SCOPE OF WORK

The scope of works for the Design of Industrial facility is given below:
 Architectural Design Service.
 Structure & Civil Engineering Design Service.
 Mechanical, Electrical and Plumbing (MEP) Design Service

Huntsman to provide details: Upon signing the service agreement, the client shall provide CAD site surveys, site
context plan, finalized schedule of accommodation (SOA), population, visitor number and operational brief before
commencement of services.

Architectural Design

I. Concept Design

 Site Analysis & Design Intents study (Workshop with client team)
 Study on surrounding Infrastructure and Land Use plan
 Proposed Site level Activity Zoning Plan
 Proposed Site level Amenities Location Plan
 Proposed Plan for Parking, Vehicular circulation,
 Open Space and Pedestrian Circulation
 Proposed Form and Massing Details, with depiction of the overall architectural vocabulary
 Concept Architectural Layout Plan and drawings
 Intent Architectural Materials and Finishes
 Sustainability Concepts
 Conceptual Statement of Areas
 Landscape structures and landscape features design intent
 Planting strategy design.
 Hardscape and Softscape Strategy and intent materials.

II. Schematic Design

 Finalizing conceptual design to enable preparation of complete Schematic/ design development drawings
 Identifying all relevant Standards, Code of Practices and Local Government regulations, which will be
required to complete the design
 Developing schematic design as appropriate to enable all designers/vendors to commence the detail
design
 Coordination with all the engineering discipline

III. Statutory approval drawings and documents

 Preparing statutory approval drawings and details in compliance with all local building codes, regulations,
and construction guidelines
 Preparing all the relevant documents for obtaining approval from all relevant Authorities

IV. Design Development and Tender drawings

 Preparing all the relevant details and design drawings as appropriate to enable Tendering/ contracting
process and to enable vendors/ specific consultant to commence detail design/ work.
 Preparing detailed bill of quantity and technical specifications as per the tender drawings/design intent
with recommended make/brands.

V. GFC (Good for Construction) Stage

 Provide Final Good for Construction Drawings with stamps and signature.
 Providing clarification/advice in resolving design related problems.

Civil & Structural Engineering Design Services

I. Concept Design

 Study on feasible structure systems for the proposed architecture design


 Concept sketch of the proposed structural system.

II. Schematic Design

 - Studying feasible structure systems for the proposed architecture design


 - Sketch of the proposed structural system.
 Finalizing conceptual design to enable preparation of complete design development drawings.
 Identifying all relevant Standards, Code of Practices and Local Government regulations required to
complete the design (according to BNBC).
 Developing schematic design as appropriate to commence the detail design.
 Updating and finalize the structural scheme/system according to requirements of the Client, local
authorities, and Architect.
 Preparing structure general arrangement system.
 Basic coordination with all the engineering discipline.
 Drawings for site level civil works like roads, drains etc.
 Preparing Design Basis Reports (DBR).

III. Statutory approval drawings and documents

 Providing all the relevant detailed design inputs for obtaining approval from all relevant Authorities.
 Preparing all the relevant documents for obtaining approval from all relevant Authorities

IV. Tender drawings

 Analysing structure system for its stability according to the requirements of the Client, local
regulatory bodies & authorities, and Architect.
 Drawings for site level civil works like roads, drains etc.
 Preparing all the relevant details and design drawings as appropriate to enable Tendering/
contracting process and to enable vendors/ specialized consultant to commence detail design/work.
 Preparing detailed bill of quantity and technical specifications as per the tender drawings/ design
intent with recommended make/brands.

V. GFC Stage

 Provide Final Good for Construction Drawings with stamp and signature.
 Provide Detail Structural Reinforcement Drawings to enable construction.
 Providing clarification/advice in resolving design related problems.

Mechanical, Electrical & Plumbing Engineering Design Service

I. Concept Design

 Study on various MEP strategy systems.


 Conceptual cooling load and power demand calculation.
 Conceptual schematic diagrams at building/site level design
 Conceptual distribution system.

II. Schematic Design

 Finalizing conceptual design to enable the preparation of complete design development


drawings.
 Identifying all relevant Standards, Code of Practices and Local Government regulations, which
will be required to complete the design (according to BNBC).
 To develop from the approved conceptual design into full system schematics for the various MEP
systems such as:
 Electrical & Lightning protection and Earthing system.
 Telecommunication system/ IT [Data & Voice] (Only building spine/Passive system)
 ACMV airflow and piping systems.
 Fire Detection, Alarm & public address system.
 Fire protection system.
 Building Management System [only back-end]
 Landscape Water Reticulation System
 Back-up Power System
 Plumbing and sanitary system
 Storm Water Drainage System
 Water storage and distribution System
 Rainwater harvesting system
 Master Antenna for satellite TV
 Making basic coordination with all the engineering disciplines.
 Preparing Design Basis Reports (DBR).
III. Statutory approval drawings

 Providing all the relevant detailed design drawings for obtaining approval from all relevant
Authorities as required.
 Preparing all the relevant documents for obtaining approval from all relevant Authorities

IV. Tender drawings

 Coordinating on the detail routing of MEP services and layout of fittings and equipment
 Preparing all the relevant details and design drawings as appropriate to enable Tendering/
 contracting process and to enable vendors/ specialized consultant to commence detail
 design/work
 Preparing detailed bill of quantity and technical specifications as per local codes and standard
 engineering practices with recommended make/brands.
 Preparing type/ list/schedule of equipment

V. GFC Stage

 Provide Final Good for Construction Drawings with stamp and signature.
 Providing clarification/advice in resolving design related problems.

Initial Environmental Examination (IEE), Environmental Impact Assessment (EIA) and Environmental
Management Plan (EMP) – Optional

 Initial Environmental Examination (IEE)


 Terms of Reference (ToR) for the EIA
 Environmental Impact Assessment (EIA) including Environmental Management Plans
 The consultant will conduct these studies following guidelines of the Environment Conservation Rules,
1997 and Environment Conservation Act 1995.

Technical Evaluation of Vendors - Optional


 Collection of Technical Proposal as per the BOQ and the Specification
 Evaluation of Technical Proposal by the Vendors
 For each discipline minimum three vendors
 Technical comparison with technical rating
