Ref: Lease Agreement for Mobile Tower at premises 215J, S.N.
Roy Road, Kolkata-700038;

Sir,
Sub: Intimation on receipt of the draft Standard Lease Agreement;
And
Request for changes in terms and conditions as stipulated
therein;

We have received a draft Standard Lease Agreement stating numbers of terms,

conditions. We have carefully perused the said terms, conditions and after a careful
observation we write as follows to make changes/delete some of the said terms and
conditions:

1. That in the point no. 3 you have stated that the gross rent in monthly arrears for
the said premises would be Rs. 12,881/- (Rupees twelve Thousand Eight
Hundred and Eighty One) only per month which shall be deemed to be inclusive
of maintenance and all the taxes payable to municipal and other local bodies.

In this regard we shall like to propose you two alternatives. One is that the gross
rent in monthly arrears for the said premises would be Rs. 20,000/- (Rupees
Twenty Thousand) only per month exclusive of any maintenance and inclusive of
proportionate 50% of the taxes payable to municipal and other local bodies.

Another is that the gross rent in monthly arrears for the said premises would be
Rs. 15,000/- (Rupees Fifteen Thousand) only per month exclusive of any
maintenance and any taxes payable to municipal and other local bodies.

2. You may please delete the words “for any lawful purposes” in point no. 5 and
modified the same suitably for Mobile Tower only.

3. You may please amend the point no.6 as we does not giving you any authority to
sublet the said premises except the letting of Mobile Tower.

4. Accordingly you may either please delete the point. No. 7 or you may amend the
same keeping in view the finality of the matter discussed in point 1 as above.

5. You may please delete the point no. 9 as it is not applicable.

6. You may please amend the tenure of further retaining the premises by BSNL
from ‘one year’ to ‘two months’, as stated in point no. 17 of the said draft.

Please make changes as stated above and inform us accordingly. Thanking You.
