    SPOTSWOOD Top Ten Complaints Drainage Issues

    Developer Response and Possible Solutions The Spotswood Property is a low point for this section of the neighborhood. It catches water from a large area including the medical parking lot that is directly adjacent. New development on this site would be responsible for capturing drainage. In an older city with aging infrastructure, it is normal to have some issues. All laterals on site will remain undisturbed and any connection from this site would occur down the line from houses on Houston. An active cemetery or more medical offices will most likely have a negative impact of property values for the area. Areas surrounding our cottage developments have seen an increase in assessed values even during this economic downturn. All external areas of Cottage Communities are maintained by the Homeowners Association. Rules of development enforced by the groupbetter protection than standard single family home. Updated design has reduced overall number of cottages and is consistent with the existing area in terms of density and size of units. Transition needed from hospital to neighborhood. Cottage communities are a proven housing type that appeals to a different market sector than what is currently listed in Lexington. Smaller units with modern amenities and low maintenance lifestyle. Traffic for Medical Offices will be 10 times greater. Off-Street parking will be provided for each new unit and the location encourages walking to Downtown Lexington. Housing units already exist in close proximity to Hospital Heliport. Charlottesville Cottages in close proximity with UVA Hospital. No safety problems or issues with the sale of units or property values. The City will address any public comment or questions regarding the cemetery. Any files are public information. Neighborhood concerns of drainage issues and rock at this site would make this a poor choice for burials. Updates to the code and review process would ensure that the same problems with the Medical Office Building do not reoccur. Any development at Spotswood would require a public process to sell the land and to review the development of the property.
