C DEMOLITION
C1 Scope of Works
Drawings A01 shows the existing conditions and demolition works that are required to carry out the
works as documented.
Note that a separate contractor has been engaged to conduct the bulk of the excavation of the
existing fitout on Level 2 of this building.
This includes partitioning, ceilings and floor coverings.
C2 Site Inspection
Tenderers shall inspect the site during the tender period to determine the exact scope of remaining
demolition works, any require floor preparation etc.
C3 General Notes
The word ‘demolish’ means demolish and cart away from site.
Demolition shall include the redundant services in the vicinity of the works.
C4 Permits
Before commencing work obtain any necessary demolition permits from the local authority.
Arrange and pay for all required protection devices required by the local authority.
The Builder shall provide all adequate shoring, needling, propping, bracing or other supports
necessary, together with all temporary hoardings, demolitions, alterations and renovations, and
shall make good any damage incurred by the demolition works.
All debris and rubbish shall, during and/or on completion of the demolition works etc, be promptly
removed from the site as it accumulates. Material to be disposed is to be sprinkled with water
where necessary to settle dust.
All rotting timber and timber affected by fungi and mould shall, after demolition, be immediately
removed from the site and burnt.
C6 Services
Support, disconnect, cut back, remove or seal off and/or divert existing services etc, as required
during the demolition works. Services required to be cut and sealed by the demolition must be
carried out to the requirements of the Architect and all Authorities having jurisdiction over the
works.

Existing services to adjoining parts of the building and other floors of the building are to be
preserved and maintained. Minimise disruption to services affecting any other parts of the building.
Seek approval from Monash facilities management prior to causing any disruption to existing
services to other parts of the building.
C7 Dilapidation Report
The Contractor shall prepare a photographic and written record of the condition of existing adjacent
parts of the building and the parts of the building in the path of travel for removal of materials.
Such record shall be used amongst other things as a means of assessing the responsibility for
damage and/or making good arising out of the performance of the work under this Contract. A
copy of the record shall be kept, and made available for inspection by the Project Manager. All
costs incurred in the preparation of this report shall be included in the tender sum.
If previously unidentified asbestos or other hazardous materials are discovered or suspected while
carrying out the works then works must cease immediately and the Superintendent is to be
notified.
E CONCRETE
E1 General
E1.1 SCOPE OF WORKS
The work covered by this Section comprises the supplying, forming, reinforcing, transportation,
placing, curing and finishing of all cast in place and pre-cast concrete necessary for the completion
of the structures shown on the drawings.
The Contractor shall supply all materials, plant and labour to construct all new concrete work in
accordance with this specification, the drawings, and the current SAA Code AS 3600-1994
and related supplements including, but not limited to, the following items;
Precast walls, retaining walls, ground floor slabs and beams, first floor slabs & beams, infill slab
areas, plinths, spoon drains, drainage pits, paving slabs, kerbs and concrete bench seats as
shown on the structural, architectural and landscaping drawings.
Concrete work is to be co-ordinated with all other relevant trades, including but not limited to
masonry, steelwork, plumbing, electrical, glazing. Provide data confirming that the tradesmen
engaged for this project have a minimum of 5 years experience in such work as required by this
specification. The nominated experienced foreman is to be present on site at all times work is
being performed.
E1.3 DRAWINGS
All work shall be constructed in accordance with the Engineer's details and Architectural details,
specification and /or shown on the drawings. Any discrepancies to be referred to Architect prior to
commencing works.
Supply and install required materials in compliance with Drawings and Specifications which form
part of this Contract and with further details and/or instructions issued during the currency of the
Contract.
The Concreter is to be experienced in all types of concrete work in this project and provide an
appropriately qualified Foremen to supervise requirements. Several concreters may be used if
necessary to obtain the appropriate experience in the various types of work.
E1.5 REFERENCES
Water used shall be free from all substances harmful to concrete and steel reinforcement.

(c) Reinforcement
Reinforcement for concrete shall:
(i) Comply with the requirements of the following as applicable:-
AS1302 Steel Reinforced Bars for Concrete
AS1303 Steel Reinforced Wire for Concrete
AS1304 Welded Wire Reinforcing Fabric for Concrete
(ii) be free from any coating which will reduce or prevent bonding of the concrete to the
steel.
Deliver materials in the same sequence as they are installed. Avoid double handling at the site.
E1.7 INSPECTION
The Builder shall give a minimum of 48 hours notice to the superintendent, so that he may inspect
the following stages of work: -
a) Formwork ready for Concrete
b) Reinforcement in Position
c) Other items as directed on the job.
Inspection shall not take place if the reinforcement and formwork, over the extent of the pour, has
not been completed and has not been checked by the Builder.
E1.8 MATERIALS
a) Cement
Cement shall be ordinary Portland Cement Type A complying with AS 3972-1991.
b) Aggregates - General
Fine and coarse aggregates shall consist of hard, strong, durable, uncoated rock fragments of
satisfactory size and shape as defined in this Specification. Aggregate shall be delivered to the
batching plant at least 24 hours before batching and each type and size shall be stored separately
in approved bins to prevent intermixing and to permit free drainage. Aggregates shall at all times
be dealt with in such a way that the exact weight of any one size of aggregate may be incorporated
in a batch of concrete in accordance with the approved design of a batch to meet the strength and
density requirements.
c) Fine Aggregate
Fine aggregate shall be clean mineral sand, uniform in quality, complying with the SAA Code AS
1465.
d) Coarse Aggregate
Coarse aggregate shall consist of 20mm maximum size clean, hard and well graded or crushed
stone, and fine aggregate of clean, hard sand, both complying with AS 2758-1985
Dense aggregate shall comply with AS 1465 and shall be graded in accordance with the
requirements of AS 1465 for 14mm and 20mm nominal size of graded aggregate.

e) Water
Water shall be free from any matter harmful to concrete and its reinforcement.
f) Admixtures
No admixtures shall be used in the concrete unless approved by the Engineer. The use of any
admixture that has been approved in no way relieves the responsibility of the Builder in regard to
the quality of the concrete.
g) Reinforcement
The Builder shall prepare schedules of all reinforcement required under the terms of this
Specification and shall supply and incorporate in the work, all such steel reinforcement, including
all wire, support bars, spacer bars, bar chairs and the like, whether shown on the drawings or not,
but which are necessary to complete the work. All steel reinforcement to be used in the work, shall
comply with the appropriate SAA Code as set out below: -
All reinforcement to be used shall be free of kinks or bends not shown on the drawings. Fabric is to
be supplied in flat sheets only. Reinforcement from any section of concrete that has been rejected,
demolished and removed shall only be re-used after inspection and approval by the
superintendent.
All reinforcement shall be bent cold to conform accurately to the shapes and dimensions indicated
on the drawings. Before being placed in position in the work, all loose mill scale, rust, oil, paint,
grease or other deleterious materials shall be removed from the reinforcement. Where there is a
delay in depositing the concrete, after the reinforcement has been placed, the superintendent may
require the Builder to restore the reinforcement to a satisfactory condition.
E2 Construction
E2.1 FORMWORK
The Contractor shall be responsible for the design, construction, safety and adequacy of formwork.
Formwork and finishes shall comply with AS 3610-1995 and relevant supplements. Construct
formwork to give concrete members of shapes and dimensions required by the contract documents
within the specified tolerances, generally in accordance with AS 3600. The materials and methods
of construction of the formwork shall be such that the repetitive use of forms will not reduce the
accuracy of the finished concrete shapes nor vary the quality of the exposed surface. Forms shall
be strong enough to withstand all working stresses including the use of vibrators, and in
accordance with AS 3610, as regards leakage of mortar, maintenance of position and shape,
removal, cleaning and treatment, and inspection openings.
Set out formwork to give the minimum number of joints. An approved release agent may be applied
to forms subject to approval, but no material shall be used which imparts a stain to the concrete.
Release agent shall not come into contact with reinforcing steel.

In particular internal floor slabs shall be compacted and floated throughout to a tolerance of 3mm in
6 metres. Exposed vertical surfaces are to be within a tolerance of +/- 2mm over 3 metres. Vertical
surfaces to be rendered are to be within a tolerance of +/- 5mm over 3 metres.
Formwork shall conform to shape, lines, grades and dimensions of the concrete as required by the
drawings and shall be constructed in accordance with the requirements of this Specification and
AS 1509 and AS 1510 for the type and grade of concrete surface finishes specified.
Formwork shall be constructed from approved timber or metal. Formwork shall be regularly
replaced to ensure that it remains in good condition and free from surface defects. Formwork that
has been used, shall have all nails withdrawn and be thoroughly cleaned and repaired, prior to re-
use.
Forms shall be close-jointed to prevent leakage of mortar and all joints shall either be horizontal or
vertical, unless otherwise specified or approved.
All debris shall be removed from the interior of the forms before concrete is placed.
The formwork surfaces to be in contact with the concrete shall be thoroughly wetted before
concreting or, alternatively treated with an approved form oil. Any such oil shall be applied before
the placing of the reinforcement bars and care shall be taken to prevent reinforcing bars from
contacting the oil. Should this occur, the reinforcement shall be thoroughly cleaned with solvent,
before placing concrete.
Where the finished surface is to be painted, or to receive any other surface finish treatment, the
form oil used shall be compatible with the type of paint or surfacing to be applied.
Forms shall not be disturbed until the concrete in contact with them has hardened sufficiently to
withstand such action, without damage.
Striking and removal of formwork shall be carried out carefully so that the concrete is not jarred nor
the surface damaged. The builder shall take particular care in such stripping and removal of
formwork from surfaces that will remain exposed in the finished work.
Formwork shall not be removed until the concrete has attained sufficient strength to support its
own weight and the superimposed loads.
The following minimum times shall elapse before stripping of forms is commenced:
Vertical surfaces - 2 days
Slab Soffits - 21 days
Freshly stripped surfaces shall not be touched in any manner before inspection by the
superintendent.
A waterproof membrane of 0.2mm thick branded "Fortecon” Super is to be laid under floor slabs on
ground. Polythene shall be laid with a minimum number of joints. Where joints are unavoidable,
they shall be lapped at least 150mm in the direction of the pour and sealed with pressure sensitive
tape.

