SCOPE OF WORKS

OWNER : First Assembly of God High School

SUBJECT : Construction of a Proposed Annex

1. SCOPE OF WORK

Risk Assessment Analysis


 Contractor shall analyze the potential hazards in the site clearance or
demolition works if any, and prepare a list remedial measures to
counter them
 The analysis remedial measures shall be discussed with the project
owner before the project begins.

Barricading
 Contractor has to use the corrugated sheets (0.5mm) or wooden
structures made of mat with approximately 8 feet length as approve
by the project owner.

Demolition / Site clearance


 Contractor has to demolish/clear the existing tent/grasses, and
other structures according to the demolition plan. All the excavated
areas are supposed to be filled with the clean soft soil, compacted
and leveled.
 Contractor shall remove all the debris on a daily basis or depending
upon the volume of the debris so that it should pose any safety
hazard to the workers or people around.
 Contractor shall restrict the demolition/site clearance works to
working hours only that is up to 1700 hrs. Daily from Monday to
Saturday. No work shall be carried out on Sundays except for the
removal of the demolition material if feasible.

2. PROJECT SCHEDULE
 Contractor shall submit a baseline schedule indicating all activities
daily and week wise for construction reference and tracking the
project progress before commencement of any work.

3. SITE PREPARATION
 Before work is initiated, the crew shall identify the limits of work;
establish work zones, barricades, and signage, if needed. Work zones
shall be clearly demarcated and areas for staging and stockpiling
contaminated and non – contaminated soil shall be identified.
 First Assembly of God High School (FAOGHS) has to make her own
arrangements for storage and security of the materials on site. The
contractor, under no circumstances, will be responsible for any
misplacement of the material / tools from the site.
4. WORKING HOURS
 The contractor shall provide a copy of the timeline for the demolition
process to the EIC. Working days shall be Monday to Saturday every week
from 630 hrs. To 1830 hrs. Each day. Actual construction work hours shall
be coordinated by the EIC. The EIC may, upon request and if
circumstances permit, approve late hours and / or work on Saturdays,
holidays. There shall be no cost incurred to First Assembly Of God High
School for any additional time provided to the contractor upon his
request. A minimum of 24 hours advance notice of intent to request
other hours shall be given to the contracting officer.

5. GENERAL
 All workers on the work site must wear shoes. No worker with flip flops
will be allowed to work at the site
 All the workers should wear full clothes. No half pants and other non –
appropriate clothing will be accepted.
 Trace accumulated on the site should be removed at a regular interval so
that it should not pose any trip hazard.
 Workers exposed to hazard created by different works environment shall
be protected by personal protective equipment (PPE). Appropriate
protective clothing for any operation varies with the size, nature and
location of work to be performed.
 In extreme hot conditions, cold drinking water must be made available to
the workers and working duration exposed conditions should be schedule
accordingly.
 It is the responsibility of the contractor to made available all PPE
(personal protective equipment) as per the requirement of the work site
and as directed by the EIC. Any accident due to negligence on the part of
the contractor will be entirely contractor’s responsibility not the school.

THE CONSTRUCTION WORKS

Construct an Annex for First Assembly Of God High School in Pleebo City, Sodoken District of
Maryland County as indicated on the owner’s site plan. The unit shall be constructed to
engineer’s specified specifications, the foundation, footings structural reinforcement shall
comply to standards as to accommodate for the geographical / natural slope of the site. All
structures must be constructed to the exact specification as indicated and plans provided by
First Assembly Of God High School.

 The Annex
 The Auditorium
 Offices for administrative staff
 The Teachers’ lunch
 The 3 – class rooms capacity
 The cafeteria
 The storage section
 The toilet facilities
 The double stairs
 The hall way

FOUNDATION AND FOOTING WALLS


Substructure and Foundation - concrete works (columns, grade beams, slabs, footings,
foundation wall footing (6'' thk), columns footing. Tie beams, steels and formworks. Using
1:1.5:2.5 concrete mix for foundation footings and blinding, upper slabs columns, lintels and
beams, Using 1:1.5:2.5 concrete mix for basement slab 4'' thickness; See drawing for
foundation details; Note; foundation column 10'' x 10''; beam 8'' x 9''; elevation columns 10''
x 10'' and beam 8'' x 16'' slab 6''

 The foundation, footing walls shall be constructed per the approved engineering
drawings / and standards
 Construct foundation with 8’’ non hallow blocks
 Foundation slab/wall footings/blinding shall be 6’’ thick
 Foundation column footings shall be 4’-11 x 4’-11’’ x 16’’
 Construct a beam immediate after the wall blinding before the laying of bricks
 The foundation wall shall be designed to support lateral earth pressure from the soil and
surcharge from the access way along the wall. The foundation wall shall also support all
reactions from the superstructure.

