DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

ANASTACIA CORTEZ, Filipino citizen, single, of legal age, with residence and postal
address at Brgy. Daniw, Liliw, Laguna, hereinafter referred to as the VENDOR.

and

Sps. JUNICO T. VISAYA and JADE MARIE M. TORRALBA-VISAYA, both Filipino


citizens, both of legal ages, with residence and postal address at Block 7 Lot 4 Bogor St., Bali,
The Mansions, South Forbes, Brgy. Inchican, Silang Cavite, hereinafter referred to as the
VENDEES.

That I am the registered and lawful owner of a parcel of land situated at Brgy. Dagatan,
Liliw, Laguna, more fully described as follows:

TAX DECLARATION NO. 10-0015-00067

“A parcel of land designated as Lot No.7866 covered by Tax Declaration


No. 10-0015-00067. Bounded on the North by Victor Cortez; on the South by
Lorenzo Fuentes; on the West by Pedro Dorado; and on the East by Eulogio
Cortez….. Containing an area of SIX THOUSAND TWO HUNDRED FIFTY-
FOUR SQUARE METERS (6,254), more or less.”

THAT FOR AND IN CONSIDERATION of the total amount of EIGHT HUNDRED


THOUSAND PESOS (P800,000.00), Philippine currency, receipt hereby acknowledged to
have received from Sps. Junico T. Visayas and Jade Marie M. Torralba-Visaya, I therefore
hereby SELL, TRANSFER AND CONVEY by way of Absolute Sale unto said VENDEES, their
heirs and assigns the above-described parcel of land.

That I hereby warrant my peaceful possession and ownership over the said parcel of
land with full rights to dispose the same, free from all liens and encumbrances.

This pertains to the sale of a parcel of land which is not registered in accordance with
the Spanish Mortgage Law or the Land Registration Act (Act 496) and hence, the parties have
agreed to register this instrument under the provisions of Sec. 194 of the Revised
Administrative Code, as amended by Act No. 3344.

That I also hereby declare that I have complied the provisions of Articles 1621 to 1623 of
the New Civil Code regarding notices to adjoining landowners and none of them had opted to
purchase the above-described property.

witnesses on each and every page thereof.