Allow to turn up membrane to level of top of slab at walls, pedestals, penetrations, etc. Care shall
be taken when pouring slabs to ensure that the polythene remains undamaged.
The edges of the membrane shall be jointed and sealed in the manner and with the pressure
sensitive tape recommended by the manufacturer. Take every care to avoid punctures in the
sealed and jointed membrane. Small tears and punctures in the sealed and jointed membrane
shall be patched strictly in accordance with the manufacturer’s recommendations. More seriously
damaged sheets must be replaced.
The membrane shall be continuous around the fittings and sealed to the service ducts and pits in
floors.
Construct ground slabs in accordance with the structural drawings. Provide 12mm bituminous
caneite or Abelflex strip to all edges of slabs for full depth of slab, also turn up waterproof
membrane against wall as previously specified. Monolithic steel trowel finish to true level planes.
Concrete footings and floors shall be formed and poured in accordance with details and positions
as indicated on drawings.
Carefully set finished floor levels and allow for finishing materials. Provide any necessary graded
surfaces concrete plinths and set downs.
All surfaces shall be finished first with power floats, then with power trowels and finally with hand
trowels. The first trowelling after power floating shall be done by a power trowel and shall produce
a smooth surface which is relatively free of defects, but which may still be hand finished after the
surface has hardened sufficiently. The final trowelling shall be done when a ringing sound is
produced as the trowel is moved over the surface. The surface shall be thoroughly consolidated by
hand trowelling operations. The finished surface shall be free of any trowel marks, uniform in
texture and appearance and shall be planed to the specified tolerance.
The Builder shall allow for building in all fittings, cast-in plates sumps, bolts and other fixings shown
on the drawings or covered in this Specification.
Such items shall be securely fixed in the formwork and inspected by the superintendent before
concreting.
Where necessary, fixings shall be foam filled when cast in, to prevent concrete penetrating the
fixing.
The Contractor is to allow for building into the concrete as the work proceeds, all inserts, wall ties,
pipe sleeves and other attachments necessary and is to form all chases, rebates and other

recesses necessary for the proper completion of all parts of the works and/or shown on drawings
or specified.
Steel reinforcement shall be placed accurately in the concrete in strict accordance with the
drawings or as directed by the superintendent and within the tolerances specified in AS 3600.
Reinforcement shall be securely held in position, using spacers or chairs, made of plastic, so as
not to be displaced during concreting. Reinforcement shall not be held in position by metal
supports which extend to the surface of the concrete or wooden blocks.
All bars shall be securely tied together with tie wire or other approved fasteners at every alternative
intersection or as approved by the Superintendent. Tie wire shall be annealed iron wire not less
than 1.6mm diameter.
No welding (including spot welding) will be permitted on hard-drawn steel bars or fabric.
Concrete cover to reinforcement shall be as shown on the drawings and the allowable tolerances
shall be in accordance with AS 3600.
Measurements made in placing reinforcement shall be to the centrelines of bars with the exception
of cover, which shall be to the outside of bars.
After placing concrete, care shall be taken to ensure reinforcement is embedded in, not protruding
from concrete and remains undisturbed for at least 24 hours.
E2.8 REINFORCEMENT
Steel reinforcement to be incorporated in the works shall comply with the requirements of
whichever of the following standard specifications is applicable.
The Contractor shall supply and fix all necessary bar chairs, support and spacer bars to position
reinforcement correctly and securely.
All reinforcement and steel built into concrete shall be free from loose rust, mill scale, dirt or other
substances which might prevent proper adhesion with the concrete.
All reinforcement shall be cut before placement, accurately positioned and securely fastened in
place so as to maintain the required clearance and spacings while concrete is being placed.
Splicing of bars and fabric, where approved shall, unless otherwise shown on drawings, be in
conformity with the following:
No section of the concrete shall be poured until the placement of reinforcement has been approved
by the Engineer. All reinforcement shall be free of grease, tar, paint, oil and mill scale and loose or

thick rust, and must be stored and placed clear of the ground. Where there is delay in depositing
concrete reinforcement shall be re-inspected and if necessary, cleaned.
Splice reinforcement where shown on the drawings or where directed by the Engineer.
Hard-drawn steel bars of fabric shall not be spliced by welding. Wherever possible, bar splices
shall be staggered unless shown otherwise on the drawings. All laps, in bars or fabric, shall be
securely tied together to the satisfaction of the Superintendent.
E3 Concrete Placement
E3.1 GENERAL
Concrete shall be made with Portland cement, fine aggregate, coarse aggregate, water and any
admixtures that may be specified or approved. The Builder shall be wholly responsible for
producing the concrete in accordance with the properties specified.
E3.2 PROPORTIONS
The Contractor shall be entirely responsible for ensuring that the placed concrete has a maximum
practical density, the specified compressive strength at 28 days (F'c) as set out in SAA Code AS
3600-2009 and other properties specified on the engineering drawings.
Where ready mixed concrete is used, the Contractor shall obtain from the supplier a statement in
writing guaranteeing that the concrete supplied conforms with the specified strengths and testing
requirements of SAA Code 3600-2009.
The proportion of materials shall result in a satisfactory workable mixture with a slump of 75mm
(maximum permissible variation 12mm).
The concrete strength (F'c) cement content and slump shall be marked on all delivery dockets by
the supplier.
Where a minimum cement content is required in the concrete, the minimum amount per cubic
metre shall be as specified.
Concrete to be placed by pumping methods shall have a minimum percentage of fine aggregate
consistent with the required workability for pumping and placing and the combined fine and coarse
aggregates shall be continuously graded with approved limits.

E3.3 STRENGTH
The characteristic strength of the concrete, as defined in AS 3600 and as required for the various
parts of the work, shall be as shown on the drawings.
E3.4 SLUMP
The slump required for the various parts of the work shall be generally in the range 80mm with a
maximum variation of ±20mm. Design slump for each mix to be determined.
The following information shall be supplied to the superintendent by the Builder at least two (2)
weeks prior to the placement of any concrete, this information is for assessment and approval of
the concrete mix designs.
a) Material
i. The source of the supply of all materials including cement and any admixtures and
the type of cement proposed.
ii. The grading envelope and anticipated nominal grading of each aggregate.
iii. The gross apparent specific gravity of all aggregates.
b) Concrete Properties
The Builder shall submit the following details for every different concrete mix and shall
indicate whether the mix is a pump mix or normal mix.
i. Mix proportions per cubic metre of all constituents, including water and specifying
the range of variation which the Supplier can guarantee will not be exceeded.
ii. Design mean (target) strength at 7 days and 28 days.
iii. Standard deviation allowed for.
iv. Expected average slump at the form and the limit above which rejection of the wet
concrete is acceptable to the Supplier.
v. The anticipated air content of the concrete.
vi. Anticipated average density of hardened concrete in test cylinder form and the
range of variation anticipated.
vii. Shrinkage characteristics of the proposed mix.
All concrete for the work shall be ready from a supplying company approved by the Superintendent
and shall be batched, mixed and delivered to the job in accordance with the SAA Code AS 1379,
except as varied by this Specification. Where any discrepancy exists between the SAA Codes AS
1379 and AS 3600, the latter shall prevail.
Site mixed concrete shall not be used for any part of the work unless permission is obtained from
the Superintendent. A separate specification will be supplied by the Engineer for any such work.
When ordering ready mix concrete, the Builder shall give the following information and instructions
to the supplier:-
i. Type and specification for Portland cement.
ii. Slump required at the form.
iii. Type and maximum size of aggregate.
iv. Admixtures (if any).
v. Characteristic compressive strength (F’c)
vi. Quantity.
vii. The building element being poured.
viii. Non-agitating trucks will not be permitted.

Each truck of concrete shall be accompanied by the duplicate delivery dockets bearing the
following information:-
i. The name and location of the Project.
ii. The truck number and the name of the supplier.
iii. The delivery date and time dispatched.
iv. The quantity of concrete contained.
v. The amount of water added to the mix, excluding moisture in aggregate.
vi. The quantity or type of constituents where the approved mix being supplied permits
variation in cement content, admixture type or quantity or other feature.
vii. Where the water content is outside the agreed limits, the dockets shall show the
moisture content of the aggregate or other explanation for the variation.
viii. No truck which is not accompanied by a fully completed docket shall be permitted to
discharge.
The maximum slump loss during transportation from the mixing plant to the site of the work shall
not exceed 25mm. If this limit cannot be met, then the problem shall be referred to the
Superintendent, who may vary this requirement.
The Builder shall organise the delivery of concrete to the site in such quantities as can be
efficiently handled by the labour available at the site without undue delay in the discharging of
concrete from the delivery vehicles.
The concrete shall be mixed, transported and placed in accordance with AS 3600.
All the concrete constituents for a batch, with the possible exception of water, shall be measured
by weight in an approved type of weight-batcher or similar weighing device. Water for concrete
may be measured by volume and shall discharge directly from an approved water measuring and
discharge device with controls so arranged that only measured water shall flow into the mixer. The
device shall also have a visible indicator showing the quantity of water measured and shall be
provided with a locking arrangement on the volume control so that unauthorised adjustment will be
prevented. Admixtures shall be incorporated into the mixing water in accordance with the
Manufacturer’s recommendations.
Concrete shall be mixed only in the quantities for immediate use. The use of partly hardened
concrete or re-mixing of such concrete with additional cement, aggregate or water, shall not be
permitted.
Concrete shall be mixed in batch mixers of an approved type or types which shall ensure uniform
distribution of the ingredients through the mass. Mixing by hand shall not be permitted except in an
emergency and then only subject to the approval of the Superintendent.
Prior to placing concrete, formwork shall be cleaned of all hardened concrete, free of water and
other foreign matter. Concrete shall not be deposited in wet trenches or in running water.
No concrete shall be placed until the excavations, formwork and reinforcement have been
inspected and approved by the nominated registered Building Surveyor. Notice of intention to pour
must be in writing and submitted at least two days prior to the pour. Any concrete poured without
approval may be rejected.
Before inspection, the Contractor shall check that reinforcement is securely fixed in place, forms
are clean and free from water and debris and that the whole of the work is in strict accordance with
the drawings and this specification.
The Contractor shall have a competent experienced supervisor present throughout the placing of
formwork and reinforcing and the pouring of concrete.

