, you must provide a skip or trash bin
sufficient to hold all construction/plantation debris, in front of the unit during the course of
work. The skip must fit into the garage and not block access for pedestrians for pedestrians and
emergency vehicles. Disposal of construction waste/debris should only be at Dubai
Municipality allocated dumpsites/landfills and not into common area or drainage system.

2. Works should be according to the approved scope of work and conditions mentioned in
annexure. Failure to comply with the annexure, will result to issuance of a Notice of Violation.

3. Work timings shall be from 8 AM to 5 PM on all days, except Sundays and public holidays.
However, works generating noise should start from 9 AM and to be avoided between 1 PM and
3 PM on regular days. Any work causing noise and disturbance is prohibited during Saturdays.

4. Work should commence only after applying for and receiving the appropriate entry permit.

5. A copy of this No Objection Certificate should be stuck/hung (encapsulated in plastic) in front


of the garage area, to indicate that the ongoing modification/addition is authorized. Drilling of
bore wells is prohibited.

This No Objection Certificate is applicable to the Modifications and/or additions mentioned


herein and is valid for works to be completed within 15 February 2023 only.

Please note that all works must be completed within the above-mentioned date as extension of
validity will not be permitted.

x External painting
o New external wall paint color & texture should be the same as Emaar existing color and
texture of the villa.
x Main door relocation
o Relocation of main entrance door until end of first floor slab, as per proposed drawings.
o Dubai Municipality Rules and Regulations with regards to relocating main door must be
followed.
o Setback should be followed as per Dubai Municipality Affection Plan.
o Dubai Municipality Structural approval should be obtained.
o It is the owner’s responsibility to obtain all necessary approval and works permits prior to
commencing the works.
o Emaar will not be liable at any time for any consequences or damaged which may result
because of failure in maintaining local authority rules or obtaining required work permits.
o External finishing, specification, material, level of door to be same as in existing villa; all
external walls should be insulated.
x Enclosing of patio
o Enclosing of patio by extending maid room until end of first floor slab at ground floor, as per
proposed drawings.
o Dubai Municipality Rules and Regulations with regards to patio enclosure must be followed.
o Setback should be followed as per Dubai Municipality Affection Plan.
o Dubai Municipality Structural approval should be obtained.
o It is the owner’s responsibility to obtain all necessary approval and works permits prior to
commencing the works.
o Emaar will not be liable at any time for any consequences or damaged which may result
because of failure in maintaining local authority rules or obtaining required work permits.
o External finishing, specification, material, level of windows and doors to be same as in existing
villa; all external walls should be insulated.
o Non-compliance to Dubai Municipality requirements, comments and approved drawings shall
void Emaar NOC.
o Any complaints from neighbourhood with regards to noise disturbance or any damages that
may arise to any neighboring units during or after the works, due to the modifications/home
improvements in your property, should directly be resolved by the property owner and
restore/repair any damages back to its original condition bearing all associated cost.
x Swimming pool construction
o Construction of swimming pool at back garden.
o Dubai Municipality Rules and Regulations with regards to swimming pool installation must
be followed.
o As per Dubai Municipality Regulation, pressure breaking chamber should be installed from
backwash line to drainage system or install cartridge filter system.

o As per Dubai Municipality Circular No. 197 (no.4 point), whereas public safety is important,
you are requested to ensure to put a protecting fence of minimum 90 cm height all around the
swimming pools with a lockable door and an alarm system programmed to work whenever it
is not allowed to open such door. It is also preferable to use alarms for access to swimming
pools.
o Dewatering Permit/NOC should be obtained from Dubai Municipality/Dubai Development
Authority prior to commencing any dewatering works.
o Ground water should be discharged into the rain/storm water system and not into the sewage
system.
o Maximum depth of the swimming pool should not exceed 1.8 m from the natural ground
level.; swimming pool should be away from the building & boundary wall by 1.5m; pool deck
level should not be more than 30cm from ground level.
o NO ADDITIONAL ELECTRICAL LOAD WILL BE PROVIDED; Electrical requirement
for the swimming pool should be taken from existing load in the villa.
o Non-compliance to Dubai Municipality requirements, comments and approved drawings shall
void Emaar NOC.
o Any complaints from neighbourhood with regards to noise disturbance or any damages that
may arise to any neighboring units during or after the works, due to the modifications/home
improvements in your property, should directly be resolved by the property owner and
restore/repair any damages back to its original condition bearing all associated cost.
x Tile installation (Internal)
o Replace existing floor and wall tiles with new ones inside the villa.
x Bathroom remodeling
o Replace sanitary wares and fixtures with new ones.
x Kitchen remodeling
o Replace kitchen cabinets and worktops with new ones.
x Door/window replacement
o Replace doors/windows with new ones as per proposed drawings.
o External finishing, specification, material, level of windows and doors to be same as in existing
villa; all external walls should be insulated.
x Interior fit-out
o Breaking of nonstructural walls with damaging any structural elements, as per proposed
drawings.
x Internal layout modification
o Internal layout modifications at ground and first floor, as per proposed drawings.
x Villa Extension
o Villa extension on the rear side at ground floor, as per proposed drawings.
o Villa extension on the front side at first floor in line of villa building, as per proposed drawings.
o Dubai Municipality Rules and Regulations with regards to extension must be followed.
o Setback should be followed as per Dubai Municipality Affection Plan.
o Dubai Municipality Structural approval should be obtained.
o It is the owner’s responsibility to obtain all necessary approval and works permits prior to
commencing the works.

same as in existing villa; all external walls should be insulated.
x Enclosure of courtyard
o Enclosure of courtyard at first floor within the villa building limit, as per proposed drawings.
o Dubai Municipality Rules and Regulations with regards to courtyard enclosure must be
followed.
o Setback should be followed as per Dubai Municipality Affection Plan.
o Dubai Municipality Structural approval should be obtained.
o It is the owner’s responsibility to obtain all necessary approval and works permits prior to
commencing the works.
o Emaar will not be liable at any time for any consequences or damaged which may result
because of failure in maintaining local authority rules or obtaining required work permits.
o External finishing, specification, material, level of windows, doors and ceiling height to be
same as in existing villa; all external walls should be insulated; parapet wall should be same
finishing as existing walls in courtyard enclosure in line with building.
x Household staff room/service block construction
o Construction of service block/maids room beside the villa, as per proposed drawings.
o Dubai Municipality Rules and Regulations with regards to service block must be followed.
o Setback should be followed as per Dubai Municipality Affection Plan.
o Dubai Municipality Structural approval should be obtained.
o It is the owner’s responsibility to obtain all necessary approval and works permits prior to
commencing the works.
o Emaar will not be liable at any time for any consequences or damaged which may result
because of failure in maintaining local authority rules or obtaining required work permits.
o External finishing, specification, material, level of windows, doors and ceiling height to be
same as in existing villa; all external walls should be insulated.
x Note:
o No other works are permitted except that mentioned in the NOC.
o External aluminum frame color shall be same as existing.
o Any changes/modifications on front side and in external elevations are not permitted.
o Non-compliance to Dubai Municipality requirements, comments and approved drawings shall
void Emaar NOC.
o Any complaints from neighbourhood with regards to noise disturbance or any damages that
may arise to any neighboring units during or after the works, due to the modifications/home
improvements in your property, should directly be resolved by the property owner and
restore/repair any damages back to its original condition bearing all associated cost.
