This newsletter is being distributed to all residents of The Retreat at Twin Lakes (RTL).

We want all residents to be both informed and involved so we can keep our community as clean and problem-free as possible.

You can get in touch with the RTL Board by contacting Kent Taylor at Leland Management. The RTL HOA Board will meet the third Tuesday of each month at 7:00PM in the Clubhouse. HOA meetings are open to all homeowners and residents who wish to attend.

NEWS

Gutters will be installed on the new buildings in

Hiring Sanford Police OfficersThe Board will

begin hiring Sanford Police Officers again in July to patrol the community several times a month and enforce

the RTL speed limit and other HOA policies, including parking rules, such as no parking in the grass or on the yellow-painted curbs. Additionally, Sanford PD is able to enter our community and ticket speeders at any time. The posted speed limit for the community is 15 mph, so, please take note, watch your speed, and be advised of all HOA policies.

Gate Issues
The HOA has had to pay for costly repairs to the gates twice in one week. If you see kids jumping or hanging on the gate or witness a car hitting the gate, please report this to Kent Taylor at Leland Management at: 407-781-1181 or ktaylor@lelandmanagement.com.

To view or print HOA governing documents or frequently used forms go to www.lelandmanagment.com. Click on the Resident Portal button and enter the requested information and the HOA information will appear. You can either view the information online or print it out.

Homeowners Insurance

Attention homeowners! Please check your homeowner insurance policies to be sure you are covered for hurricane, storm and wind damage. The HOA is responsible for repairing, replacing and maintaining roofs and exterior painting only for normal depreciation and would not cover any type of storm damage. Talk to your insurance agent to make sure you are covered.

POLICIES
Doggie Rules
Are you being a responsible pet owner and a good neighbor? Both Seminole County law and RTL Community Policies require all dog owners to keep their pets on a leash and to pick up their dogs waste. There are numerous pet waste stations throughout the neighborhood for your convenience, which are emptied weekly. Please report all ongoing offenders to Seminole County Animal Control at 407-6655110 and to Kent Taylor with Leland Management so we can keep our community clean.

Trash
Regulations require that trash containers and recycle bins are put away the day of pickup and stored out of sight. They may NOT be stored outside on driveways. Use a trash container with a lid or sturdy plastic bags that are completely closed and tied off. The use of a sturdy plastic garbage container can greatly reduce the amount of trash in our neighborhood. Garbage should not be placed by the curb before 6:00 PM the night before a collection day (Tuesdays & Fridays). Recycling is only picked up on Tuesdays. Thank you for helping keep our neighborhood clean!

Renters

Please note that you are responsible for following all RTL HOA rules and policies. You can obtain a copy of the HOA rules from this website - www.lelandmanagment.com. As a renter and a resident of this community, you are also encouraged to attend any meetings held within the community to provide your input as to how the community is being maintained. This is your home too, so please speak up if you see or hear about any problems!

Parking Rules Pool Rules


Please familiarize yourself with the rules for the swimming pool. Loud music, pets, smoking and alcohol are not allowed. Music must be played using headphones and children under the age of 15 are not permitted use of the pool unless they are accompanied by an adult and supervised continuously. Pool hours are dawn to dusk with no exceptions per the County health code. Parking in yellow-painted No Parking zones, in the grass, and in front of stop signs are not allowed. Violators will receive a warning notice on their vehicle marked with the specific violation. Anyone continuing to violate parking rules will receive a tow notice. A tow notice is a 24-hour warning to correct your violation before your car will be towed. Any vehicle blocking a fire hydrant will be towed without warning. Long-term and overnight parking of commercial vehicles is prohibited at all times.

Clubhouse Rental Policy


If you are interested in renting the clubhouse for a private event, here is what you need to know: A rental agreement must be submitted 14 days in advance. The rental fee of $150.00 for 4 hours is non-refundable. A refundable $200.00 security deposit is required. The HOA will hire an off duty police officer for the event. The rental is for the clubhouse only, not the pool area. No alcoholic beverages are permitted at any time. The maximum number of guests is 25. Star Spangled Sanford
The City of Sanford is putting on a free fireworks show Monday, July 4, 2011 from 5-10pm in Fort Mellon Park and along the River Walk. Enjoy food, games, music and the Splash Pad and play area in Fort Mellon Park. Red, White and Blue Grass in Downtown Historic Sanford

The theme for Thursday, July 14ths Alive After Five event is Red, White and Blue Grass. Alive After Five is a monthly event to promote the businesses in downtown historic Sanford on the second Thursday of the month from 5-8pm. Admission is $7 and includes samples of food and beverages.

Local Farmers Markets

Lake Mary Farmers Market is every Saturday in front of Lake Mary City Hall from 9am-1:30pm. Sanford Farmers Market is in Magnolia Square on 1st Street and held every Saturday from 9am-2pm with special evening hours on Wednesdays from 5-8pm in June and July 2011.

Hurricane Season
Floridas hurricane season began June 1st. If a hurricane is approaching, be sure to remove any possessions stored outside on patios to prevent these items from getting blown around the property and causing damage during high winds. Also, please check with the City of Sanford at 407-688-5100 to ensure pick up before placing your garbage and recycling out for collection during a storm. If a hurricane is projected to hit our area, a member of the HOA will disable both gates and tie them down with rope to prevent any damage, so dont be alarmed if you see this occur. Here is a quick & practical checklist for hurricane kit items to keep in your home: sandbags, instant cell charger, overnight clothes, extra cash, generator, batteries, flash lights, battery operated radio/television/fans, bottled water, toilet paper, non-perishable foods such as cereal or crackers, canned goods, nutrition drinks, can opener, a small cooler, ice, candles, plastic utensils, paper plates/bowls/cups, gas powered grill or burner, prescription medicines and any over-the-counter remedies you use regularly; and if you have small children- diapers, baby wipes, formula, baby food, extra food & supplies for your pets. In case you didnt know, Bentley Elementary School has been designated as an emergency shelter for those with special needs and with pets, though pets must be in crates.

Thank you to our neighbors who came out for the pool social on June 18, 2011. Our next planned event will be a Community Garage Sale in October 2011. Additional socials are in the works, so watch for flyers to be posted by the mailboxes.

Neighborhood Watch

The Neighborhood Watch is open to all residents. We are looking for additional members who live throughout the community to serve as Block Captains, so we hope to see you at future meetings! Meetings are held the third Tuesday of each month at 6:30PM in the clubhouse, 30 minutes prior to the scheduled HOA Board meetings. Please keep your eyes open. If you see something suspicious or out of place, report it! You can make an anonymous call to the Sanford PD Non-emergency # 407-688-5199 or 911 and help keep our community safe.

Architectural Review Committee (ARC)

Letters will be going out to all homeowners with ARC violations. Please be advised that the repair of driveways caving in is the homeowners responsibility, as are driveway stains. Contact the ARC for names of companies that can assist with replacing pavers. If you are considering making changes to the exterior of your townhome, including changes to the mulch or landscaping, you MUST submit the proper forms and documentation to the ARC for review and approval. All forms regarding the community policies, including the ARC forms can be found at: www.lelandmanagment.com. The ARC can be contacted at RTLARC@gmail.com. Landscaping Committee

New grass has been planted! The landscapers continue to spray the lawns monthly for weeds and chinch bugs. Residents need to continue to watch where they park to avoid damaging sprinkler heads. Any alterations to the landscaping in front of your home must be approved first by the ARC. Once the landscaping is altered, the landscapers will not touch it, so alterations must be approved first and determined to be compatible with the existing landscaping. Upkeep will then be the responsibility of the homeowner. Meet-
