doing circuits. It would be helpful to have
another place to train.

would support updating these areas to a more
modern feel, but it has proven difficult to get
consensus in the past, as everyone has their
own definition of style. We think the coffee bar
is an added amenity but we would also support
eco-friendly alternatives to the plastic water
bottles.

The biggest issue I have is with the lack of
maintenance. There needs to be regular
maintenance such as carpet cleaning, marble
polishing, cleaning or repainting of walls, trim,
and woodwork with damaged. Repainting
should not be slapping a coat of paint on, but
rather taking the surface down to level
necessary to make it look new. Replacement
of the dated doors in the entries to Plaza 2,
refreshing of garage entrance, repair of tear in
insulation in yoga room, refresh of landscaping.
In the 5 years I have lived in Plaza 2, I have seen
very little routine maintenance. Routine
maintenance would go a long way to improve
the living experience.

The elevators need to be attended to. The area


in and around the elevators needs some TLC in
a big way. Renovating/updating that area
would be so nice for us here as well as for our
guests. For example, the area around the
elevator is marred and scratched. Better
lighting in that area would be nice, too. I am
happy to make some recommendations.

The graciousness of Plaza II has always been


important from the front door entry, lobby and
hallways, to the over-all sense of an elegant
"home". NO contemporary decor (Please).

maintenance were allowed to help with simple, quick tasks like laying down
a new area rug or installing outside patio flower boxes or watering plants
while residents were on vacation. The current policy is that residents must

middle class buyer and second home owner wanting a more traditional feel
high-rise property at a good price. We do not support raising HOAs for

Arts. As well, you can pre purchase at the Four Seasons.

elegance and graciousness. The carpeting is
awful; a mistake when it was replaced a few
years ago with very poor quality that clashes with

changing the carpeting again would only add

few residents felt the original carpeting needed
to be replaced and certainly not with basic
taupe/white Middle Eastern design. Of course,
that "carpet" was chosen when a decision was
made to repaint the walls taupe......another
unnecessary expense.
Pool area could use cushions on all chairs to
update the area quickly. Gym 2 needs to be
improved to match gym 1.
Renovating elevator area. Get a new door that
enters into that area. The one we have is really
worn and old. It doesn't fit the lobby well.

participate in the meetings. Perhaps,
this building may need to have a person
that gathers people together? I get a
feeling that Cat , et al, are not wanting
people to get together. Other friends of
mine live in high rises in Dallas that offer
unity. I wish I could say that about our
building. It makes me wonder that
there is a reason.. either that, or it is
true complacency.
I often feel like updating and other
changes are made by owners rather
than professionals. Major decisions and
expenditures should involve
professional consultants. We are all
owners - not professional building
managers, architects, designers, etc. By
planning ahead and engaging
appropriate professionals, I think we
improve the living experience. It seems
like FRS should be assisting in these
issues as well under our direction.

I think the HOA should consider


reapportioning the parking spaces. One
bedrooms get 2 parking spaces, 2
bedrooms get 2 parking spaces, and 3
bedrooms get 2 parking spaces. That is
great if you have a one bedroom, but is
not fair if you own a 3 bedroom and the
HOA wants to charge $30 per month if
you need a third space. Not very well
thought out since there are a significant
number of spaces "owned" by the HOA
that never get used.

In 2 years, this is first attempt to


determine use of facilities... shame!
It is a beautiful property I hope we all
want to enhance and enjoy. I’d like to
know my neighbors better. Wish we
had more socials or made more use of
the Conservatory for fun lectures or
sports watching parties or book clubs or
anything. Facility sits empty

Keep it updated but don’t cheapen the


common areas in Plaza 2 .

Raising the HOA is a problem. My family


lived at the ritz for a long time whoever
wants to live in a hotel should go there.
Plaza 1 residents do not have the same
views. Please do not increase our HOA.

survey questions are general in nature

without more details, however, this can
be a good starting point for what
direction we'd like to see us head.
There is a limit to our budgetary means
which means prioritizing the areas we
can address. Without a doubt, Plaza II is
under-represented on the Board.

The Plaza II lobby needs updating.


The wording in much of this survey is
biased and somewhat combative. I'm
actually offended by the focus here. I
am concerned that this is going to
create competition between building
and distrust amongst neighbors. My
biggest concern from a building
perspective is the structural integrity of
the facilities. Yes, marketability is
important but this is an older building
(compared to those referenced
throughout this survey) and systems are
aging. Our board members serve as
volunteers and our management
company has done a great job.
Rosewood was a horrible management
company and we pay substantially less
with FSR.

This is a beautiful property. There is


always room for improvements, but we
are not for making it like a hotel. It is our
home. We also want to stress the
people that work here are what make
Plaza One and Two special. They are
worth every dollar we pay them.

This may be the most unprofessional


survey I have ever seen. It is unfortunate
that a few people who are unhappy are
creating such divisiveness and hostility
among the residents. I am very pleased
with the Plaza and if I wasn't I would
look to move.

This survey is divisive and


unprofessional. I purchased my home
here because I like the staff, location,
service and overall environment. I
would suggest that there are many
other buildings in the DFW area that
would better suit your needs and
expectations. Please don’t push your
ideas on everyone and ruin what many
of us believe is a great place to live.
We are happy to call the Plaza our
home. This survey is very relevant and I
believe we should be asking ourselves
these questions annually in order to
keep the amenities and appearance of
our building up to date. Always making
improvements in our environment will
make for a better spot to call home!

What percent of total operating expense


are allocated to P1 and P2.

You can't make this a contemporary


building; it is traditional, and the target
market is not 3 somethings. Basic
marketing means you look at your target
market; much of the expenditures are a
waste. What do the proponents of this
survey think the target market is? If you
can't answer that question you are
wasting your time.

This is unprofessional/biased/ way too


long.