Concrete shall be conveyed and deposited continuously, as close as possible to its final location,
until completion of any section or until an approved construction joint is reached, without
segregation and at a rate which prevents stiffening of the concrete. Approved mechanical vibrators
shall be used by experienced operators to compact the concrete during placing. Concrete shall be
thoroughly worked under and around reinforcement and the finished work shall be a dense,
uniform mass, free from voids, segregation and honeycombing.
Particular attention is drawn to SAA Code AS 3600 regarding hot and cold weather requirements.
Concrete shall be conveyed from the mixer to the place of final deposit without any delay and by
methods which will not cause segregation and/or loss of materials. Pumped concrete shall be
permitted, subject to the foregone conditions of this Specification.
Each monolithic portion of work shall be placed in one (1) continuous pour, except where the use
of construction joints is permitted. The order of placing shall be as required by the Superintendent
and shall be so arranged that new concrete is continually being placed against unset concrete, so
that a monolithic structure shall result.
Concrete shall be placed as nearly as practicable in its final position. Free dropping of concrete
from a height greater than 1.5m, or placing concrete far from its final position and working it along
forms, shall not be permitted.
Concrete shall not be placed at a rate greater than that which will permit satisfactory compaction
not to a depth greater than 500mm before compaction thereof.
Concrete shall only be placed in the presence of the Superintendent or his duly appointed
representative.
No re-tempered concrete, or concrete that has partially hardened or has been contaminated by
foreign matter shall be deposited in the work.
E3.8 COMPACTION
Unless otherwise approved by the Superintendent, concrete shall be compacted by vibrators and
concreting shall not commence until, in the opinion of the Superintendent, the Builder has sufficient
vibrators, including standby units, available at the site. Vibrators shall be of the internally vibrated
power type with a frequency of not less than 5000 vibrations per minute or vibrating screeds of a
type or types approved by the Superintendent.
The vibrators shall be inserted into the concrete continuously and progressively along the pour for
just sufficient time at each insertion to thoroughly compact the concrete. Over vibration shall be
avoided.
Vibrators shall be uniformly spaced and not further apart than the radius beyond which vibration is
visibly effective. Vibration shall achieve uniform plasticity of the concrete but shall nowhere be
continued to the extent that localised areas or mortar are formed.
The Builder shall ensure that no damage occurs to partially set concrete during compaction of
nearby concrete.
Where practicable and in addition to the vibrators, a suitable tool shall be worked up and down
next to the forms until coarse material is forced back and a mortar layer is brought to the next form.
The finished concrete shall be a dense homogeneous mass, completely filling the forms,
thoroughly embedding the reinforcement, free of stone pockets and compacted to bring only a

Wherever the concrete has taken its initial set by reason of placing being stopped or delayed
before completion of the portion of the work under construction, the point of stopping shall be
deemed a construction joint. Placing of concrete shall be continued without cessation throughout
the whole of any section of the work between the approved construction joints.
The location of construction joints shall be planned in advance and conform with the Engineers
drawings.
If, due to breakdown or other unforseen contingency, a construction joint becomes necessary at a
point not previously approved, concreting shall be continued by means to a point designated by the
Superintendent or his representative, and a construction joint formed at that location.
Before placing new concrete on or against set concrete, the surface of the set concrete shall be
thoroughly roughened, cleaned of all laitance and loose material and kept damp for not less than 2
hours.
Before placing new concrete on or against concrete which has set, the forms shall be tightened
and the surface of the set concrete be thoroughly roughened, cleaned of all laitance and/or loose
materials and kept damp for not less than two (2) hours. Immediately before placing the new
concrete, the set concrete shall be covered with a neat cement slurry finished onto the surface.
For basement walls, slabs and footings immediately before placing new concrete, a continuous
strip of Hydrotite Water Stop shall be placed on the set concrete and the remainder of the surface
shall be covered with a neat cement slurry brushed into the surface.
After placing of concrete, all exposed surfaces shall be protected by approved means against loss
of moisture for a period of at least seven (7) days and against damage by rain until the concrete
has hardened.
All concrete top surfaces shall be kept continuously wet for the above period by use of an
approved covering, such as good quality hessian, building paper covered with hessian or other
approved means. Soaker hoses or rose sprays shall not be used to apply water to the covering
material to keep the surface of the concrete continuously moist. At no time during the first seven
(7) days shall the surface of the concrete be permitted to dry out.
Sprayed curing compounds will not be permitted on surfaces which are to have a subsequent
surface applied to them. Approved curing compounds may be used on other locations. Curing
compounds with a wax emulsion base are those types which will be approved.
All formed surfaces of concrete which have been placed for not more than fourteen (14) days shall
be cured in a similar manner immediately following stripping.
Wind exposure shall be prevented by the Builder who shall erect breaks to the satisfaction of the
Superintendent to protect concrete during curing.
Unless otherwise specified, all floors and walls shall be finished to the tolerances specified in
AS3600

When concreting in cold weather, precautions shall be taken to prevent the concrete from freezing
at any time during the curing period.
When the temperature of the surrounding air falls below 5ºC, the concrete shall be maintained at a
temperature of at least 5ºC until the expiration of the curing period. Concrete placed when the
temperature of the surrounding air is below 5ºC shall have a temperature not lower than 10ºC
when placed in forms.
Salts or other chemicals shall not be used for the prevention of freezing.
In hot weather, precautions shall be taken to avoid premature stiffening of fresh mix and to reduce
water absorption and evaporation losses. When the temperature of surrounding air is higher than
32ºC, the following provisions shall apply:
a) The formwork shall be continuously sprayed with cold water in advance of the concreting.
Excess water shall be removed from the inside of the forms immediately prior to the
concrete placement. The reinforcement and the formwork, if metal forms are used, shall be
protected from the effects of hot winds and direct sunlight.
b) Concrete shall have a temperature not higher than 32ºC when placed, either following the
use of chilled mixing water, or by spraying of the coarse aggregate, or both, and if
necessary by covering the container in which the concrete is transported to the form.
c) The concrete shall be mixed, transported, placed and compacted as rapidly as possible and
the element of structure shall then be covered with an impervious membrane or with wet
sand or wet hessian.
The Builder shall be responsible for all sampling and testing of concrete at his own expense and
shall supply all labour, materials, equipment, including moulds and other necessary items
therefore.
The Builder shall arrange for the concrete testing to be carried out by an independent established
testing laboratory recognised by N.A.T.A. and approved by the Engineer. Testing laboratories
associated with the concrete supplier will not be approved.
b) Certification of Materials
The Builder shall ensure that the N.A.T.A. endorsed Certificate of Tests of materials incorporated
in the concrete as specified, are available on request.
The Builder shall ensure that the supplier of ready Mixed Concrete will permit inspection of the
plant and materials and, if so required, will permit the taking of samples for testing purposes.
Test specimens from any batch of concrete shall be sampled in accordance with AS 1012 Part 1 -
2014 “Method for Sampling Fresh Concrete”.
All samples shall consist of three (3) cylinders of 150mm diameter and 300mm in height. One
cylinder shall be tested at 7 days and the other two at 28 days.
The truck to be tested shall be selected by the Acceptor before he has seen the concrete or the
delivery docket.
To identify samples, the following data must be recorded in the Samplers field book:-
i. Entry point to site.
ii. Date and time of taking the sample.
iii. Name of the Supplier.
iv. Number of the Delivery Docket.
v. Method of sampling.
vi. Location of sampling.
vii. Method of identifying cylinders.
viii. Location of batch of concrete after its placement.
ix. Slump of sample.
x. Characteristic compressive strength.
The Acceptor shall witness the initial discharge of concrete from each truck and shall perform a
slump test after the discharge of 1/3m3 of concrete on any delivery of which he is uncertain that
slump conforms to specification requirements. The first truck in each pour and each truck samples
for compression test cylinders shall in any case be slump tested.
Should the slump of any delivery exceed the maximum acceptable figure, but not exceed the level
at which the Acceptor has instruction to reject the delivery unequivocally, the delivery may be
accepted by the Builder on his responsibility, but a sample shall be taken at the expense of the
Builder for cylinder testing.
Where suspicions of concrete quality are entertained, the Engineer shall be entitled to increase the
frequency of testing and introduce additional tests at his own discretion. If any of the concrete so
tested fails to meet any provision of the specification, then such testing shall be at the Builder’s
expense.
Sampling shall be carried out at regular intervals during the placement of concrete
in accordance with AS 3600-2009.
Two test cylinders and one slump test shall be taken from each third delivery.
(ii) The determination of the compressive strength of the concrete shall follow the
standard procedures set out in AS 3600-2009.
(iii) One copy of the result shall be submitted to the Engineer showing the specified
strength and location on the job of the concrete represented by the sample.
Concrete shall not be discharged into formwork whilst slump or other tests are being performed,
which could result in its rejection.
The Builder shall allow for any additional testing he may require to substantiate any construction
procedures he may wish to adopt.

