DEED OF TRANSFER
This Deed of Transfer is made this _____________ day of ___________ 2022
BETWEEN: MR. FRANK OKUNBOR of Room 21, House No. 4, Omolaja
Close, Akobo Housing Estate, Ibadan, Oyo State of Nigeria (hereinafter
referred to as “THE TRANSFEROR” which expression shall where the
context so admits include his heirs, Executors, administrators, legal and
personal representatives, successors-in-title and assigns) of the One Part,
AND JOSEPH OKUNBOR JNR. AND MERCY OSARIEME PEDRO (NEE
OKUNBOR) both of No. 21, Ademola Adetokunbo Crescent GRA, Ibara,
Housing Estate, Adjacent Mercy Land Group of Schools, Abeokuta Ogun
State of Nigeria (herein referred to as “THE TRANSFEREES” which the
expression shall where the context so admits include their heirs, Executors,
Administrators, legal and personal representatives, successors-in-title and
assigns) of the Other Part.

WHEREAS

1. The property intended to be transferred is a 4 bedroom duplex house


no. 6a, situate, lying and being at post service housing estate, Kubwa,
Abuja, Nigeria.
2. The property was originally allocated to Late Major General JA
Okunbor by the Nigerian Army Post-Service Housing development.
3. By virtue of post-service housing development letter dated 31st
January 2022, the property was reallocated to the Transferor, Mr.
Frank Okunbor.
4. By mutual agreement the transferor has agreed to transfer the said
property mention above to the transferees and the transferees have
agreed to accept same.
5. The mutual agreement between both parties has led to this written
agreement.

NOW THIS DEED OF TRANSFER WITNESSETH AS FOLLOW:


That pursuant to the Agreement without any consideration attached thereto,
the Transferor as Bonafide and Beneficial Owner hereby CONVEY AND
TRANSFER the legal ownership and indeed DEMISE unto and to the use of
the TRANSFEREES all that property COMPRISES OF A 4 BEDROOM
DUPLEX HOUSE NO. 6A, SITUATE, LYING AND BEING AT POST
SERVICE HOUSING ESTATE, KUBWA, ABUJA, NIGERIA.

TO HOLD the same UNTO and to the USE of the TRANSFEREES absolutely
free from any encumbrances whatsoever.
The TRANSFEROR covenant and undertakes to indemnify the
TRANSFEREES against any loss, expenses, liabilities from rival claimants
and damages that may be incurred or suffered by the TRANSFEREES
arising from any defect in the title of the TRANSFEROR.

The TRANSFEREES shall have absolute right and privilege to take full
possession of the property.

AS WITNESS WHEREOF the parties have set their hands the day and
year first above written.
