ECONOMIC & SOCIALIZED HOUSING LAW
Affordable housing units to average and low-income earners – 30% of Gross Family Income as determined by NEDA
(National Economic and Development Authority)
BP 220 is different from the following:
PD 957 – Subdivision & Condominium Buyers’ Protective Decree
PD 1216 – Defining Open Spaces in Residential Subdivisions
PD 1096 – National Building Code of the Philippines
RA 9514 National Fire Code of the Philippines (PD 1185 – Old)

DEFINITION OF KEY TERMS
SOCIALIZED HOUSING
Housing project undertaken by the government for the underprivileged and homeless citizens
BLOCK
Parcel of land bounded on the sides by streets; occupied by or intended for buildings
SHELL HOUSE
Habitable dwelling unit which includes:
Exterior Walls, Floor, Openings for Doors & Windows, Plumbing Fixtures, Electrical Wires, and Roof
COMPLETE HOUSE
Shell House + all windows and doors and partition walls
ALLEY
Intended to break a block; must not be used as access to a property; 2m wide
PATHWALK
Provides pedestrian access to a property; may be used as property access for socialized housing only; 3m wide
Maximum Length = 60 meters
LOFT
A partial, intermediate floor in any storey or room of a residential unit
w/ an area of 1/2 of the area of the room or space in which it is located
Minimum Ceiling Height = 1.80 meters

SUBDIVISION DESIGN

PLANNING CONSIDERATIONS
 Avoid areas subject to flooding and other hazards
 Preserve trees with diameter of 200 mm or greater
 Follow easement requirements set by other codes
 Provide major streets with extensions for future connections