The sampling rate by the Concrete Supplier shall not be less than that given under AS 3600.
The sampling rate shall be one (1) sample every six (6) trucks with a rate of one (1) sample every
five (5) trucks for concrete mixes when used in columns, with a minimum of two (2) samples per
week for that mix design, or if that mix design is produced less frequently than twice per week, then
at least one sample on each day shall be taken.
If the air temperature exceeds 32°C during any part of a pour, then an additional sample shall be
taken during the period of highest temperature.
Where, in an emergency or otherwise, concrete is obtained from a different plant to that which
normally supplies a mix, then full AS 3600 sampling rates shall be employed on all concrete so
obtained.
f) Certificates
The Builder shall provide the Engineer with two (2) copies of the manufacturer’s certificate for each
batch of ready mixed concrete delivered to site, in accordance with AS 1379.
Provide the Engineer with two (2) copies of the Certificates endorsed by the testing laboratory for
all tests carried out in accordance with the specification.
h) Rejection
The superintendent may reject before placement, any batch of concrete which, in his opinion
does not conform with the design approved therefore, or is unsatisfactory in any respect of which
a delivery docket containing full information as specified herein is not immediately available.
Should the concrete fail to comply with the specification then all results and any other relevant
information shall be immediately forwarded to the Engineer such that they shall be analysed in
accordance with AS 3600.
The superintendent may also reject any concrete after placement because of unsatisfactory finish
or because of incorrect positioning or other failure to conform to the requirements of this
specification. Upon such rejections, the Builder may seek the approval of the superintendent to
carry out at his, the Builder’s expense. a load test or other tests on the concrete so rejected and/or
to have core samples taken and tested and the superintendent may, should he consider such to be
advisable, allow the Builder to proceed with the tests. Concrete which is rejected and concrete
which fails the approved tests shall be demolished or removed from the site and replaced with
concrete conforming to the requirements of this specification.
Furthermore, the superintendent may have any concrete analysed in accordance with AS 1012 or
may arrange for core samples to be taken and tests carried out in accordance with Clause 4.10 of
AS 3600. Should the results of any such analysis or test not be in accordance with the
requirements of this specification, the concrete represented by such analysis or test may be
rejected and the full cost to the Proprietor, including reasonable allowance for indirect costs, will be
chargeable to the Builder and will be deducted from monies due or becoming due to the Builder,
pursuant to the Contract Terms of Payment.

No repairs to concrete shall be made until after inspection by the Superintendent, and then only in
strict accordance with his direction.
As soon as forms are removed, all exposed surfaces shall be carefully examined and any
irregularities found in the surface of the concrete shall be immediately rubbed down in a manner
satisfactory to the superintendent so as to secure a smooth uniform and continuous surface.
Plastering or coating of surfaces to be smoothed will not be permitted. Concrete containing voids,
holes, honeycombing or similar depression defects shall be completely removed and replaced,
provided that, where required or approved by the Superintendent, shallow defects shall be repaired
with mortar as hereinafter specified.
In no case will extensive patching of honeycombed concrete be permitted. All repairs and
replacements specified herein shall be promptly executed by the Builder and entirely at his own
expense. If the Builder fails to do so, the Superintendent may forbid him to proceed with some part
of or all of the work until the Builder shall have completed such repairs to the superintendent’s
satisfaction and no extension of time for completion or other compensation shall be made because
of any subsequent delay.
Each defective surface that is to be repaired with mortar shall, unless otherwise directed by the
Engineer, be cut back from the true surface, a minimum of 15mm over the entire area. Feather
edges shall be avoided. After preparation, the surface shall be wet sufficiently in advance, so as to
be quite moist, but not wet, when the mortar is applied.
Mortar for repair purposes shall be proportioned and mixed as specified by the Engineer. All bolts
and tie wires or other appliances passing through the concrete, shall be cut off 25mm below the
surface.
Tenderers must during the tender period inspect the site and the condition of the existing concrete
floor substrates in order to make the appropriate allowance for floor preparation.
Existing floor finishes and screeds of various thicknesses will have been removed as part of an
early works demolition package and so inspection of the remaining substrates is expected.
Allow for cementitious floor screeds to floor slabs where levelling is required.
Allow for a floor levelling compound such as Ardit to bring all floor areas to a suitable level to
receive floor finishes ensuring that all abutting floor finishes are installed with finished surfaces
flush with each other.
Provide patching to concrete floors and columns where repair work is required. Any damaged
concrete work with exposed reinforcement is to be treated with an anti-rust product followed by
concrete repair work.

F MASONRY
F1 General
F1.1 SCOPE OF WORKS
The scope of the work shall include but not necessarily be limited to the following:
In addition to the requirements as described herein, all work shall conform to the design intent as
indicated on the architectural documents and the relevant documentation of the associated design
consultants for this project.
All aspects of Masonry work shall comply with AS 3700 and other relevant current Australian
standards.
F2 Blockwork Materials
F2.1 BLOCKS
F2.2 MORTAR
a) Materials
Cement shall be Portland cement of Geelong manufacture. Sand shall be clean, washed
sand free from soluble salts inorganic matter. Lime shall be `Limil' from David Mitchell
Estate or equivalent. Water shall be clean and fit for drinking by the foreman bricklayer.
Plasticiser shall be `Nonporite Mortarlox' or similar if required. All materials shall be
delivered to site in branded sealed bags, stored under cover and clear of the ground.
b) Mortar Mix
The mortar for external and internal blockwork in fair face work shall be:
One (1) part cement
One (1) part lime
Six (6) parts sand
Water and plasticiser as necessary
Allow for colour in mortar. Mortar for new brickwork is to be white to match brickwork.
c) Mixing
Mortar shall be mixed in a mechanically operated batch type mixer of adequate capacity. Mortar
materials shall be accurately gauged by volume using clean vessels and gauging boxes. Dry
ingredients shall be mixed until the colour is uniform, then water added, mixed once again until
colour is uniform and for a further 1.5 minutes to achieve a workable plastic consistency.
d) Using
Mortar shall be transported and handled so that no segregation of materials, loss of water or
contamination occurs. Mortar containing cement shall be prepared in quantities only sufficient for
immediate use and shall be used within thirty minutes and shall not be retempered.

F3 Blockwork Workmanship
F3.1 GENERAL
Standard: To AS 3700.
Protection: To AS 3700. Brickwork and blockwork materials shall be liable to rejection if damaged
or disfigured during the course of the work under the Contract.
Cutting: If cutting is required, use a masonry saw. Knapped units shall not be used.
Disturbance After Placement: If bricks are moved after the initial placement, re-lay in fresh mortar.
Inspection: Any work or materials will be subject to rejection by the Architect if damaged or
disfigured during the course of the work.
F3.2 CLEANING
Maintain the cleanliness of blockwork as it rises by regular removal of mortar droppings and dirt
from work in progress. Clean off hardened mortar with a stiff scrubbing brush.
Remove any other soiling or staining by first drenching the brickwork with water to kill any suction.
Then apply a 1:20 solution of hydrochloric acid in water (increase strength to 1:10 maximum for
difficult parts) in areas of 1m to 2m using a stiff scrubbing brush, working from top to bottom.
Ensure that the brickwork and blockwork remains wet with water wherever acid solution may touch
and avoid scrubbing solution into mortar joints.
Hose down with water after completing each area and mop or sponge off the excess. Repeat the
treatment on any areas which are still disfigured.
Proprietary treatments such as ‘Noskum’ or ‘Corium 93' or other specialised treatment appropriate
to the task shall be used to remove stains occurring from sources other than mortar.
Rod and Bond: Set out the work so as to maintain the required rod and bond with bed joints and
vertical joints of equal and uniform width and with the minimum cutting of units.
Trial Set-Out: Makes trial set-out of two courses for each panel of facework and obtain approval
before laying.
F3.4 BONDING
Bonding At Intersections:
Bond walls to intersecting walls either by masonry bonding or by tie bonding, as AB 3700 clause
3.9.
F3.5 JOINTING
Facework Joints:
Flush struck to horizontal joints. Rake out perpends of bevelled brickwork back to align with
horizontal joints.
Joints to Structure:
Where masonry walling abuts other structural elements such as concrete columns and the like,
leave a suitable movement joint and seal completely with a non-shrink flexible sealant.

G CARPENTRY
G1 General
G1.1 SCOPE OF WORKS
Supply and install all carpentry items to those areas described on the drawings.
In addition to the requirements as described herein, all work shall conform to the design intent as
indicated on the architectural documents and the relevant documentation of the associated design
consultants for this project.
All aspects of Carpentry work shall comply with the relevant current Australian standards and
Building Codes.
- Nails generally shall be bullet head steel for carpentry and flat head steel for fixing steel to
timber, all galvanised or stainless steel where exposed to weather or damp situations.
- Screws shall be countersunk head for fixing accessories to timber. Cadmium or chrome
plated in joinery.
- Brass screws shall be chrome plated and countersunk for dome headed as required.
- Coach bolts and coach screws shall be to AS1393 for structural timber fixings.
- Engine bolts shall be hexagonal head for fixing timber to steel.
- Masonry anchors shall be of expanding screw type.
- Explosive powered steel pins into concrete or steel may be used only if specifically
approved by the Superintendent.
- Bolts and screws shall be complete with nuts and washers as appropriate.
- Adhesives - contact, waterproof, of type recommended by manufacturer for sheeting being
fixed.
- Grounds, plugs, fillets, etc., to be dry softwood plugs, dry straight Oregon grounds, patent
fibre plugs or patent plastic plugs.
- Bolt size shall be 10mm diam unless otherwise noted.
G2 Wall Construction
G2.1 FRAMED WALL TYPES
Refer Architectural Drawings, Floor Plan for wall types, and as described below:
Insulation to external walls must comply with non-combustibility requirements of AS1530.1.

Framed walls generally, unless indicated on the drawings to be one of the acoustic wall types as
detailed above, shall be constructed as follows:
▪ 92mm x 0.55BMT steel studs at max 600mm cts
▪ 13mm standard plasterboard to each side
Where possible, lightweight elements (e.g. layers of plasterboard) should not span across two
rooms where there is a separating partition with an acoustic rating. A continuous lightweight
element can degrade the performance of the adjacent partition. This concept applied to wall
linings, perimeter cladding, bulkheads, and ceiling plasterboard margins.
If there is a continuous lightweight element across an acoustically rated partition, a saw cut must
be provided to remove the noise flanking path. Further advice to be sought from architect.
G3 Framing
G3.1 METAL STUDWORK
To walls that are to be framed as metal stud walls provide steel stud steel wall systems by
Rondo or equivalent in stud sizes as noted above in clause G2.1. Unless specified
otherwise provide 92mm wide stud wall construction as follows for all internal partition walls.
Wall framing that extends to the underside of the floor structure above
shall include deflection head details in the framing to prevent the wall
frame bearing any floor loads from above.
Stud configuration to be in accordance with manufacturer’s guidelines to suit maximum heights and
to match existing wall thicknesses where relevant.

