SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, Elvira M. Espiritu, of legal age, married to Menandro L. Espiritu,

Filipino, and with residence and postal address at ___________________, do
hereby appoint Renato P. Maliwat, likewise of legal age, Filipino, and with the
same residence and postal address as aforementioned as my true and lawful
attorney (Attorney-in-Fact) to act for and in my name and stead and to
perform the following acts in connection with the lease of my real property
covered by Transfer Certificate of Title No. 522853-R situated in Arayat,
Pampanga:
1. To execute and deliver on my behalf the lease agreement necessary
for leasing the subject property;

2. To lease the said property on such terms and condition as stated in

an executed lease agreement;

3. To collect and receive on my behalf deposit amount as stated in an

executed lease agreement;

4. To demand and collect payment of rent from the LESSEE;

5. To enter the premises of the said property in the presence of the

LESSEE or its representative at any reasonable hour to examine the
same or make repairs therein;

6. To cancel, terminate or rescind the agreement/ contract of lease

based on the grounds enumerated in the lease agreement;

7. To seek judicial relief to protect my rights in connection with the said

property and to obtain the legal services of a lawyer on my behalf in
connection thereof;

8. To enforce the terms and conditions as stated under the lease

agreement as my attorney-in-fact may deem fit and necessary;

9. To sign, seal, execute and deliver any document or instrument

necessary in carrying out into effect the power and authority herein
granted;

HEREBY GRANTING AND GIVING unto said Attorney-in-fact full power

and authority to do and perform any and all other acts and things necessary
or proper to be done in and about the property as fully to all intents and
purposes as I might or could lawfully do if personally present, and hereby
ratifying and confirming all that my said attorney-in-fact shall lawfully do or
cause to be done in my behalf by virtue of these presents
