CONTRACT OF USUFRUCT

KNOW ALL MEN BY THESE PRESENTS:

That this Contract of Usufruct, made and entered by and between:

True Freedom in Christ Church, Inc., a corporation duly organized and

existing under and by virtue of the laws of the Republic of the Philippines,
with principal office address at N & Z Salcedo St., Binan, Pagsanjan, Laguna,
represented herein by its Chairman, Francis Cardona, hereinafter called the
OWNER.
-and-
Rabbi Excellent Christian School, Inc., a corporation duly organized
and existing under and by virtue of the laws of the Republic of the
Philippines, with principal office address at
____________________________, represented herein by its Chairman,
Peter K. Salvador, hereinafter called the USUFRUCTUARY.

WITNESSETH:
That the OWNER holds title in fee simple to a certain parcel of land
consisting of an area _____________ square meters, together with all
improvements thereon situated at _______________, Philippines, covered
by Transfer Certificate of Title (TCT) No. ______________, and more
particularly described as follows:

That for and in consideration of a desire to contribute a share for a

cause of education and the Filipino students which the USUFRUCTUARY
inspires the OWNER, and as an act of liberality, and generosity, the OWNER
hereby voluntarily and freely transfers and conveys, by way of Usufruct, to
the USUFRUCTUARY, his successors and assigns, all the rights and interests
which said OWNER has in above described real property, together with all
the buildings and improvements found therein, free from liens,
encumbrances and charges whatsoever.
That the OWNER hereby warrants for the purpose of giving full effect
and validity to this USUFRUCT, that the OWNER has the legal right to enter
into this Contract of Usufruct over the aforesaid property.
That the USUFRUCTUARY hereby accepts this Contract of Usufruct and
has taken legal possession of the property and hereby expresses its
appreciation and gratefulness for the kindness and generosity of the owner.
IN WITNESS WHEREOF, the OWNER and the USUFRUCTUARY have
hereunto subscribed their names this _________ day of September 2022.