Provide 90x45 MGP10 timber studs beside metal studs or instead of metal studs each side of door
jambs for additional rigidity.
Provide metal battens where necessary to support linings and for reticulation of services against
masonry wall. Provide any metal furring channels, clips, and timber packing strips necessary to
bring finishes to the levels indicated on the drawings.
Provide all noggings, timber blocking and/or plywood blocking behind plasterboard linings to
provide secure fixing for all items to be fixed to walls.

Blocking is required for all wall mounted items including, but not limited to:
• Toilet & Washroom fittings, grab rails etc
• AV equipment including LCD Screens.
Provide pine timber battens where necessary to support linings. Provide any battens or packing
strips necessary to bring finishes to the levels indicated on the drawings.
KDHW shall be Vic Ash or Tas Oak in 19mm and 32mm thick as noted on the drawings.
G4 Insulation
G4.1 INTERNAL ACOUSTIC WALL CAVITY INSULATION
Provide Bradford Acoustigard / equivalent 50mm thick black 10kg/m3 glasswool or 10kg/m3
polyester wall batts behind.
To wall areas denoted as having timber batten finish TB provide Sculptform timber
battens achieving min 25% open area on 7mm black acoustic backing.
Batt insulation is to comply with AS1530.3 fire testing. Provide all necessary
blocking/tape/brackets to secure insulation into place.
c) Acoustic Wavebar
Provide Pyrotek Wavebar 5mm thick 10kg/m2 high performance flexible vinyl acoustic
noise barrier over wall partitions in ceiling space where shown on the drawings.
For services penetrations running through acoustic rated full height walls, the following must be
ensured:
• Penetrations for cable trays and conduits to be made as small as practical
• The gap around the cable tray, within the cable tray and within the conduit is to be filled
with tightly packed acoustic insulation with a minimum density of 32 kg/m3
• The penetration around a conduit is to be sealed airtight with backing rods and flexible
caulking compound

An airtight seal should be provided between all acoustically rated elements and other adjacent
building elements by means of a flexible caulking compound.
All acoustically rated walls should be sealed at the head and base with flexible caulking compound
and backing rods as required.
The flexible caulking compound may be acrylic, polyurethane or silicone. Any other proposed
acoustic sealant should be first approved by the acoustic consultant.

Generally it is expected that the specified plasterboard linings will provide a suitable substrate for
wall finishes such as timber veneered MDF, carpet and rubber wall linings.
Plasterboard must be used where an acoustic rating is required as scheduled on the drawings and
in Clause G2.
Curved wall linings can be achieved with a substrate of multiple layers of 6mm Bendy plywood.
Plywood substrate is to receive wall linings as schedules and shown on the drawings.

100mm thick acoustic insulation panels with 50mm leg fixed to plasterboard under the
acoustic panel.

All junctions and gaps between abutting materials and finishes are to be fully caulked and or
sealed with the appropriate interior or wet area grade caulking or sealing compounds. Provide
continuous polyethylene backing rods, closed cell foam expansion joint fillers and pipe sleeves to
provide for consistent depth of all sealant joints.
It is the builder’s responsibility to fully seal the building in accordance with the requirements of the
Building Code of Australia and to ensure the building is vermin, insect and waterproof at the
completion of the works.

H JOINERY
H1 General
H1.1 SCOPE OF WORKS
Supply and install all joinery items to those areas described on the drawings.
In addition to the requirements as described herein, all work shall conform to the design intent as
indicated on the architectural documents and the relevant documentation of the associated design
consultants for this project.
All materials and workmanship shall conform to the requirements of the following SAA codes:

Joinery work generally is shown in the various detail drawings. Materials, sizes, types of fixings etc
are not necessarily described in the specification when on the drawings.
All works associated with the manufacture and installation of joinery items shall be carried out by
approved firms specialising in the types and standard of the specified works.
All dressed timber surfaces shall be finished smooth, even, free from machine marks and finally
hand sanded. Timbers shall be grained and colour matched throughout.
Joinery shall not be fixed until associated wet trades have cured and dried.
The Contractor shall replace any damaged components and make good joinery affected by
dampness, shrinkage or distortion of timbers.
All joinery work shall be fine sanded, fixings punched or recessed and puttied ready for paint finish
as scheduled.
H2 Windows
H2.1 ALUMINIUM FRAMED WINDOWS & DOORS
Refer section R Metalwork for aluminium windows and doors.
Timber framed windows, where shown on the drawings shall be fabricated from 32mm thick
rebated KDHW.

H3 Doors
H3.1 DOOR TYPES
Provide and fit doors and door furniture as shown on the Door Schedule and as follows:
Refer to Section R METALWORK of this specification for details of aluminium door frames.
Doors D16 shall be Lotus Acoustic Sliding Glazed Doors System with Rw37 rating as specified in
clause R3.1. Refer to Lotus specification - Appendix D
Doors D09, D13, D14, D15, and D21 are to be provided with an automatic sliding door headbox
operator system as specified in Door hardware Schedule – Appendix A
H3.5 MASTERKEYING
Allow to provide construction lock cylinder as required to maintain security to new works until such
time master-keyed locks are supplied and installed by the proprietor.
All hinged doors to have a minimum of 3 No 100mm stainless steel heavy duty butt hinges as
specified in the Door Hardware Schedule – Appendix A.
H4 Door Schedule
The following Door Schedule provides a general guide to doors sizes, construction type of doors
and frames, paint finishes and types of hardware proposed.
Refer to Assa Abloy Door Hardware Schedule - Appendix A of this specification for specific
hardware details to be provided.

H6 Laminated Joinery
H6.1 GENERAL
Fabricate joinery with pre-cut openings, wherever possible, to receive hardware, appliances,
plumbing fixtures, electrical work, and similar items. Locate openings accurately and use templates
or roughing-in diagrams for proper size and shape. Smooth edges of cut-outs and, where located
in bench tops and similar exposures, seal edges or cut-outs with a water resistant coating.
Provide screw caps cover plugs to all visible fixings in carcase frame in colour to match selected
laminate colour.
Deliver inserts and similar anchoring devices to be built into substrates well in advance prior to
fittings being built in.
Prior to installation, examine shop fabricated work for completion, and complete work as required,
including back priming and removal of packing.
Thoroughly clean floor and walls of all areas to be permanently concealed by joinery. Effectively
seal-off all openings in flooring or walls against rodents prior to building in.
c) Installation of Joinery
Install the work plumb, level, true and straight with no distortions.
Shim as required using concealed shims. Install to a tolerance of 3mm in 2400mm for plumb and
level (including benchtops) and with 0.5mm maximum offset in flush adjoining surfaces, 2mm
maximum offsets in revealed adjoining surfaces. Scribe and cut work to fit adjoining work, and
refinish cut surfaces or repair damaged finish at cuts.
Protect joinery during transit, delivery, storage and handling to prevent damage, soiling and
deterioration. Do not deliver joinery until painting, wet work, grinding and similar operations which
would damage, soil or deteriorate joinery have been completed in installation areas. If, due to
unforeseen circumstances, joinery must be stored in other than installation areas, store only in

Once on site, all joinery must be fully covered and protected from damage and contact. Do not
place any items on or work from joinery units.
a) Laminated Benchtops
To all laminated benchtops as shown on the drawings provide bench grade Laminex
Redback laminated benchtops on 33mm thick Laminex Aquaban moisture resistant board
with white melamine underside:
Provide post formed coves and rounded edge profiles as detailed on the drawings.
d) Cupboards - Generally
Outer carcase and cupboard doors shall be Laminex Industries 18mm thick Lamiwood MR
MDF of selected colour. All edges to cupboard doors and drawer fronts shall be edge
banded in 2mm thick ABS edging in colour to match selected laminate.
Internal shelves to underbench and overhead cupboards shall be 18mm thick white
melamine board and shall be height adjustable.
Note in some cases 25mm thick shelves are required as noted on the drawings.

g) AV Backing Board
As shown on the drawings in Tutorial Rooms provide laminated panel backing board to
Audio Visual ceiling mounted microphone.

Provide hideaway pull out bin behind laminated door front to kitchenette cabinetry as shown
on the drawings as follows:
Provide black plastic cable outlet sleeves to bench tops as shown on the drawings confirm
location. Cable sleeves to be approx. 60mm diameter by Hafele or similar.
Provide 60mm diameter black adjustable desk leg to JU.07A & JU.07B where shown on the
drawings. Hafele Rondella or equivalent.
All laminated cupboard door hinges shall be heavy duty 110 degree soft-closing overlay
hinges as manufactured by Blum or equivalent approved.

is to be the maximum that will fit in the cabinet.

It is the Contractor's responsibility to determine the best glazing methods and techniques to
be adopted for each type of glass and glazing required under this contract.
The glazing installations in external walls and other areas exposed to weather and/or
differential air pressures and/or wet conditions and/or variable temperatures shall include
provision for the following essential requirements:
J 1.3 SUBCONTRACTS
All glass, glazing materials and glazing sealants shall be supplied and installed by an
approved competent specialist glazing subcontractor who is skilled in the type of work
required under the contract and who will accept responsibility for accurate fitting and correct
fixing and sealing of glass.

J2 Glazing Materials
J 2.1 GLASS TYPE AND THICKNESS
Refer to Window Schedule – clause R3.2 for glass types and thicknesses including U and
SHGC performance values.
To door vision panels and internal glazed doors provide 10.38mm thick laminated clear glass
to AS1288.
Glass type and thickness must comply with the relevant Glass Installation Codes and is to
be nominated on the glass manufacturer’s shop drawings.
All glass used in the works shall be of best quality of the type or types specified.
All glass supplied for use under the Contract shall be warranted by the manufacturer and/or
the supplier to be free from air bubbles, crazing, distortion, cracks, scratches, chipped
surfaces and arises, discolouration, and similar defects and damage.
Glass with unacceptable defects will be rejected. All rejected glass shall be removed from
the site and new glass of the required type and quality supplied and installed at the
Contractor's expense.
All glazing materials used in the works, including as applicable, all setting blocks, spacers,
tapes, strips, gaskets, sealants, putty and other materials as required, shall be of approved
manufacture conforming with the description in AS 1288, and of the types suitable for the
glazing methods and techniques adopted.

