RENTAL AGREEMENT

THIS AGREEMENT OF RENT is made and executed


on this the Tenth day of November Two Thousand Seventeen
(10-11-2017) by and Between: Smt. Manjula R Aged about
28 years, W/o. Sri. Devaraj, Residing at No.309, 2 nd Cross,
BDA Layout, Vijanapura, Bangalore -560 016 (hereinafter
called the “OWNER”, of the First Party AND Smt. Manjula
S, Aged about 32 years, W/o Sri Shashikanth, Residing at
No.34, 2nd ‘B’ Cross, NRI Layout, Kalakere, Bangalore -
560043, Hereinafter called the ‘TENANT’ of the Second
Party both the expression shall where the context so
admits mean & include their heirs, executors, legal
representatives, administrators, successor and other
assigns).

WITNESSETH AS FOLLOWS :
WHEREAS the First Party is the OWNER of the Shop
premises, situated at No.94/2, Prabashankar Santhusta, 7 th
Main, Brahmakumari Road, Sonnappa Layout, Behind Bata
Show Room, Ramamurthy Nagar Main Road, Bangalore -
560 016, measuring 20 X10 feet, which is morefully and
particularly described in the Schedule hereunder and
hereinafter referred to as the SCHEDULE SHOP
PREMISES.

WHEREAS the First Party is desirous of letting the


schedule shop premises and the TENANT is desirous of
taking the same for running a beauty parlor, under the

name and style “MONALISHA HERBAL BEAUTY PARLOR”
on the following terms and conditions:-

NOW THEREFORE THIS AGREEMENT OF TENANT


WITNESSETH AS FOLLOWS:

1. TENANT AMOUNT / SECURITY DEPOSIT : The TENANT


has paid a sum of Rs.75, 000/- (Rupees Seventy Five
Thousand Only) to the Lease Holder by the way of cash
as Advance amount security deposit free of interest the
receipt of which LAND LORD hereby acknowledges and
the same shall be returned to the TENANT on the expiry
of RENTAL period and on handing over of the vacant
possession of the Schedule Premises.

2. RENT The TENANT shall pay the monthly rent of


Rs.11,500/- (Rupees Eleven Thousand Five Hundred
Only) and 1000/- (one Thousand only) Water charges
total Rs,12,500/- (Twelve Thousand five hundred only)
every month on or before 10th of the day to the ever
English calendar Month of tenancy regularly and in case
second party failed to pay the rents for the three
consecutive months, the Second Party will be at liberty to
take over the possession of the schedule premises within
one month notice.

3. DURATION OF RENT: The duration of RENTAL shall be


for a only 3 years, effect from 01-10-2017 and expires on
the midnight of 01-10-2020 and the TENANT has to hand
over the keys to the Lease Holder with all means No-
objection.

4. ELECTRICITY CHARGES : The TENANT shall pay the
electricity charges to the respective department during
the period of RENTAL as per the bill without keeping any
arrears.

5. USE OF PREMISES: That the TENANT promises, she


shall not sub-lease/under let the said premises or use it
for any illegal purposes and handover the possession and
it is used only for running a Beauty Parlor , under the
name and style “MONALISHA HERBAL BEAUTY
PARLOR”, on the following terms and conditions.

6. The TENANT shall not alter, add or damage the structure


of the schedule premises. The TENANT shall whitewash
the Schedule Premises at the time of vacating the
Schedule Premises and shall keep the premises in good
and tenable conditions.

7. Three month notice has to be served by both the parties


in case any of them desire to revoke this RENTAL
prematurely.

8. The TENANT shall not store or stock the goods which are
prohibited under law in the shop premises.

SCHEDULE
All that piece and parcel of Shop premises, situated at
situated at No.94/2, Prabashankar Santhusta, 7 th Main, Brahmakumari
Road, Sonnappa Layout, Behind Bata Show Room, Ramamurthy Nagar
Main Road, Bangalore - 560 016, measuring 20 X10 feet,

consists of RCC Roofed and also with electricity facility and
approximately with two rolling shutters and electricity
facility.

AND BOUNDED ON:-


East by : Road
West by : Road
North by : Private Property
South by : Private Propety

IN WITNESSES WHEREOF both the Lease Holder and


the TENANT have affixed their respective signatures to this
Agreement of RENT on the day, month and year first
mentioned above.
