TENANCY AGREEMENT

THIS AGREEMENT OF TENANCY executed at COIMBATORE on this 19th April , 2015


between

(1) Mr. DIPANJAN SUTRADHAR, bureau of Indian Standards, Coimbatore Branch office, 44,
Balasundaram Road, 5th Floor, Kovai Towers, Coimbatore – 641018
(2) Mr.M.Easwaran , s/o ,R, Murugesseas ,No, 40 ,residing at No. Lakshmimills Labor colony ,
P.N.Palayam, Coimbatore 641037 hereinafter to as the TENANT of the OTHER PART

NOW THIS DEED OF TENANCY WITNESSETH AS FOLLOWS:


WHEREAS Mr.DIPANJAN SUTRADHAR ,the landlord is the absolute owner of the building set
out and described in the schedule hereunder, hereinafter referred to the “ DEMISED
PREMISES “ and whereas the Landlord has got the power and right to let out the same .
WHEREAS the said tenant required the demised premises for business and offered to take the
same on the rental basis for period of Eleven months as on from 19.04.2015

NOW TI IS decided by both the parties to have the terms and condition of the tenancy in
writing, it is mutually agreed by the parties to have the following terms and conditions .

TERMS AND CONDITIONS


1. In consideration of the tenant agreeing to pay the monthly rent of 8,500/- (Rupees Eight
thousand only) and maintenance 500/- (Rupees five hundred only) the Landlord agrees to
let-out the premises, to the tenant the tenant shall pay service tax or other such levies
on rent at such rate as may prevalent at the point of time .
2. The Tenant has paid a Sum of Rs 50,000/- (Rupees fifty thousand only )to the landlord as
advance for letting out the building premises ,he receipt of which sum the landlord
hereby admits and acknowledge. The advance shall not carry any interest and shall be
refundable to the tenant at the time of safe delivery at vacant passion of the demised
premises or shall be adjusted towards rental dues at the time of termination the
tenancy.
3. The Tenant agrees to pay the rent on or before 5th of every succeeding English calendar
month under receipt only. The tenant shall pay directly the electricity charges throughout
period of tenancy including any other taxes relating to their business.
4. The landlord shall pay the property tax and urban land tax livable if any in respect of the
demised premises.
5. The tenant shall not sublet the demises premises.
6. The tenancy shall be for a period of 11 months from 19.04.2015 .The tenancy may be
extended for further periods of both the parties agree to the same
7. The Tenant agrees to keep the demises premises in good and sound condition. further
the tenant agrees not to carry out any major repair or any type of constructions or
structural alteration without the consent of the landlord in writing.
8. During the subsistence of the tenancy ,If the tenant wants to terminate the tenancy, it
has to give three months advance notice in writing to the landlord, in such circumstances
the landlord has to repay the rent advance paid by the tenant and take passions of the
demises premises.
9. Rent will be revised by adding 5% to the rent in every completion of eleven months.

IN WITNESS WHEREOF the parties here onward heave set and subscribe their hands, the
day ,the month and the year first have written

SHEDULE
Building measuring 700 sq. ft with RCC Roofings at door No. 62, Lakshmimills
colony ,P.N.Palayam. Coimbatore – 641037 with all electrical fitting with service connection No
.The building is situated within the registration district of Coimbatore.