To the South Corridors Breakout Screen (SC) partition units provide panels of

Glazier to confirm all glass types and colours with Architect prior to manufacturing the
windows.
J3.2 WORKMANSHIP
A high standard of workmanship is required for the installation of all glass and glazing
materials under this contract.
All glazing methods, techniques and workmanship shall conform with the requirements of AS
1288. The installation of proprietary manufactured materials shall also conform with the
relevant manufacturer's recommendations and instructions.
Sealants shall be applied by approved skilled applicators who are experienced in the correct
use of sealants and recommended by the sealant manufacturer and/or supplier. Correct
primers and/or backing strips shall be used where required and where recommended by the
sealant manufacturer.
J3.3 ACCEPTANCE
The commencement of glazing shall be taken as the Contractor's acceptance of the quality
of frames to be glazed and specification for glazing.
J4 Completion
J4.1 CLEANING
During the progress of the works, keep the glass clean by prompt removal of foreign matter,
particularly cement products.

Carefully trim and clean off all glazing compound, take out and renew all defective glass and
leave in sound and perfect condition on completion.
All exposed surfaces and unframed edges shall be ground off to a smooth finish, arrised,
rounded and polished.
J4.2 WARRANTY
The Contractor, in conjunction with the glass supplier and glazing subcontractor, shall
provide a written warranty which guarantees the safety, adequacy and correct performance
of the glazing installation for an effective period of at least five (5) years after the date of
Practical Completion of the Contract.
The warranty shall obligate the warrantors to remedy without delay all defects which are
discovered during the warranty period, including, as applicable, removal of defective
materials and supply and installation of new materials without cost to the Principal.
J4.3 CERTIFICATES
The contractor, in conjunction with the glass supplier and glazing sub contractor, shall
provide a written certificate which states compliance of the installation and materials used
with AS1288.
In addition provide four (4) copies of plans showing the elevational area of all glazed window
panels (including skylights) fixing and support framing together with thickness of glass
pursuant to AS1288 and a Certificate of Compliance (Form 13) pursuant to regulation
15.7(2) of the Building Regulations . (This aspect is only applicable if the glazing
specification cannot readily be covered by AS1288).
These certificates shall be required to be submitted to the Building Surveyor for the purposes
of obtaining a Certificate of Compliance.

M PLUMBING

M1 General
M1.1 SCOPE
Design, supply, installation, test, commission and maintain the Hydraulic Services as shown on the
accompanying drawings and as specified including all equipment and minor or incidental works
necessary for the complete Hydraulic Services Installation.
The Hydraulic Services shall be complete in every aspect to ensure proper operation of the
system.
Equipment shall be installed in accordance with the various Manufacturer's recommendations,
including type of controls, valves, fittings, taps, outlets etc., to ensure proper operation of the
system, and to suit the environment where equipment is installed.
The Hydraulic Trade Contractor shall resolve all works to be carried out by others with the
Contractor.
The list below is to assist in the design co-ordination of the Project and therefore not to be
considered as final.
In providing this guide, the Consulting Engineer takes no responsibility for demarcation between
trades or the resolution of inclusions and/or exclusions between trades.
1. Provision of electrical supply to the central hot water system control cubicle. All interface,
power and wiring associated with the system installation shall be carried out by this
Contractor.
3. Dropped ceilings, bulkheads above and within cupboards to conceal pipework, modification,
trimming, etc. of studs to suit the passage of pipework by Contractor.
5. Grading of floors to suit the respective floor waste throughout the project.
7. Permanent access to roof and plant via suitable weatherproof access hatch within stairway to
OH&S requirements, etc.
8. Condensate and other drains from air conditioning equipment to tundish. Tundishes and drain
connections to waste for condensate collection shall form part of the Hydraulics Services
Contract.
10. Making good of all roadways, footpaths, etc. damaged by excavation and backfill by the
Hydraulic Contractor.
11. Provision of Grease Interceptor Trap of approximately 2000 litres to be constructed by this
Contractor as part of the building structure with rebates to suit HD Cover, inlets, outlets and
vent connections.
M2 Schedule of Tapware
Provide tapware as specified below. All tapware generally shall be 3/4 turn ceramic dish washer
with chrome plated handles, unless other finishes are specified.
Taps shall be fitted with red and green (or blue) hot and cold indicators. The hot tap shall be on the
left. Taps shall be as follows:
Provide all other tapware to service mechanical and hydraulic plant as indicated on the services
drawings.
N1 General
N 1.1 SCOPE OF WORKS
The work shall be generally as described on the drawings and in the Finishes Schedule Section S
of this specification.
To all areas to receive plasterboard linings provide framing (studwork, furring channels or battens)
at maximum 600 centres unless noted otherwise on the drawings.
Provide all necessary approved staging and free-standing scaffold for safe and proper execution of
the plastering and rendering work.

Corner guards, casing beads, stopping beads, etc, shall be 'exangle' or equivalent approved
galvanised metal beads, fixed in unbroken lengths in each run.
Plasterboard sheets shall be stacked flat, protected from weather and cracked or otherwise
damaged sheets shall not be used. Plasterboard sheets shall be of lengths and widths to ensure
the least amount of jointing. Sheets joined clear of framing timbers shall have butt joints back
blocked.
Supply and fit plasterboard to bulkheads, ceilings and walls and line the interior of all cupboards.
Fix boards horizontally across the timber studding, with special countersunk head galvanised nails
32mm long, and punch slightly below the surface. Where applicable fix sheets to brick walls with
cornice adhesive to manufacturer's recommendations.

The installation of ceiling linings shall conform strictly with the relevant Australian Gypsum
Technical Bulletins. In all cases, nails must not be less than 10mm in from the edge of the sheets.
Reinforce all flush joints with an approved 50mm wide cotton jointing tape embedded in plaster.
Likewise, reinforce the faces of boards at internal and external angles with cotton tape and metal
corner beads respectively.
Do all stopping and finishing with plaster compound recommended by the manufacturer to form
flush joints. All joints shall be flush jointed including vertical internal and external angles. Stop up
all holes, angles, nail and screw holes and elsewhere as required. Finish with flush even surfaces,
remove all blemishes, sand all joints and leave in a satisfactory condition ready for painting.
To curved sections of walls that are to receive plasterboard linings/substrates, provide 2No layers
6.5mm thick Gyprock Flexible plasterboard. This is to marry in with the single layer of 13mm
plasterboard that will be lining the adjacent straight sections of wall.
To the ceilings as scheduled provide and install Rigitone Astral (12-20/66) perforated plasterboard
supported on metal suspensions system and acoustic insulation above.

Acoustic ceiling insulation above perforated plasterboard to be 100mm thick sound absorptive
insulation in black “Martini Absorb XHD100”. Refer to Clause G4.3
Provide "Victorboard WR" sheets as supplied by Australian Gypsum Ltd or "Gyprock Aquacheck"
to walls as indicated on the Finishes Schedule Sections. DO NOT USE ON CEILINGS. Fix sheets
as follows:
Victorboard WR is fixed horizontally in all wet area rooms. Cut WR sheet to required sizes and
make all necessary cutouts. Cutouts for pipe penetrations to be made neatly using an appropriate
cutting knife or keyhole saw, leaving as small a gap as possible between the cut edges and the
pipe. This gap is to be sealed with Victorboard WR sealant. Edges of Victorboard WR sheets
adjoining floor to all areas, except shower recess, to be 10mm clear of finished floor levels.
Victorboard WR when used as a substrate for wall tiling in wet areas must be fixed with either

For wall tiles 6.5mm thick or less space Victorboard nails and screws at 200mm maximum centres
on intermediate studs and at 150mm centres on internal and external angles, and butt joints. For
wall tiles more than 6.5mm thick refer to Australian Gypsum for nail and screw fastening centres.
All joints and angles in areas to be tiled are sealed with Victorboard WR self adhesive tape.
To all areas to receive wall tiles provide 9mm thick Villaboard substrate as manufactured by
Hardie Bondor Building Systems.
Install strictly as per manufacturer’s technical design manual. Note different fixing requirements for
tiled and untiled walls.
Acoustic ceiling panels are to be in 24mm thick Echopanel by Woven Image as specified at Clause
G6.5.
To all plasterboard edges at windows and door frames etc, provide Rondo metal stopping angles.
Use Rondo P25, P26 to suit plasterboard thickness. Provide P50 and P60 shadowline stopping
angles where shown on the drawings.
Provide square set corners at all plasterboard ceiling to wall junctions and bulkheads unless
otherwise noted.
Provide galvanised metal Rondo Exangle Building Board Sections including corner beads, arch
beads, stopping angles and P35 control joints to all corners and edges of plasterboard.
Provide Rondo P35 control joints in plasterboard ceilings at maximum 12 metre centres in both
directions as recommended by plasterboard manufacturer. Provide Rondo P35 control joints in
Villaboard soffit linings at centres in accordance with the manufacturer’s instructions.