CONCRETE WORK
 All concrete work throughout the construction project shall be 1:1.5:2.5 mix as a
standard

SUPERSTRUCTURE WORKS – GROUND AND BASEMENT LEVEL


Superstructure - wall elevation - (8'' unhallowed blocks walls construction for foundation and
basement, 6'' blocks walls construction from ground floor and internal walls, 8'' x 16'' Honey
comb blocks for outdoor walkway (class rooms) and ventilation

 Construct column 10’’ x 10’’ finished with 6 pcs of 16mm diameter reinforced bar and
8mm diameter rod as stirrups at 10’’ on center. See drawing for details
 Construct beam 8’’ x 16’’ with 6 pcs of 16mm diameter rod and 8mm diameter rod as
stirrups at 10’’ on center excluding slab. See drawings for details
 Construct block wall with 8’’ unhallowed block at basement and footing level
 Construct block wall with 6’’ CMU hallow block from ground to roof level
 Construct reinforced mass concrete floor slab with 4’’ thickness and 8mm diameter mat
6’’ o/c

ROOFING WORKS
Roofing work - 28 Gauge Aluminum roofing sheet with minimum 5'' end laps - Approved Equal.
Guarter laps (measure net) fixed to timbers and purlins (measure separately) at every third
corrugation in the center of sheets and at every second corrugation at end, laps with roofing
screws and plastic washier or roofing felt. Swan hardwood treated with minimum two coast of
used carboline completed with nails, applying all zinc nails with washier and apply roofing
cement upon completion. All timbers should be produced from Kosia or its equivalent

 See roof plan details and construct according to the BOQ under roofing for more details
 The length of the overhang/eve shall be 3’ minimum and 4’ maximum
 The building frame/wall plat shall be plumb in – line to the specified spacing by the
manufacturer’s drawing. All wall plat shall be made from timbers of 2’’ x 6’’ x 14’ kosia
 Purlins and trusses shall be plumb to the spacing specified by the manufacturer’s
specifications. Purlins shall be 2’’ x 2’’ x 14’ kosia, and truss member/rafters shall be
made from timbers of 2’’ x 4’’ x 14’ kosia
 Roofing sheeting shall be 28 gauge Alu – zinc roofing materials including nails
 Purlins shall be placed at 3’ on center
 Rafters shall be placed at 4’ on center
 Facial boards shall be made from timber of 1’’ x 10’’ x 14’ and well dressed

PLASTERING WORKS
 Plastering shall be 1’’ thickness apply with smooth river sand free of all vegetation or
foreign materials on all wall surfaces including existing foundation
 Over hang plastering shall be taken into consideration for all slabs/upper level

CEILING WORKS
 Plastered concrete ceiling shall be used in basement floor and painted with enamel
paint
 All offices shall be covered with ¼’’ x 2’’ x 14’ covered strips
 Ceiling joist shall be 2’ x 4’ with different arrangement at specific locations

WINDOWS
 Frames shall be installed in accordance with plans and shop drawings in a rigid
substantial manner and shall be weather tight, waterproof, square, plumb and level

DOORS
General Doors. Fixed panel over doors made of 4'' x 1'' tongued and grooved boards on 4'' x 2''
ledges and braces fixed to 4'' x 2'' frame, including one pair of 12'' galvanized steel ''T'' hinges
and 1 No 6'' pad bolt and approved lack with minimum of 3 keys. Fixed panel over door of 3 No
4'' x 1'' board fixed to frame with equal gaps.
Doors - Panel - & Plywood - all doors shall be finished products prior to installation. All timbers
for wooden doors should be produced from lovoa.

 Frames and doors shall be installed in accordance with plans and shop drawings in a
rigid substantial manner and shall be waterproof, weather tight, square, plumb and
level
 All interior and exterior doors shall be flush type, 3’ x 7’ x 1¾’’ solid rubber wood door
with no more than 3/32’’ clearance from frame.

ELECTRICAL WORKS
All electrical wires are AWG or approved equal. Allow for the complete electrical services
including site reticulation, cabling, wiring, ducting, and accessories, conduits, trenches, cable
pits, power outlets, light fittings, earthling system and switchboards, fluorescent or energy
saving bulbs in and around the building and the provision of electrical wires that is required to
run the entire building all in accordance with the specifications.

PAINTING WORKS
Interior and exterior finishes. Prepare prime and apply minimum two coats of emulsion paint
on ceiling panels including cover strips. Apply a single light coat of lime stone on rendered walls
and apply normal oil paint color only upon inspection and approved by Engineer in charge. Stain
hardwood doors shutters and frames with coats of approved dark brown wood varnish.
Ensuring all spilled paint must be properly removed for normal fitting. Use Irish cream oil paint
for all interior sections and exterior upper section sky yellow. Use blue oil paint for exterior
lower section.

INSPECTION
 Clear site of all debris and hazardous materials
 Finished the final site grading / leveling
 Substantial completion inspection shall be performed to notify the contractor of a
punch – list to be corrected before final inspection can be conducted