P2.3 ADHESIVES
a) Adhesives shall comply generally with AS 2358 for thin or thick bed applications as
appropriate. Use adhesives to fix dry tiles to dry backgrounds only except that some
cement based adhesives may be used to butter dry tiles before fixing to mortar beds.
Spread adhesives to backgrounds in all small areas (not exceeding 1m²) and fix the tiles to
each area before surface drying of the adhesive commences. When using adhesives
provide adequate ventilation and take necessary fire precautions.
b) Cement based adhesives may be used on backgrounds of render, concrete, brick or block
but not on plaster, wood, paint or glazed surfaces.

c) Organic based adhesives may be used on backgrounds of render, concrete, brick, block,
plaster, wallboards and sheets, metal, glazed surfaces (eg existing tiling) and also painted
surfaces if the adhesive is not solvent based. Where so specified, organic based adhesives
shall be types recommended by the manufacturer for flexibility or superior waterproof
qualities.
d) Mortar Beds: Tiling: Mortar beds may be used on rigid low movement backgrounds with
adequate key and suitable suction. The latter may be achieved where necessary by wetting
the background. Alternatively a bonding agent may be applied to the background to
improve adhesion.
Make mortar beds from Portland cement and graded sand, with minimum water added.
Proprietary admixtures may be included if approved. Measure materials by volume in
suitably calibrated devices. The selected proportions shall remain uniform from batch to
batch. Mix materials mechanically unless otherwise approved. Use mortar within 2 hours of
mixing.
Thick Mortar Beds: Select proportions from the range 1:3 to 1:4 cement:sand
Thin Mortar Beds: Select proportions from the range 1:1 to 1:2 cement:sand
To the perimeter and meeting corners of all wall tiles provide BAT stainless steel tile trims unless
noted otherwise as detailed and shown on the drawings.
P3 Workmanship
The sub-contractor shall make the necessary allowances to provide proprietary sealants to enable
tiling works to proceed if the moisture content can not be reached in time to meet project
programming commitments.
Fix wall tiles to WR sheets using only an organic based adhesive complying with Australian
Standard AS 2358-1980, "Adhesives for Ceramic Wall Tiles and Mosaics" Part 1-139a Type 1.
After adequate preparation of the surface apply adhesive to the whole of the area to be tiled, one
square metre at a time, in accordance with the manufacturer's specifications. Use a notched edge
trowel in a horizontal direction, never vertically, ensuring all fastener heads are properly sealed.
Firmly press tiles into the ribs of the adhesive before skinning occurs, ensuring there is contact
over the entire back surface of each tile.
Fill joints continuously at internal corners in accordance with tile and adhesive manufacturer's
specifications. Expansion joints are to be filled entirely with an approved flexible waterproof
sealant.
P 3.3 JOINTING
Joints shall be filled with a mortar of one part white cement and four parts whiting or pre-mixed
tiling grout. Colouring shall be introduced to Architect's directions.
P 3.4 SET-OUT
Confirm set out points for all interior and exterior paving prior to the commencement on works on
site.
P4 Completion
Upon the completion of the works all tiled surfaces are to be cleaned and protected from following
trades that require access onto the tiled areas to carry out their works. Protection works shall
remain in place until the builders final project clean in carried out.
Do not place tool and or other items of equipment such as fixtures or fittings to be installed directly
onto newly tiled surfaces.
A minimum area of 0.5m2 of spare wall tiles is to be supplied to the Proprietor on completion for
future replacements.

timber batten linings, and door & window frames where scheduled to receive paint/stain finish.

Q 2.1 MATERIALS
Ensure that the subcontractor and tradesmen carrying out work specified in this Section shall upon
commencing work accept responsibility without reservation for the surface upon which the paint or
coating shall be applied and the conditions prevailing or likely to prevail during the application of
the finish and while it is still wet.
The application of a base coat or finish shall be deemed to be acceptance of the surface and
prevailing conditions.

Q 2.3 PREPARATION
All work to be coated shall be prepared by scraping or rubbing down, priming and stopping up and
shall be brought to a smooth, even surface before coating.
Timber work to be stained must be thoroughly sanded smooth and all sharp edges arrised before
staining is commenced.
Stopping shall be done between coats and surfaces shall be lightly sanded between coats.
Timber slats are to be stained and clear finished prior to fixing to the wall.
Ensure that all areas to be finished with timber slats or plywood panels with expressed joints have
substrates or battens painted black prior to fixing of finishes.
a) Scope
The scope of timber surfaces to be receive clear or stained finishes includes:

Apply appropriate primer and/or undercoat to all existing surfaces that are to be painted.
Q3 Paint Systems
Allow in all areas for colour changes between ceilings and walls. Allow for the use of up to 8
different wall and door colours throughout.

R 1.3 WORKMANSHIP
All work shall be of high standard, accurately and neatly constructed and fitted, and securely fixed.
Proprietary products shall be installed in accordance with manufacturer's instructions. All
dimensions and details shall be checked on site before work proceeds.
Form bends in steel tube without deforming the true cross section, using methods recommended
by the tube manufacturer.
Items to be assembled and erected on site shall be pre-assembled in the workshop and match
marked. During assembly and erection, do not strain, twist, bend or open such items to bring them
to their true positions.
Generally, fixings of metal units shall be concealed, but where concealment is not practicable,
fittings shall be countersunk flush with adjacent surface and shall have finish to match that of the
unit concerned.
Welding and/or brazing exposed to view in completed work shall be completely filled, ground off

flush with adjacent surfaces, and finished to match exactly with the finish of the item concerned.
Exposed joints and surfaces shall be free from welding, brazing and heat blemishes. Welding in
aluminium shall be by an inert gas Architect process or by resistance or pressure welding where
appropriate.
Cut edges, drilled holes, rivetted joints, and flat sheets shall be clean, neat, free from burrs and
indentations. Remove sharp edges without excessive radiusing. Fit mitred joints accurately to a
fine hairline. All exposed surfaces shall be free from warps, hammer marks, distortions, scratches
and other imperfections.
Provide suspended metal ceiling framing to all areas to receive new ceilings as shown on the
drawings. Plasterboard ceilings will be screwed into suspended furring channels.
Ceiling tile areas to have lay in tiles into suspended grid system as specified in Section N
Plastering.
Metal ceiling grid ‘T’ bars to be powdercoated in colour to be selected to match acoustic lay
in tiles.
Provide metal studwork as shown on the drawings. Refer Section G for wall construction and metal

h) Warranty
The contractor for this work shall provide a written and signed warranty in a form approved
by the Builder that warrants the installation for a specified period against defects which
might occur after Practical Completion of the works, normal wear and tear excepted. The
warranty shall certify that any such defects shall be rectified by the Contractor, or an
alternative party if approved by the Proprietor, and that any cost of the rectification work
shall be borne by the Warrantor.
The warranty period shall commence on the Date of Practical Completion as indicated on
the Certificate of Practical Completion to be issued by the Construction Manager.
The warranty period shall be 5 years from the Date of Practical Completion

T STRUCTURAL STEELWORK
T1 Scope of Works
T 1.1 GENERALLY
Supply, fabricate and erect all steelwork shown on the Drawings or specified herein, in accordance
with the provisions of this section.
Allow for all necessary operations, and for hoisting and fixing in position.
Supply all tools, machinery and appliances including drift pins and fitting-up bolts necessary for the
expeditious handling of the work. The suitability and capacity of all plant and equipment used for
erection shall be subject to approval. Structural steelwork is to be co-ordinated with all other
relevant trades, including but not limited to, concrete, masonry, metalwork, joinery, plaster,
electrical, plumber.
Provide data confirming that the tradesmen engaged for this project have a minimum of 5 years
experience in such work as required by this specification. The nominated experienced foreman is
to be present on site at all times work is being performed.
Do work in accordance with the Drawings and Specifications, which form part of this contract, and
further details and/or instructions issued by the Superintendent during the currency of the works.
Submit evidence of experience appropriate to the class of work required. Install under the direct
supervision of a capable Foreman, experienced in the class of work under construction.
Before commencing fabrication, prepare shop drawings showing clear and complete details of
each assembly, component and connection in the work together with all information relevant to
their fabrication, surface treatment and erection.
Prepare shop drawings with reference to all relevant contract drawings and details. Take
responsibility for conformity with the Drawings, as well as dimensions, tolerances, and hole
positions. Submit shop drawings to Architect and Engineer for review. Shop drawings which are
unsatisfactory shall be corrected and resubmitted for approval before fabrication.
Builder to allow for liaison between shop detailer, Architect and Engineer during preparation of
shop drawings; to clarify intent and specific detail of steelwork as required.
Review of shop drawings by the Architect or Engineer does not affect the responsibility of the
Contractor under the contract. The Contractor remains solely responsible for the correct
fabrication and erection of all steelwork in accordance with the drawings and this specification.

T1.4 Standards
Structural steelwork shall conform with the current relevant codes including the following:

T1.5 INSPECTION
All material and work is subject to inspection. Provide reasonable and safe access and facilities, to
not less than DOL requirements, during both fabrication and erection.
The Superintendent and/or his representative shall be permitted access to the Steel Fabricator’s
workshop and yard for inspection of the work in progress at any time during working hours.
The Steel Fabricator shall also provide facilities as necessary to enable inspections and testing of
steelwork to be made.
T1.7 NOTICE
The Builder shall give the Superintendent at least two (2) days prior notice of the dates when the
following parts of the steel fabrication will be ready for inspection: -
a) All steelwork before surface treatment.
b) All welded joint areas before surface treatment.
T2 Materials
T2.1 STEEL
Unless otherwise specified or permitted by the Superintendent, all steel used in the works shall be
of Australian manufacture, conforming with the applicable requirements of Australian Standards
Specifications and free from damage and other unacceptable defects.
T2.2 SUBSTITUTIONS
If steel sections of the required sizes are not available, the Superintendent may permit
substitutions from available stocks.
As soon as practicable after commencement of the Contract, the Builder shall notify the
Superintendent of any sizes which are not available and shall submit a list of possible substitutions
which could maintain structural adequacy and architectural detailing. No substitution of steel
member shall be made without the Superintendent’s written approval.
No variations to the Contract Sum or extensions of the Contract Time will be permitted as a result

T2.3 CERTIFICATES
Steel manufacturers certificates, indicating the composition and tensile properties of the steel
supplied, shall be submitted to the Superintendent.
Inspections by the Superintendent shall not in any way relieve the Builder of responsibility for
providing steelwork of the required quality.
Defective materials and unsatisfactory steelwork shall be liable to rejection at any time prior to final
acceptance of the work. The Builder shall remove all rejected materials and workmanship and
supply new materials and reconstruct the steelwork to the standard of quality satisfactory to the
Superintendent.
No variations to the Contract Sum or extensions of the Contract Time will be permitted as a result
of the rejection of materials or workmanship.
T2.5 MARKING
Before delivery, each member shall be clearly marked in paint with the identification mark which is
shown on the Drawings or the shop drawings, or both. The weight of all major members of weight
greater than two tonnes shall be marked on the shop drawings and on the members.
Store steelwork clear of ground and in such a way that water does not lie on it. Supply bolts, nuts,
and washers in grit-free containers and store in water-tight premises. Burred, damaged, corroded
or otherwise unserviceable bolts shall not be used. Steel shall arrive on site with the protective
finish only so as to permit inspection prior to decorative coats being applied. Care shall be taken
during delivery, off-loading, stacking and erection so workshop applied finishes are not damaged.
Unless otherwise specified, all steel shall comply with AS 1204 or 1163.
T3 Workmanship
T3.1 WORKMANSHIP AND ERECTION
Where work is not exposed to view workmanship and finish shall be equal to good general
practice.
Where work is exposed to view and forms part of the architectural treatment, special attention shall
be given to the finish. Shearing, flame cutting and chipping shall be done carefully and accurately,
sharp corners and rough edges shall be faired by grinding or other approved means, and where
noted on the Drawings, welds shall be made smooth to approval.
Do not exceed the end clearances shown on the Drawings, or if not shown, ascertain in clearances
used in the design of the connections.

Lateral variation of compression members shall not exceed 1/1000 of the axial length between
points of lateral restraint. For all other members the variation shall not exceed 1/500.
Subject to the above, the tolerances on members after fabrication shall be those given in AS 4100
for the supply of the relevant section, or in the case of build-up members, those given in AS 4100
for universal beams. Completed members shall be free of twists, bends, and open joints.
Straightening or flattening, if required, shall be done without injuring the material. Sharp kinks or
bends shall be cause for rejection. Beams shall be precambered if so indicated on Drawings.
Maximum variation in overall length of members which have both ends finished for contact bearing
shall be 0.8mm.
Members with ends not finished for contact bearing, which are to be framed to other steel parts of
the structure, may vary in length up to plus 0 minus 2mm if not more than 9m in length, and up to
plus 0 minus 5mm if over 9m.
Adjacent members shall be shop matched at the fabricator's yard to ensure that the tolerances
have been maintained. Bolt holes for splices shall be drilled whilst the sections are fixed together
and held in line.
During erection steel members shall not be cut, burnt, welded or drilled without approval. Drifting
may only be used for bringing parts into position, not to match unfair holes, or enlarge holes or
distort metal.
T3.4 ERECTION
Erect, fix, adjust and maintain all members in their intended vertical and lateral alignment and level.
During erection the steelwork shall be made safe against all loads and stresses to which it may be
subjected, including those due to erection equipment. Temporary bracing if used for this purpose
shall be affixed in a manner which does not weaken or deface permanent work. The Contractor
shall design and supply this bracing and be solely responsible for its adequacy.
Temporary bolting or welding shall be sufficient to resist all loads and stresses while the structure
is being prepared for permanent fixing.
Permanent bolting or welding shall not be carried out until correct alignment and camber, if any,
has been obtained in each member.

T3.6 CONNECTIONS
Where end cleats, brackets and other connections are not otherwise specified or shown on the
contract drawings they shall be suitable to the location and reaction shown thereon.
Erection clearances shall not exceed 1.6mm at each end for web cleated ends of beams, and
3.2mm for beams without web cleats.
Bolts in bearing shall be of such lengths that no threaded portion shall be within the thickness of
the parts joined. At least one washer shall be placed under the bolt head or nut, whichever is to be
rotated. Taper washers shall be used where the part under the bolt head or nut is not
perpendicular to the centreline of the bolt. At least one full thread shall project past the end of the
nut. Nuts or bolts subject to severe vibration and vertical bolts in tension shall be locked in position
by an approved method.
Unless otherwise specified, mild steel bolts shall be used for all bolted connections. Holes shall be
drilled oversize not more than 1.6mm in diameter. All exterior bolts, nuts and washers are to be hot
dip galvanised.
Close tolerance bearing bolts shall comply with AS B117 or B147. Diameter of holes shall be equal
to the nominal diameter of the bolt shank with a tolerance of minus 0 and plus 0.13mm.
High tensile bolts: Seek the approval of the Engineer of the type of bolt, nut and washer to be used
for high tensile bolts. The bolts, nuts and washers shall be clearly marked to avoid confusion. High
tensile steel bolts shall be assembled with a hardened steel flat or tapered washer under the head
and nut.
Tightening shall be by the turn of the nut method, generally, as laid down in AS 1511, to achieve
the following minimum bolt tensions:
Match marking of nut and bolt is to be carried out using indelible crayons and only after the 'snug
tight' position has been achieved in all bolts in a connection.

T3.8 WELDING
Manual welding shall be in accordance with AS 1554 Part 1. Semi-automatic or automatic welding
may be used, and shall be in accordance with the welding equipment manufacturer's instructions.
Connections noted for site welding are to be shop prepared to enable adequate weld penetration.
Unless shown otherwise:
- Welding electrodes shall be "E41 XX"
- Weld category shall be "SP"
- Welding consumables shall be of the low hydrogen type
- All butt welds to be qualified full penetration butt welds.
All fillet welds to be 6mm continuous
Abutting edges of boxed members shall be connected and sealed with a continuous weld.
All feature steelwork, exposed to view, shall be continuous fillet weld or butt welded at joins.
All exposed welds shall be of a high quality architectural finish.
Some steelwork has been designed to support joinery units and screens which may not
necessarily be included in the structural engineering documentation.

W FLOOR FINISHES
W1 Floor Preparation
W1.1 PREPARATION
Make good all existing floors prior to the application of new floor finishes. Remove all residual
carpet underlay, smooth edges, glues and adhesives. Prepare existing surfaces and bring to the
required level to receive the specified floor finishes.
The contractor(s) shall have inspected the site during the tender period and made the necessary
allowances for floor preparation in their tender.
Throughout all areas that are scheduled to receive new floor finishes allow for the provision for
general patching and make good to existing floor slab surfaces. Allow to apply levelling compounds
to suit the intended flooring finishes.
The builder shall be responsible for the coordination of their own staff and that of sub-contractors
to ensure the placement of orders for of all specified products and materials are made within the
appropriate timeframes to ensure availability for installation within the works in accordance with the
project program.
VOC content
All interior materials, finishes, adhesives and sealants to be low-VOC or zero-VOC.
Lead Times
Confirm current lead times with product suppliers at commencement of building works, and allow
for product lead times.

The laying of sheet vinyl on any floor and walls by the Contractor shall signify his acceptance of the
responsibility that the floor is in order to receive the finish.
Substrate
Prepare existing substrates to receive new sheet marmoleum floor linings.
Installation
Installation shall be in accordance with manufacturer’s specifications and to AS 1884.
All seams, mitred corners etc shall be hot welded, using matching coloured PVC weld rod.
Adhesive in wet areas shall be Altrofix 30 (2 part polyurethane) or an approved 2 part epoxy
adhesive. In areas not subject to moisture, an approved acrylic adhesive may be used. To any
vertical face, such as upstands to walls and coves, an approved contact adhesive shall be used.
Ensure new flooring finishes flush with existing flooring where this occurs.
Cleaning
On completion of laying, sweep clean with a soft broom and scrub with a vinyl cleaner.

1. SUMMARY
2. Supports
2.1. Sliders shall be supported from the structural member above with no floor tracks.
2.2. Head tracks shall be fixed to undrilled structural steel supplied and installed by others so that packing to
track by Lotus does not exceed 10mm and meets Lotus layout requirements.
2.3. Steel supports to be designed with a maximum of 2mm deflection under moving load.
3. Panels
3.1. Panels shall be Lotus SL80+ series slider panels and shall be constructed of a perimeter frame containing
individual modules of toughened safety glass conforming to AS1288.
3.2. Glass shall be replaceable in the field.
4. Acoustics
The manufacturer shall guarantee that the sliding door system is of a construction to achieve Rw 37 based on
acoustic tests to AS1276 by a NATA approved independent Australian acoustic laboratory.
5. Opening Force
5.1. The manufacturer shall ensure the sliders can be opened with 20N of force for the first 850mm or more of
travel.
5.2. Lotus Low Friction trolleys to be used for larger / heavier sliders.
5.3. All breaking / anti-slam mechanisms should not in increase this opening force.
8. Surface Finishes
8.1. Panel surfaces shall be finished in grade A safety laminated glass to code.
8.2. Glass Manifestations or decals are to be supplied and installed by others following Lotus install.
8.3. Panel frames shall be finished in Dulux Duralloy Powdercoat.
8.4. Head track shall be finished in Pearl White Powdercoat.
9. Customer Care
9.1. The supplier is required to provide a handover to the end user.
9.2. The supplier will provide a one-year warranty against manufacturing and installation defects.
9.3. Extended warranties are available subject to a Preventative Maintenance Agreement being entered with
Lotus Service Division.

ductwork be used to span the partition. Penetrations for the steel duct must then be acoustically sealed.

4.0
Reverberation control
4.1 General
Reverberation directly affects speech intelligibility, activity noise build-up and auditory distraction. To suitably control
reverberation within rooms acoustically absorptive surfaces will need to be incorporated.
All dedicated acoustic absorption should be mounted facing towards the main room volume and distributed evenly
throughout the room unless otherwise called for by the Acoustic Consultant.
All finishes should be dimensionally stable and adequately supported so that they exhibit no tendency to warp or bow.
Materials should be suitably robust to withstand typical day-to-day wear and tear and reasonably expected impacts from
within the room for which they are specified.
To prevent room flutter echo, wall panels are recommended over approximately 50% of the wall area on two perpendicular
walls. The wall panels can be installed from approximately 0.8m above floor level to ceiling level.
The recommended location and extent of internal acoustic finishes are provided in Table 4.1 below.

In-situ, sliding doors do not perform as effectively as standard doors, and a performance significantly lower than a standard
door is expected.
The MDA Acoustic Brief correctly points out that the maximum achievable sound insulation rating is in the order of Dw 20-25
dB, corresponding to approximately Rw 30-35 dB for sliding doors. The client needs to be informed of the consequences
from adopting such rating. In fact, a rating of Dw 20-25 is generally considered very poor in terms of sound reduction and
speech privacy will be negatively affected so that conversations are clearly heard and understood between rooms, without
significantly elevated ambient noise levels.
Discussion with the Client and the project team is necessary to ensure that the acoustic limitations associated with the use of
sliding doors are understood and accepted.
Similarly, the doors accessing all group study rooms are designed to achieve Rw 20 and would present the same speech
privacy problem described above, if not worse.
In any event, the performance of the sliding door systems should be confirmed by the supplier through appropriate laboratory
test reports.
